ISI LAND

The ISI LAND name appeared in March 2026, but the development team behind it is much older. It is the new identity of Urbanland, founded in 2013 by Cambodian architect Hok Kang within ISI GROUP. The rebrand brings property into a unified group structure, but it does not erase the past: earlier projects, awards and publications still carry the Urbanland name.

This is mainly a navigation issue rather than a complete change of direction. The portfolio shows a clear progression from smaller architect-led buildings into larger residential and mixed-use communities.

Development grew out of an architecture practice

Embassy Residences was the first condominium: 85 apartments in Tonle Bassac, completed in 2017. Embassy Central followed in BKK1 with 116 homes, a vertical greenway and three sky gardens integrated into the building rather than added as decoration.

Raintree, operating since 2016, introduced another format—a compact office and events property in central Phnom Penh. In Siem Reap, the company created the 48-room Treeline Urban Resort, connecting hospitality with contemporary Cambodian art and the city’s riverside setting.

HKA & Partners, the architecture practice also founded by Hok Kang, was involved across much of this work. Design therefore has a more specific basis in ISI LAND’s history than it does for developers that assemble an unrelated architectural team for every launch.

The scale changed while the principles remained visible

ISI PARK on Veng Sreng Boulevard brought offices, retail, education, sports facilities and commercial homes into one evolving district. Borey Chankiri then translated the same ideas into landed housing through pedestrian routes, a 4,500-square-metre central park, smaller green spaces close to the homes and layouts intended to adapt as families change.

Urbanland received seven awards at the 2021 PropertyGuru Cambodia Property Awards, including Best Developer. Chankiri’s first phase was recognised for housing, architecture and landscape.

The portfolio is now old enough to reveal more than launch intentions. Embassy Residences, Embassy Central, Raintree and Treeline show how materials age, whether shared spaces remain active and how management supports the original design. Chankiri and ISI PARK test whether the same level of attention can survive at a much larger scale.

A new name does not simplify every corporate layer

Legacy references still say Urbanland, individual projects may sit within separate companies, and Raintree has its own partnership history. ISI LAND is therefore most accurately understood as a continuing team and development approach rather than proof that one legal entity carries identical responsibility across the whole historical portfolio.

The company’s strength is not design in the abstract. It is the ability to work across several scales while retaining attention to daylight, planting and the way spaces are used each day. The central question after the rebrand is whether ISI LAND can preserve that culture as projects grow larger and the founder’s direct influence on every detail inevitably becomes more limited.
