This is a mature resale estate, so the decision can be based on the actual house, pool, road access and surrounding development. There is no construction schedule to underwrite. The trade-off is that physical condition and past alterations become central to the purchase, especially on homes that have been rented for years.

The developer's primary disclosure describes the scheme as pool villas, not simply houses with a shared leisure deck. That is a meaningful lifestyle difference for families and larger groups. It also moves more maintenance onto the owner: pumps, waterproofing, filtration, garden work and outdoor finishes all need to be priced into ownership.

Layouts are genuinely varied

The estate has been described across its life as two- to six-bedroom stock, and today's resale market includes homes that no longer match a simple launch-floor-plan catalogue. Buyers have more choice, but headline bedroom counts are not enough. Plot size, approved extensions, structure size and the current internal layout should be checked house by house.

Jomtien, but car-oriented

The address gives access to the Jomtien side of Pattaya while sitting inland in Nong Prue. That can be attractive for buyers prioritising a house and private space over a beachfront position. It is less compelling for someone whose daily routine depends on walking to the sand, cafes and seafront services.

Ignore legacy yield promises

Historic sales material promoted rental-return programmes, but a resale buyer should not assume those terms survive with the property. The relevant investment case in 2026 is current achievable rent minus management, vacancy, pool and garden care, repairs, common charges and taxes. Any guaranteed-income claim needs a current enforceable contract.

About the project

The Ville Jomtien is an established private-pool villa estate in Nong Prue, on the Jomtien side of Pattaya. It is no longer a developer-sale story. A buyer in 2026 is looking at individual resale homes, each with its own maintenance history, furnishing, pool condition, plot and possible alterations. That removes the uncertainty of an unfinished development, but it also means the project name alone tells you less than it would in a new launch. Two houses behind the same gate may require very different budgets after purchase.

The project identity is unusually well documented. Habitat Group's securities-market disclosure names The Ville Jomtien as one of its residential developments and identifies Habitat Group Co., Ltd., formerly Habitat Five Co., Ltd., as the developer. The same disclosure describes a site of 32 rai 1 ngan 79 square wah and 80 pool villas, and records the project as fully built and fully sold. That primary record matters because today's portal profiles are inconsistent: several list 50 units, while launch coverage from 2013 referred to 82. For the registry, 80 is the best-supported primary figure, with the disagreement preserved rather than averaged away.

The original product was built around resort-style houses with private pools rather than a conventional subdivision of identical homes. Early launch material focused on three core designs: a two-bedroom Resort Villa, a three-bedroom Pool Villa and a four-bedroom Grand Villa. Later Habitat Group disclosure broadened the description to two through six bedrooms, and today's resale stock includes five- and six-bedroom properties. Some listings also combine more than one structure on a larger plot. As a result, the bedroom count is useful, but it should not be treated as a precise proxy for house size or original plan.

Geographically, this is an inland Jomtien address rather than beachfront real estate. The estate is around Chaiyaphruek 2 / the railway-side road network in Nong Prue, with access toward Sukhumvit Road and the wider Pattaya road system. That positioning makes more sense for owners who drive and value private space than for someone choosing Jomtien primarily for a walkable beach routine. Published distance claims are inconsistent, ranging from roughly 1.5 km to the coast in older developer material to longer portal measurements depending on the beach point and route. The useful conclusion is not a marketing travel time: the estate is away from the front line and should be assessed by actual driving routes.

Resale pricing reflects the variation between houses. Fresh DDproperty inventory in September 2026 includes three-bedroom homes around THB 5.5M and THB 6.5M, with larger or heavily modified properties priced materially higher. FazWaz displays a lower THB 3.2M listing, but that particular record shows a 2025 build year, which conflicts with the project's established history and makes it a weak anchor for the whole development. For that reason the public starting reference here is THB 5.5M from a recent listing clearly identified with The Ville Jomtien. It remains a market asking price, not a valuation or a developer price.

Foreign-buyer due diligence is more important here than a simple 'freehold' label in an advertisement. Thai law generally restricts direct foreign ownership of land, subject to narrow statutory exceptions. A resale villa therefore needs a document-level review of the land title, registered landowner, ownership of the structure, any lease rights and the remaining registered term. If a seller presents a Thai-company structure, it should be reviewed as a real corporate and legal arrangement, not treated as a standard workaround. The relevant question is what rights the buyer will actually hold and what must happen later if the property is sold or inherited.

Portal profiles currently report 24-hour security, CCTV, parking, a clubhouse, gym, communal pool, sauna and reception facilities; older sales material also mentioned landscaped common areas, a children's play area and barbecue space. Those lists are useful for understanding the original concept but are not a substitute for checking the estate today. Resale listings show different common-fee figures, and some historical benefits were tied to the original sales or rental-management programme. A buyer should obtain the current estate rules, service-charge statement, any arrears for the selected house and confirmation of which shared facilities are operating and included.

The strongest case for The Ville Jomtien is therefore practical rather than promotional: it is a completed pool-villa community with an active resale and rental market in Pattaya. Families may value the separate bedrooms, private outdoor space and parking. Buyers targeting holiday or long-term rental can find established demand, but the economics need to be rebuilt from the specific house rather than inherited from a decade-old guaranteed-return campaign. Pool care, garden work, repairs, management, vacancy and common charges can materially change the result. Here, the unit-level inspection and legal package matter more than the brochure.

The launch range included a smaller Resort Villa with a private pool. Resale examples may no longer match the original specification exactly, so the selected house plan and title documents take priority over the historic type name.

3 bedrooms

One of the core formats and the most visible in current resale inventory. Some houses remain close to original plans while others have been renovated or reconfigured, so floor area and land area need separate comparison.

4 bedrooms

The larger original Grand Villa format. Historic material presents it as a family-sized house with a private pool and larger plot, while actual resale specifications depend on the individual property.

5 bedrooms

Five-bedroom homes appear in resale stock even though they were not one of the three core launch types. They illustrate why project-wide assumptions are risky and why the specific house record matters.

6 bedrooms

Later project material and portals show six-bedroom configurations. Before purchase, confirm whether the layout is original or the result of combining or altering structures, and make sure the documents match the physical house.

Early project material focused on three core formats with 2, 3 and 4 bedrooms, while later Habitat Group disclosure described the estate as 2–6 bedrooms. Resale stock is even more varied. For that reason a single project-wide size range would be misleading; use the selected property's title, approved plans and actual measurements.
