Amenities with structure
The shared spaces are stacked across the upper floors rather than compressed into one podium: water and wellness facilities on floors 30–31, lounges and fitness on 32, family spaces on 33 and social areas on the roof. The practical benefit is separation of uses, not simply a longer feature list.
A genuinely wide mix
The published apartment range runs from compact one-bedroom units to four-bedroom homes reaching 220 sqm. That gives the project relevance to both couples and larger families. The catch is that later sales material does not perfectly match the launch-era schedule, so the exact current floor plan must be verified unit by unit.
Brand needs substance
Wyndham branding is most valuable when it results in a defined operating service. Concierge and hotel-style services have been marketed, but an owner should ask who operates them, which charges are mandatory and what the management agreement actually promises. A brand name is not a replacement for an operating budget and contract.
Delivery needs proof
Public sources disagree materially on completion, ranging from July 2026 to 2028, while the government's recorded status still corresponds to construction in progress. A buyer should treat the current construction schedule, physical progress and contractual handover date as core due-diligence items rather than assume a portal's completion badge is authoritative.

Wyndham Grand Residences Wongamat Pattaya is a high-rise residential scheme by Habitat Group in Wongamat, North Pattaya. It should not be confused with Wyndham Atlas Wongamat, a separate development nearby. The legal project owner is Habitat Wongamat Co., Ltd., and the confirmed project address is on Soi Na Kluea 18/1 off Pattaya–Na Kluea Road. The approved configuration records 451 residential units, with the core building described as one 36-storey residential tower plus a separate parking structure. A different unit count later appeared in sales material, so buyers should verify density and the current plan against the operative documents rather than relying on a single portal card.
The location works because Wongamat is a beach district without being detached from North Pattaya. The building sits inside Na Kluea 18/1 with access back to the Pattaya–Na Kluea corridor, while project and portal material place Wong Amat Beach roughly 250–300 metres away. That makes the address plausible for more than a short holiday stay: restaurants, retail and the wider North Pattaya road network remain within the normal urban fabric. Buyers should still separate location from view. A project-wide claim about sea views does not tell you what a particular apartment will see after neighbouring plots are built out; orientation, floor, balcony position and the approved surrounding massing matter much more than a brochure headline.

The amenity programme is unusually vertical. Rather than concentrating everything around a ground-level deck, published plans place the main pool and wellness areas on floors 30–31, lounges and fitness spaces on floor 32, and the family zone on floor 33. The roof is shown with an observation deck, sky bar and barbecue space. The pool level includes a 35-metre lap pool, children's pool, jacuzzi areas, sauna, steam room and onsen-style pools. Floor 32 adds a gym, private fitness area, massage room and golf simulator; floor 33 adds a kids' room, teen club and family lounge. For an owner who will use the building, this matters more than a long amenity checklist because different activities are separated rather than forced into one common deck.
The apartment range is broad enough to serve very different buyers. The early detailed schedule ran from one-bedroom units around 27 sqm through standard two-bedroom apartments around 70–79 sqm, larger two-bedroom layouts around 85 sqm, three-bedroom homes and four-bedroom apartments reaching 220 sqm. Habitat Group's later 2023 campaign highlighted 72–101 sqm two-bedroom units and a 110 sqm three-bedroom product. That later material does not line up perfectly with the earlier schedule, so it is safer to treat the sales mix as having evolved rather than merging every number into one artificial range. For a serious purchase, the current unit plan, dimensions and unit number should be attached to the contract.
Active sale inventory remains visible in mid-August 2026. Listings refreshed on 14 August included a 28 sqm one-bedroom at THB 4.7512 million together with two-bedroom and large four-bedroom units. More than one marketplace shows the same lower asking-price point, making it a useful current market anchor. It is not, however, a developer price list. Asking prices may differ by floor, ownership quota, furniture package, assignment position and payment terms. A buyer should obtain a dated availability sheet showing the exact unit, legal ownership form and transaction terms rather than rely on an old launch promotion.
The largest due-diligence issue is completion status. At the research date, the government's recorded project status still corresponds to a scheme under construction. Public databases nevertheless carry incompatible completion claims: July 2026, a 2027 target and later dates in 2028. Those dates cannot be averaged or selected for convenience. The registry entry therefore keeps the project as under construction and deliberately omits a fixed completion year. Before paying a substantial amount, a buyer should obtain the current construction programme, inspect actual site progress and make sure the contractual handover date and delay remedies are explicit.
There is a second material inconsistency around density. The approved configuration records 451 residential units, a number repeated in several major project databases. Later sales material, however, also uses 348. A redesign, combination of units or revised commercial inventory could explain the difference, but without an amended official scheme that remains an inference rather than an established fact. The buyer-facing question is therefore not which marketing number sounds better; it is which unit count and floor plan are legally current today, because that affects common-area loading, building operations and the exact apartment configuration being sold.
The Wyndham branding introduces a hotel-style service proposition, but the brand name should be translated into contract terms before it is assigned value. Habitat's material referred to concierge support, housekeeping, room-service-style functions, car rental assistance and other on-request services. An owner needs to know who will operate those services after handover, which charges are compulsory, which are optional, and what happens if the operator or management arrangement changes. Property portals currently quote common-area maintenance at THB 70 per sqm per month and a one-off sinking fund of THB 700 per sqm. Those figures are useful budgeting references, not substitutes for the final juristic-person budget and sale agreement.
For a foreign buyer, the legal structure depends on the selected unit's quota status rather than on the project's international branding. Thailand's 49% foreign ownership ceiling remains in force in August 2026 and is measured by saleable floor area, not simply by number of units. Some current units are advertised as freehold, but a listing cannot prove that foreign quota remains available for every apartment. Before a binding commitment, the buyer should obtain written quota confirmation, review the sale agreement and project documentation, and plan the foreign-currency remittance evidence required for registration. If a leasehold option is offered instead, it should be evaluated as a lease, not presented as economically identical to permanent freehold ownership.

Ownership format
A foreign buyer can own a condominium unit freehold within the statutory foreign quota, which is capped at 49% of the building's total saleable floor area. If foreign quota is unavailable for the selected unit, a leasehold structure may be offered instead; quota availability and the legal structure should be confirmed in writing before signing.
Unit types & sizes
A current 28 sqm one-bedroom is actively listed. This size suits an individual or couple who value a coastal base more than generous interior space. Other one-bedroom sizes also exist in the project, so identical bedroom counts can hide very different living rooms, storage and balcony proportions; compare the exact plans.
A 73 sqm two-bedroom is confirmed in current sale inventory. That is large enough to work as a primary home for a couple needing a separate office or for a small family. The early two-bedroom schedule was broader, so buyers should compare bathroom position, kitchen layout, storage and second-bedroom privacy rather than size alone.
Current inventory includes a larger two-bedroom of about 84.5 sqm. It sits at a materially higher budget than the 73 sqm option and is more relevant to buyers prioritising living-space generosity over the lowest entry price. Earlier project material also showed two-bedroom layouts around 85 sqm and above; present availability needs a current stock sheet.
The three-bedroom product appears to have changed more than the other categories. A later campaign specifically offered a 110 sqm home, while the early schedule showed materially larger layouts. The figures are deliberately not blended into a synthetic range because they may represent different plan revisions. Use the current schedule and exact unit drawing for a purchase.
The largest homes are family-scale apartments. Current listings include 145 sqm, 156 sqm and 220 sqm units on high floors, confirming the scale of this category. Buyers should compare bathroom count, bedroom privacy, service areas and the unit's relationship to the upper amenity floors rather than focus on area alone.

- Unit count conflicts: the approved EIA documentation and several major portals state 451 residential units, while a December 2023 Habitat Group press release and PropertyHub's current project card state 348. No amended official scheme confirming 348 units was found.
- Most sources and current sale listings support 36 floors. DDproperty's project card states 34 floors while the same marketplace carries listings labelled on floor 36. The registry therefore uses 36 floors pending a current approved building schedule.
