Track record
A Thai SEC disclosure using figures as of 31 December 2018 provides unusually concrete evidence of Habitat Group's earlier scale: ten developments, 1,302 units in total and 867 units reported sold. The same filing recorded the 80-villa The Ville Jomtien as completed and fully sold and identified projects including X2 Pattaya Seaphere, X2 Pattaya Oceanphere, Bayphere, Bluphere, Wyndham Atlas Wongamat, Walden Asoke, Walden Sukhumvit 39 and Ramada Mira North Pattaya. In 2019, Japan's List Group announced a condominium-development partnership in Bangkok, with Habitat holding 62% of the disclosed project company for Walden Thong Lor 8 and Walden Thong Lor 13. The group's work later received multiple PropertyGuru awards in 2023, including Best Lifestyle Developer and national or Eastern Seaboard awards for Wyndham Grand Residences Wongamat Pattaya and Highland Park Pool Villas Pattaya. Those awards are useful evidence of industry recognition, not a substitute for project-level due diligence.
Segments and prices
Habitat does not sit in a single price bracket. Its Pattaya history spans hotel-managed condominiums and pool villas, while later projects move further upmarket. As a current reference rather than a fixed developer price list, major property databases show Ramada Mira North Pattaya at roughly THB 4.6 million and above, while Highbury Hill's own sales site advertises villas from THB 10.9 million. These figures refer to different products and inventory stages; primary stock, resales and legacy investment packages should not be treated as interchangeable.
Geography
Pattaya is still the clearest centre of Habitat Group's track record. Its earlier regulatory filings are heavily concentrated around Jomtien, Na Jomtien, Wongamat and North Pattaya, while Habitat Hospitality continues to operate or promote Cross Pattaya Oceanphere, Cross Vibe Pattaya Seaphere, Wyndham Atlas Wongamat Pattaya and Ramada by Wyndham Mira North Pattaya. The company later moved into Bangkok through the List Group joint venture and now also has publicly marketed Phuket developments such as Cascade Bangtao Beach. Buyers therefore need to assess experience by product type rather than assuming that a resort condominium, a Bangkok low-rise and a pool-villa estate carry the same execution model.
Reliability and public record
There is a meaningful public paper trail for Habitat Group, although it is less continuous than the disclosure available from a SET-listed developer. Thai SEC materials, ONEP environmental records, partner announcements and project sites allow parts of the group's history to be cross-checked. One buyer-relevant example is Ramada Mira North Pattaya: construction coverage in 2020 cited a Q4 2022 completion target, while current market databases record completion in March 2026. The available sources do not establish why the timetable moved, but they do show why an advertised target should not be treated as a contractual promise. Another useful record is ONEP's 5 May 2026 notice for Highland Park Pool Villas Pattaya, which changed the project owner named in the environmental file from Habitat Villa Co., Ltd. to Highland Park Development Co., Ltd. That change is not evidence of wrongdoing; it is evidence that the legal project entity needs to be checked separately from the group brand.
What to verify
With Habitat Group, the contract counterparty matters more than the logo on the brochure. Confirm which entity owns the project land, which company receives the purchase funds and which entity remains legally responsible for handover; the group's history includes subsidiaries, project companies and joint ventures. For hospitality-branded residences, ask for the current management or branding arrangement, its term and the contractual consequences if the operator changes. Any rental guarantee or income programme should be reviewed as a separate obligation: identify the payer, calculation method, deductions, duration and termination provisions rather than relying on historical marketing terms. Foreign condo buyers should obtain a current foreign-quota confirmation before transfer. Villa buyers require a separate land-title and ownership analysis because condominium ownership rules do not automatically apply to a house and its land. For projects reported completed in 2026, also distinguish remaining developer inventory from resale stock and verify that the selected unit is legally transferable.

Is Habitat Group a hotel company or a property developer?
Habitat Group Co., Ltd. is the property developer, while Habitat Hospitality is associated with the group's hotel and resort operations. Some developments use international hotel brands such as Wyndham and Ramada. A hotel flag does not by itself make that hotel group the property seller or the party responsible for every development obligation; the contracts determine those roles.
Does Habitat Group have a documented completion record?
Yes. A Thai SEC filing using year-end 2018 data recorded The Ville Jomtien and X2 Pattaya Seaphere as fully completed and sold, while providing construction and sales data for several other developments. Current market databases record Ramada Mira North Pattaya as completed in March 2026 and Wyndham Grand Residences Wongamat Pattaya in July 2026. Buyers should still verify the transfer and registration status of the exact unit rather than relying only on a project-level completion label.
Does hotel management mean the rental return is guaranteed?
No. Habitat historically marketed rental-management programmes, and Ramada Mira North Pattaya was launched in 2020 with a three-year guaranteed-return offer. That was a specific to the project historical promotion, not a standing group-wide promise. A present-day buyer should rely only on the current contract and the identified party that is legally obliged to make any payment.
Why does the project company matter with Habitat Group?
Public records show that different legal entities have been used across the group's developments. Earlier disclosures identify Habitat Group Co., Ltd., Habitat One Co., Ltd. and Habitat Two Co., Ltd. as developers of different projects, while a 2026 ONEP notice changed the named owner of Highland Park Pool Villas Pattaya from Habitat Villa Co., Ltd. to Highland Park Development Co., Ltd. The buyer therefore needs to establish which entity is tied to the specific contract, land and payment flow.
