The sources reviewed do not establish a comparable GIA Group development portfolio outside Phnom Penh.

For GIA Norea, start by obtaining the full legal name and registration details of the developer and contractual seller, together with evidence that the entity is authorised to sell the relevant phase. The land rights, construction approval, approved plans, construction schedule and contractual handover date should then be checked directly; public materials contain indicative timelines, but the official project website does not present a buyer-facing completion commitment with the same clarity as a sale contract should. For an off-plan purchase, the agreement should also explain the payment route, refund rights, delay consequences and whether instalments are linked to construction milestones. A foreign buyer of a residential unit should separately confirm the co-owned-building status, floor level, remaining foreign quota and registrability of title in the buyer's own name. Cambodian law permits qualifying foreigners to own private units in co-owned buildings above the ground floor, subject to the applicable foreign ownership cap. For office or commercial space, the exact title structure should be verified for that unit rather than assumed from the rules applying to a residential condominium.
