Why this project is worth a look

Eight homes, two formats

Five villas sit alongside three loft residences. The intimate scale is easy to understand, although it says nothing by itself about noise, neighbours or future service charges.

About the project

Canggu Oasis is an eight-home residential project listed in SORA Immobilier’s Bali portfolio. Five of the homes are described as villas and the other three as lofts. That mix matters more than the development’s name might suggest. A detached villa and a loft-style residence need not offer the same privacy, outdoor space, maintenance responsibilities or rental appeal. SORA advertises villa configurations ranging from one to three bedrooms, but its publicly accessible project page stops short of a unit-by-unit specification. The lofts are identified as a separate part of the scheme, with no reliable published schedule of their individual floor areas or bedroom layouts.

The feature that gives the scheme its character is the advertised outlook over rice fields. For buyers who want access to the Canggu area without feeling surrounded by walls and traffic at home, that is easy to appreciate. A field view, however, is an observation about the surroundings rather than proof that adjoining land will remain undeveloped. We have not located an adjoining-parcel plan, a registered restriction or a planning decision protecting the view for each home. Even a pleasant outlook can vary between units depending on their orientation and neighbouring buildings. The sensible way to assess it is from the actual property, not from a portfolio caption.

SORA places the project in Canggu, in the Badung area of Bali, but the address stops there. No road name, land parcel or verified project pin accompanies the published listing. The coordinates displayed in the website footer identify the company’s Bali office; they are not described as the location of Canggu Oasis. Using them as a development marker would create false precision. A launch announcement from May 2025 also described the site as eight minutes from the beaches, without making the route or transport mode clear. That is an old promotional travel-time claim, not a journey measurement a purchaser should rely on.

The name itself deserves a little care. On SORA’s general portfolio page the entry is titled Canggu Oasis, whereas the dedicated /realisations/canggu page calls it Canggu Residence. The matching five-villa, three-loft composition, September 2026 delivery reference, rice-field description and Canggu setting make this one development with inconsistent public naming rather than two proven projects. There is no documented basis for splitting its lofts into another named phase. Similarly, the Oasis I–IV projects offered by another development business and individual holiday rentals with Oasis in their names should not be treated as part of this property.

A notable detail is that SORA now labels Canggu Oasis as delivered, while showing September 2026 as the handover period. The date has passed, but an operator’s portfolio status is not the same as independent proof that every building was finished, legally usable and transferred to its buyer. We did not find a dated handover certificate, a project-specific occupancy record, or an inspection document identifying the land plot. The published information supports reporting what SORA says; it does not support asserting that all eight homes are presently in lawful rental operation. An existing resale and an uncompleted purchase obligation can look similar in an online advertisement, yet they expose the buyer to different risks.

The advertised entry figure is €125,000 on SORA’s portfolio, with no identified unit attached to it. It would be tempting to assume this must be the price of one of the lofts, but the source does not say that. Equally, there is no basis for presenting it as the current price of a three-bedroom villa. At the project launch in May 2025, SORA’s founder mentioned villas from €99,000. These two figures come from different moments and potentially different product packages. Without unit numbers, tenure terms, dimensions, included furnishings and an active sale offer, the difference is not evidence of an increase in the value of a comparable home. Neither figure confirms present availability.

The original launch material also floated a co-investment entry point alongside the purchase of a whole villa. That distinction should be preserved. A person signing a property-specific lease or purchase agreement may obtain rights very different from someone subscribing to an investment vehicle that owns or finances the property. The latter may hold a company interest or a contractual claim rather than exclusive use of one villa. The publicly accessible launch post does not specify the vehicle, the rights of participants, or their position if the investment is sold or wound up. Buyers should not import the terms of one investment route into the other just because both were promoted under the Canggu Oasis name.

What foreigners can own in Indonesia turns on documented legal rights, not a shorthand such as “freehold.” Hak Milik is a land ownership right that an individual foreign buyer generally cannot register directly. Hak Pakai is a legally defined right of use, available to eligible parties under specified conditions. Hak Guna Bangunan is a building-related land right whose holder and tenure must be examined. A contractual lease offers a different set of protections and expiry rules. SORA discusses leases and Indonesian company structures in its general description of its services, but these statements do not identify the land title or purchaser’s rights for the Canggu Oasis plot. We therefore cannot assign a lease length, renewal entitlement or ownership form to the homes.

The small size of the scheme might appeal to someone who dislikes large compounds. It also makes governance more personal. Shared access routes, utility connections, drainage, security, landscaping and any communal equipment have to be paid for and maintained by someone. The available project description gives no binding schedule of common charges or explanation of how owners vote on expenses. Nor can we verify a swimming pool for every villa, a particular parking allocation, the existence of a staffed reception or the exact rental-management fee. None of these features should be created from assumptions about what a Bali villa development normally includes.

There is a separate question about rental use. A home can be suitable for personal stays without automatically being licensed for short-term guest accommodation. Indonesian processes distinguish the building approval known as PBG from the SLF certificate used to establish that a building is fit for its approved use. Land-use compatibility and the actual operator’s business authorisations are additional issues. We found no public PBG, SLF or parcel-linked zoning decision for Canggu Oasis. That leaves nightly-rental legality unverified, not necessarily prohibited. Revenue projections, occupancy percentages and assurances of hands-off management would be unreliable without the approved operating model and a complete cost schedule.

The useful conclusion is fairly specific. Canggu Oasis is identifiable as a small SORA-branded development, with a published inventory of eight homes and a stated September 2026 delivery date. It is not sufficiently documented in public to treat an asking-price headline as a purchasable asset with known title, dimensions and operating permissions. Before any commitment, a purchaser needs a numbered home, a site location that can be visited or mapped, evidence of the underlying land rights, the proposed agreement and the current completion and operating records. Those documents will determine whether the property suits personal occupation, a professionally run rental business or neither.

Best for: Buyers interested in a small residential setting rather than a large serviced tower, with both villa and loft-style accommodation in the same scheme.; People seeking an occasional or longer-term Canggu home who can inspect the particular street, floor plan and current physical condition before purchase.; Purchasers willing to evaluate a possible completed-home resale through actual title, handover and operating documents rather than promotional performance forecasts.; Buyers who require a fully public, parcel-specific title trail and a firm, available-unit quotation before even opening a discussion.; Investors expecting legally assured nightly rental income, a fixed yield or automatic renewal of tenure on the strength of marketing alone.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • No parcel address, verified road or project coordinates were found. The coordinates shown by SORA relate to its office and have not been assigned to the homes. SORA reports a September 2026 delivery, but individual handover evidence and plot-specific PBG/SLF records were not reviewed; actual occupancy readiness is not independently established. The underlying land-title chain, buyer tenure, contracting legal entity and available-unit register are unpublished. The €125,000 portfolio headline is not a verified offer for a named home.
