Why this project is worth a look
A home of your own
The attraction is a standalone villa with private outdoor space, rather than a room in a shared building. That privacy is meaningful for families and longer stays, although it comes with individual responsibility for a pool, garden and building systems.
About the project
Bingin Palm Residence sits in the Bingin part of Bali's Bukit Peninsula, within Pecatu in South Kuta. It is associated with Yolla, a Bali villa business involved in development, sales and hospitality management. The appeal is a collection of self-contained homes rather than apartments sharing corridors or rooms inside a hotel. Published project profiles describe private pools, outdoor areas and furnished interiors. The original development is marketed as ready, making it more useful to assess the actual buildings and their operating condition than to rely on renders or a promised construction schedule.

The name needs a little care. Bingin Palm Residence, Bingin Palm Residence I and Bingin Palm Residence II all appear in property advertising, but the second development is separately catalogued and should not be folded into the first one. Housearch, Realiste and Alnair describe the initial residence as nine villas. Other websites attach a total of 24 to an unnumbered Bingin Palm Residence entry, without clearly showing which phases their inventory covers. This dossier focuses on the first residence, often sold as Bingin Palm Residence I. Figures attached specifically to Residence II are not treated as features of the earlier compound.
The most useful location description is Jalan Ancak Sari, Pecatu, Kuta Selatan, Badung Regency. Bingin is the local coastal neighbourhood, while Uluwatu is frequently used as the wider visitor destination. An advertisement may choose either place name without referring to a different property. What is not independently established is the plot boundary and entrance belonging exclusively to the original phase. A map pin attached to a listing serving several neighbouring developments is not enough to establish a surveyed location, so no precise site coordinates are supplied here.
For someone choosing a holiday home, the distinction between a villa and an apartment is immediate. A private pool and separate living space can make trips with friends or children more comfortable, and hosting guests is easier when indoor and outdoor areas are dedicated to one household. The trade-off is operational. Water treatment, air-conditioning, gardens, kitchens, drainage and fittings all age in a tropical environment. A villa may offer more independence, but there is also more to inspect, maintain and eventually replace than in a serviced room.
The available floor-plan information is less tidy than the marketing photographs suggest. WorldEstate lists two- and three-bedroom homes in the first phase, with the range beginning at 150 square metres, but does not allocate a verified area to each layout. Housearch displays a separately sized two-bedroom offer, while the larger NewHomes project profile advertises one-, two- and three-bedroom configurations spanning 78 to 205 square metres. The latter may cover more than the initial phase. Rather than invent a consistent schedule, the unit card records only the broad first-phase mix and flags the limits of the evidence.
Square metres deserve careful reading here. Land area, internal floor area and total built area are not interchangeable, especially where pools, gardens and terraces account for a substantial part of the plot. Yolla's own sale catalogue includes a Mediterranean-style two-bedroom villa in Bingin Palm Residence and quotes a property area, but the site presentation needs the individual listing documents to settle exactly what is being measured. A larger advertised number does not necessarily mean a larger lounge or more usable indoor rooms. A buyer should compare dimensioned plans and actual spaces rather than a single summary figure.
Asking prices span different parts of the market. Alnair's first-phase listing showed a range of US$395,000–463,185; WorldEstate advertised a starting level of US$411,000. Housearch has also carried a first-phase two-bedroom offer from US$210,000. Meanwhile, broad unnumbered listings start around US$200,000 for a one-bedroom villa. These figures are not a clean set of competing prices for an identical home. They may reflect different units, different dates, lease terms or classification of the original and later projects. The US$395,000 starting point used in this record is a dated public asking-price reference from Alnair, not an independently verified offer still available for purchase.
Yolla's own market-facing catalogue adds another concrete example: a two-bedroom Mediterranean-style villa identified as part of Bingin Palm Residence, offered for IDR 6.185 billion with a stated 31-year lease. That is a specific commercial offer rather than a scheme-wide price list. It also illustrates why an investor should resist copying the headline terms from one listing into a different villa. A 31-year contractual interest may be appropriate to the listed home and still tell you nothing definitive about the remaining lease on the property next door.
Bingin works well for visitors whose day revolves around the Bukit coastline: surf spots, beach visits, cafés, fitness studios and short trips between neighbouring parts of Pecatu. This is not the same as living in a conventional urban neighbourhood where almost every errand can be completed on foot. Roads, gradients and access points matter, and reaching a beach can be less straightforward than its map distance suggests. For an owner who visits often, the drive back to the villa after dinner and the ease of parking may become more important than a brochure's claimed travel time.
There is evidence of actual accommodation activity connected with the Palm Residence address. Yolla advertises managed stays in the development, while Booking and Agoda carry villas whose addresses explicitly name Bingin Palm Residence. These are useful operational signals, not a substitute for legal handover records. They provide a way to test how a home works in practice: check-in instructions, bedding, kitchen equipment, internet reliability, pool maintenance, privacy and responses to guest problems. Individual guest listings still do not prove that every property is finished to the same standard or operates under identical permissions.
Property management is potentially convenient but needs its own commercial assessment. Yolla says its hospitality team handles bookings, cleaning, repairs and reporting for the villas it manages. That may be valuable to owners based overseas. However, a company-wide occupancy or return figure is not the performance history of Bingin Palm Residence, and a rental agent's projections cannot establish net cash flow. The real questions are which services are included, who pays utilities and repairs, how income is reported, whether funds pass through the manager and what happens if the owner wants to change operators.
The legal interest being offered matters at least as much as the villa itself. Several Bingin Palm listings use leasehold terminology, which generally points to contractual rights to use land and buildings for a defined period. It should not be confused with Hak Milik, Indonesian ownership title to land that a foreign individual cannot ordinarily register directly in their own name. Indonesian law also provides for Hak Pakai and Hak Guna Bangunan in different situations, but nothing in a marketing listing establishes that either is the buyer's actual title. The land certificate, contracting parties and deed or lease must be read together.
Terms already vary in publicly marketed material. Alnair describes a first-phase lease lasting 34 years, with an indicated end date of 31 March 2059 and an extension provision. The Yolla individual property offer refers to 31 years. They may reflect separate homes, different starting dates or different contract chains. Without inspecting the underlying signed documents, it would be misleading to present either term as universal. An extension clause is valuable only to the extent that it specifies who can exercise it, on what conditions, for what price and with what remedy if the landholder refuses.
Completion and legal permission are separate questions. Housearch and Realiste give a 2025 delivery period for the original scheme, and live hospitality listings support a picture of units being used. But Indonesia distinguishes the building approval process, PBG, from the building fitness certificate, SLF. We have not independently reviewed either document for the specific lot. Commercial short stays also involve land-use rules and business licensing; the presence of a villa on a booking platform is not proof that every applicable permit has been obtained. The local government's zoning framework and Indonesia's OSS licensing system provide context, not confirmation of this address's legal status.
A completed estate is a different proposition from a presale. The buyer can ask to walk through the actual home, test its air-conditioning and water pressure, check for signs of damp, hear surrounding noise and inspect how vehicles enter the site. That reduces dependence on promises about construction quality but creates another issue: wear and tear may already be accumulating. Pool equipment, joinery and bathrooms should be assessed as existing assets, not assumed to be new. Equally, a beautifully maintained guest property can still have incomplete or unsuitable transaction documents.
The final decision is best made villa by villa. Someone buying a personal retreat may care most about the bedroom configuration, outdoor privacy and everyday access. An owner planning rentals will also need verifiable revenue and cost records, legal authority for the chosen rental model and clear management responsibilities. A future seller will face a buyer who looks closely at the unexpired term of the land agreement and the ease of transferring rights. Bingin Palm Residence offers a tangible housing product in a well-known part of southern Bali; the economic and legal merits remain specific to the property and the contract being offered.
Unit types & sizes
The first-phase catalogue groups these villas together without a reliable size schedule for each bedroom count. Pool layout, outdoor space and the split between land and built area must be checked against the specific villa.
