Projects and buyer context
The product mix stretches well beyond a single price bracket, although the reviewed developer pages do not establish a reliable current price schedule. At 11-11, the project’s own website presents eight one- and two-bedroom residences with private pools and access to shared wellness facilities. Anyone attracted by that service-heavy model should ask how the membership, common-area charges and operating rules will work once the development is occupied.
Waits Estates speaks to a different buyer: someone seeking a multi-bedroom home in a guarded villa estate. The marketing includes pools, a padel court, gym and yoga facilities. The practical question is whether those amenities are delivered and funded by enforceable estate arrangements, rather than simply shown on a sales page. The developer directs visitors to enquire for villa prices instead of publishing a stable price list.
Signature Waits Estates is presented as a substantial stand-alone residence. It should not be compared with 11-11 on a simple cost-per-unit basis. None of the materials reviewed supplies independently supported rental returns, net operating costs or resale assumptions for these developments.
The portfolio is concentrated in southern Bali, particularly Uluwatu and Pecatu, rather than spread across the island. Even within that relatively focused area, the properties occupy different settings. The 11-11 project site places it close to Padang Padang Beach; the Waits properties are promoted in relation to the Nyang Nyang side of Uluwatu. A shared district name therefore says little about the actual approach road, neighbouring development or daily travel pattern.
For a cliff-area villa, views should be assessed from the actual plot and unit. For 11-11, the separation between residential rooms, club activity and shared entrances is just as important. Site plans and a physical inspection give those location claims meaning.
