HNH is a developer whose project changed several times before the first tower was completed. In 2022, HNH Commercial Residences was presented as an enormous mixed-use district on Samdech Hun Sen Boulevard, with hundreds of shophouses, a six-level mall and a group of residential towers. The current official site focuses instead on HNH Central, a flagship high-rise with apartments, a retail podium and shared facilities.
A revised master plan is not automatically a problem. Projects often change in response to market demand, finance and engineering constraints. In HNH’s case, however, the differences are large enough that buyers need to know exactly which version they are being offered.
Current sources still describe different buildings
HNH’s own website refers to 37 floors, a height of 137 metres and more than 400 units. Property platforms simultaneously advertise two 38-storey towers containing roughly 1,700 apartments, date the current launch to 2025 and target completion in 2029.
This is more than a disagreement over technical-floor counting. The project appears to have been substantially redesigned or relaunched, while different sources continue to circulate material from different generations. The practical issue is not finding one “correct” internet figure; it is ensuring that the sale contract, approved plans and actual construction all refer to the same configuration.
The location is the clearest part of the story
Samdech Hun Sen Boulevard is one of southern Phnom Penh’s main growth corridors. Large retail, new residential districts and direct access towards Techo International Airport are reshaping the area. HNH Central is aimed at buyers willing to enter before the district is fully mature, potentially at a lower price than comparable central property.
That strategy can work if construction remains consistent and surrounding infrastructure continues to improve. An early buyer, however, accepts two development risks at once: completion of the building and maturity of the wider location.
Under the exact present company name, there is no visible series of completed projects through which execution quality can be tested. HNH Central therefore carries almost the entire future reputation of the brand. Actual construction progress, final specification and clarity of the approved design matter more than the ambition of the original master plan. Until delivery, HNH remains less a proven developer than a company with a credible location thesis and a repeatedly revised concept that still has to become a functioning property.
