Projects and buyer context
An apartment tied to a hotel rental programme is not interchangeable with a villa bought for personal use. The Tamora is marketed with a pooled rental arrangement, which makes the management agreement, deductions, owner-stay rules and exit provisions as significant as the unit itself. The developer's description of effortless net returns should not be read as a verified cash-flow forecast.
Nava Villa is a different proposition: the company's project page describes a furnished three-bedroom villa with a private pool and labels its ownership as “Freehold”. That label cannot establish a foreign individual's eligibility for Indonesian Hak Milik land title. Commercial space raises a separate set of questions about permitted use and lease terms. No dependable current asking-price schedule or independently audited net-yield figures were established from the sources reviewed.
Berawa, within Canggu in Badung Regency, is the centre of the group's better-documented early work. It is an active mix of accommodation, dining, shops and private homes. That setting may suit someone seeking a hotel-style property, while a buyer looking for a quiet residence may want to inspect the street at different times and understand any commercial activity in the same building.
The names can also be misleading. Nava Villa is identified with Berawa; Nava Tamora is a separate 19-villa scheme in Babakan, Canggu. The group's 2025 residential groundbreaking in Padang-Padang points to a presence farther south, but a portfolio location or launch announcement is not a substitute for checking the construction and legal status of the specific site.
