The value of that model depends on present-day operations, however, so an inspection of the completed property and the current rules is more useful than launch-period renderings.

Connected North Pattaya location

Soi Pattaya Nuea 2/2 keeps the project inside the city rather than in an isolated resort enclave. North Pattaya Road, Na Kluea, the Wong Amat direction and central Pattaya are all part of the same day-to-day geography. The compromise is that this is not a beachfront address; permanent residents should personally test traffic, noise and walking comfort rather than relying on a map pin.

Compact, legible unit range

The principal formats are Deluxe at 29–40 sqm, Junior Suite at 45 sqm and Suite at 55 sqm. That makes comparison relatively straightforward and suits singles, couples and short stays better than large households. Public sources disagree on the bedroom and bathroom count of the 55 sqm Suite, so the actual floor plan and title for the selected apartment should take precedence over portal labels.

Market-based entry point

The THB 3.9 million entry figure comes from an active listing checked on the research date, not an old launch price. That is a more useful reference for a completed project where buyers compare individual apartments with different furniture, views, title positions and management arrangements. It is still only a reference: visible stock is limited, and the cheapest unit may carry compromises that are not apparent from its headline price.

Contract before branding

The project has a strong hospitality identity, but an investor's economics come from the live agreement rather than the name on the building. Historic guaranteed-return or long-term buyback language should not be assumed to survive into a 2026 resale transaction. The critical document is the agreement attached to the specific unit, showing revenue allocation, costs, owner-use rights, termination provisions and operator responsibilities.

Thailand's official EIA database places the project in Na Kluea, Bang Lamung, Chon Buri and names Habitat Group as the project owner. The development comprises two eight-storey buildings with two basement levels. Most current project databases now describe 330 apartments. The two buildings should be understood as one development rather than separate sales phases with different identities. Earlier developer and securities-market material used a 339-unit figure, so the discrepancy is retained as a data boundary rather than quietly averaged away.

The product feels closer to an urban resort residence than to a conventional family condominium. Its core layouts are compact, roughly 29 to 55 sqm, while a meaningful share of the proposition sits outside the apartment: pools, landscaped areas, gym, children's spaces, restaurant, lobby, meeting and event areas. Public project descriptions allocate amenity space on both the first and second floors. That makes the trade-off fairly clear. Buyers who want a small furnished base with hotel-style common areas may find the format coherent; buyers prioritising a large kitchen, generous family living space and a simple residential environment may not.

The Ramada name should not be treated as a substitute for due diligence on investment terms. Habitat Hospitality still presents the property in its hotel and resort portfolio as Ramada by Wyndham Mira North Pattaya, and launch-period material tied the project to Wyndham. However, older campaigns also promoted guaranteed returns and long-duration management or repurchase concepts. Those historical offers cannot be assumed to remain available or legally attached to a resale apartment in 2026. An investment buyer should instead review the current agreement for the exact unit: who operates it, how revenue and expenses are calculated, what owner-use restrictions apply, how termination works and what happens if the operator changes.

Visible stock is relatively thin. On 18 August 2026, DDProperty showed only a small number of active sale listings, including a 29 sqm apartment at THB 3.9 million; other live units on the same portal were higher. Lazudi also showed a limited set of listings. The THB 3.9 million figure in this dossier is therefore a lower current-market reference, not a promise that every unit can be bought at that level and not a reconstructed developer price list. In a completed project, floor, outlook, furniture condition, title, management status and outstanding condominium charges can create meaningful differences between two otherwise similar units.

Public databases do not provide a perfectly clean completion timeline. Current FazWaz, Hipflat and Thailand Property profiles identify March 2026 as completion, while DDProperty carries 2023 and Home.co.th still reflects an earlier schedule. The project is nevertheless being sold as completed rather than as an off-plan construction. For a buyer today, the practical issue is no longer which historic handover target appeared in an old brochure. The important documents are the condominium registration, the unit title, debt-free status, current juristic-person budget and any active hospitality or rental-management agreement. March 2026 is used here as the most consistently repeated current completion date, not as a substitute for a primary completion certificate that was not located in this research.

The amenity package is one of the project's defining features. Sources describe several swimming and leisure zones, jacuzzi, sun deck, landscaped garden and pavilion, fitness facilities, children's areas and play space. A restaurant, reception-style lobby, meeting or event room and a beach shuttle also appear in current project profiles. This can be attractive when an owner actually uses the facilities or when a unit is positioned for short-stay guests. It also creates an obligation to look at operating reality rather than renders: maintenance quality, staffing, equipment condition and the condominium juristic person's current budget matter more after completion than the original amenity list.

FazWaz publishes a common-area fee of THB 60 per sqm per month and a sinking-fund contribution of THB 600 per sqm. Those figures are useful as a cost framework, but a resale buyer should verify them against a recent juristic-person invoice or official statement. The advertised sale price of a completed apartment does not necessarily reveal unpaid common charges, future special assessments or separate hospitality-management deductions. It helps to keep three cost buckets distinct: compulsory condominium charges, expenses inside the apartment, and any operator or rental-program fee that applies to the particular unit.

The location is urban rather than literally beachfront. The development sits inside a soi off North Pattaya Road, so the sea is not at the lobby door. Its advantage is different: it lies between the Na Kluea/Wong Amat side of the city and central Pattaya, with access to the retail and service corridor around North Pattaya Road. In daily use, the project works more like a base for short trips around the city than a secluded beach resort. A buyer planning to live without a car or motorbike should test the actual walking route to the beach, shops and public transport. A distance that looks short on a map can feel very different in heat, rain or heavy traffic.

For a foreign buyer, the ownership filter is the condominium foreign quota. Thai law permits foreign freehold ownership as long as foreign-held condominium area remains within the statutory 49% ceiling. Current Ramada Mira sale advertisements include freehold stock, and an older FazWaz listing specifically identifies Foreign Quota ownership. That does not mean every apartment in the building is automatically transferable to another foreign buyer in freehold. Before paying a substantial deposit, the buyer needs confirmation for the exact title and the current quota position of the condominium.

The project therefore makes most sense as a compact apartment in a completed, amenity-heavy North Pattaya development with a hospitality identity, rather than as a pure square-metre value play. Its main due-diligence challenge is the amount of historical marketing around the project and the inconsistent dates and unit-count figures still circulating online. The right way to approach a specific apartment is concrete: inspect the actual condition, title, foreign quota, outstanding charges, furniture, view, noise exposure, juristic-person finances and the current management agreement. Those items are more decision-useful in 2026 than any launch-period yield headline.

Ownership format

A foreign buyer can hold a condominium apartment in freehold within Thailand's foreign ownership quota, which cannot exceed 49% of the aggregate unit area in the condominium. Current listings for this project include freehold stock, and a FazWaz unit profile identifies Foreign Quota ownership, but the quota position must be confirmed for the exact apartment before transfer. If foreign freehold quota is unavailable, the alternative depends on the specific contract and may involve leasehold rather than freehold.
