Projects and buyer context
Tenure changes the economics of Yolla's offers as much as floor area or bedroom count. Its own-branded inventory includes compact one-bedroom pool villas alongside larger two- and three-bedroom homes. On 17 October 2026, the YR0204 listing in Bingin advertised IDR 4 billion for a property with 24 years remaining on a leasehold arrangement. A Yolla Nunggalan Residences listing, YR0158, was marketed at IDR 8.05 billion and labelled freehold. Both figures are asking prices, not recorded transaction prices, and may change.
Buyers should not read the freehold label as an assurance of direct land ownership by a foreign individual. Indonesian Hak Milik title is not available to foreign individuals in that way. The legally available arrangement must be established from the buyer's status and the land documents. For a leasehold villa, a renewal option can also be materially different from an enforceable right to renew at a known price; the contract must settle that question.
The strongest geographic evidence for Yolla's own projects is on the Bukit Peninsula rather than across Bali as a whole. The company identifies communities in Bingin and Nyang Nyang, while its Yolla Built sales listings also refer to Nunggalan. Its office is in Pecatu on Jalan Labuansait. The broader realty catalogue covers additional areas and should not be used as a map of where the group has developed homes.
A naming wrinkle matters when comparing units. The YR0204 listing is headed Yolla Bingin Complex, yet its description refers to Yolla Bingin Residence. Public marketing pages do not establish whether those are interchangeable names, adjoining phases or separate sites. Plot identification and a site plan are more reliable than matching villa names across listings.
