The development was launched under the X2 name, built by the Habitat Group ecosystem and is now operated as Cross Pattaya Oceanphere. The project factsheet names Habitat One Co., Ltd., a subsidiary of Habitat Five Co., Ltd., as the developer entity, while Habitat Group remains the public developer brand. Construction began in 2016 and the mainstream project databases place completion at the end of 2018; Habitat announced the resort’s formal launch in 2019. That history matters because a buyer in 2026 is not underwriting construction risk. The key questions are now the condition of the specific villa, its land and building documents, the current management arrangement and the economics of a resale purchase.

The identity is straightforward once the branding history is separated from the real estate. Older documents, launch coverage and most property records use X2 Pattaya Oceanphere. The live hospitality product uses Cross Pattaya Oceanphere and describes itself as the former X2 Pattaya Oceanphere. There is no evidence that these are separate phases. For due diligence, both names should be searched because the legal and technical trail is concentrated under the original X2 identity, while the operating hotel, guest facilities and current contact details sit under Cross. The name on a resale advert should never substitute for the villa number, land parcel, building registration and the agreements that actually attach to the property.

The resort is south of central Pattaya in the Bang Saray area, close to Na Jomtien 56 and Sukhumvit Road. Its current published address is 95 Moo 2, Bang Saray, Sattahip District, Chon Buri 20250. The original project brochure published GPS coordinates 12.772590, 100.906906, while a detailed 2016 site review placed the project within the same immediate site area. The beach is not directly in front of the villas: property sources place Bang Saray Beach roughly 600–700 metres away. That creates a different lifestyle from a central Pattaya condo. The area is quieter and more resort-like, but daily errands and trips into the city are easier with a car or ride-hailing service. Buyers seeking a dense, walkable urban neighbourhood should treat that as a structural trade-off rather than a minor inconvenience.

The original land area was recorded as 9 rai, 3 ngan and 3 square wah. Residential buildings were designed as one- and two-storey pool villas without basements, while the public building was planned at three storeys with one basement level. Somdoon Architects describes the scheme as one-bedroom and two-bedroom pool villas served by a three-storey communal building. The layout is more interesting than a simple row of detached homes: the villas are staggered and screened so that private pools and gardens have more visual separation, and the site steps with the terrain. The architecture team also used a heavy, basalt-inspired core contrasted with larger glazed living spaces. For an owner, the practical outcome is private outdoor space within a resort circulation system rather than the fully independent plot arrangement of a suburban detached house.

The project factsheet is the cleanest source for the original residential mix. It records one-bedroom pool villas at approximately 138.5–193.5 sq m of usable area and two-bedroom pool villas at approximately 201.5–267 sq m. A third label, Residential Pool Villas, is listed at about 202.5–257 sq m but without enough bedroom detail to present it as a separate buyer-facing type. Early launch coverage showed several subtypes within those broad categories. Current resale portals use a much wider set of area figures — including 40, 120, 140, 157, 211 and 272 sq m — because different listings appear to report indoor area, usable area, outdoor space and plot size differently. Those numbers should not be blended into a synthetic range or used to manufacture a project-wide price per square metre.

The resort remains operational, which is unusually useful for diligence. Current official hospitality pages show an infinity pool, spa, fitness centre, restaurant and bar, while the original technical factsheet also lists reception and management areas, CCTV, key-card access, 24-hour security and 47 parking spaces. A buyer can therefore inspect the common areas, observe the service standard and see how the place functions when guests are actually using it. The other side of that convenience is contractual complexity. A managed resort villa may carry rules, operating fees, furnishing standards and restrictions that do not exist in a stand-alone house. The buyer should identify which services are mandatory, which are optional, who maintains the private pool and furniture, and whether hotel operations affect the owner’s ability to occupy, renovate or independently rent the villa.

X2 Pattaya Oceanphere was originally sold with an investment programme. Launch-era material referred to a 7% annual guaranteed return for five years, followed by a profit-sharing structure. That is historical context, not a 2026 return assumption. Any guarantee sold during the presale period may have expired, changed hands or depended on a contract that does not automatically transfer with every resale. The economically relevant documents today are the current management agreement, revenue-sharing formula, management and reserve charges, owner-use allowance, refurbishment obligations, booking rules and termination rights. A buyer who is primarily attracted by rental income should ask for actual recent statements for the specific villa or the applicable rental pool, not rely on a percentage that appeared in the 2016 launch campaign.

As of 9 September 2026, the lowest resale asking-price anchor found on FazWaz was THB 8.9 million for a one-bedroom villa. The same project page also showed higher asks, including THB 12.9 million and THB 16.5 million, while other portals carried additional two-bedroom stock at higher levels. The spread is too wide to explain with bedroom count alone. Listings differ in plot size, stated internal area, condition, furnishing, occupancy, ownership structure and management status. Some are tenant-occupied; some are marketed through company ownership. This is why the project record uses a dated lowest-market anchor rather than presenting one number as a developer price. A serious comparison should normalise what is actually being transferred before comparing the asking prices.

Land is the most important legal distinction for a foreign buyer. The original project factsheet describes the product as freehold and identifies title deed 1182 in the Na Jomtien area. That historical wording should not be read as a promise that a foreign individual can register the underlying Thai land in his or her own name. Thai government guidance confirms that direct foreign land ownership is generally restricted and only available in narrow statutory circumstances. In ordinary villa transactions, the building interest and the land interest need to be analysed separately. A registered land lease may be part of the structure. Current resale evidence reinforces the point: one 2026 FazWaz listing states Thai ownership for the land and identifies a Chanote title, while a local broker advertises other units under company ownership. Those labels are unit-specific, not project-wide facts.

A Chanote is a strong Thai land title with surveyed boundaries, but it does not by itself solve the foreign-ownership issue. The original project factsheet’s reference to title deed 1182 appears to relate to the development land, and a later resale advert identifies a Chanote for a particular villa. Before purchase, the selected parcel should be checked at the Land Department to confirm the current owner, subdivision history, registered leases, mortgages or other encumbrances and the exact land area. Building ownership or registration should be checked separately. If a seller proposes a company structure, the buyer also needs to understand the company’s real business, shareholders, liabilities and compliance history; a nominee arrangement should not be treated as a shortcut around Thai land law.

There is also a product-definition issue between the original real estate and the live hotel inventory. The current resort website markets one-bedroom pool villas, one-bedroom duplex pool villas, two-bedroom pool villas and four-bedroom pool villas. The original sales factsheet, however, documents one-bedroom, two-bedroom and broadly defined residential pool villas. Without the supporting plans and registrations, a four-bedroom hotel category should not be assumed to be an original sale typology. It may reflect combined inventory or a later operational configuration. For a resale buyer, the reliable object is the specific registered villa and its plan, not the room name shown on a booking engine.

The project is therefore most compelling for someone who wants a private-pool villa in a quieter coastal setting but values professional resort infrastructure and does not want to manage every operational detail alone. It is less natural for a buyer who wants central Pattaya walkability, a simple condominium-style foreign ownership route or direct personal ownership of the underlying land. The fact that the resort is completed and trading is a real advantage because the buyer can inspect rather than imagine. But it also means the purchase should be approached as a mature resale asset: check the villa’s physical condition, the land and building documents, the management contract, current fees, rental history, owner-use rights and any existing tenant before deciding whether the headline price is genuinely attractive.
