What to verify
Before reserving a unit, obtain the Ministry of Commerce record for KR Kingston Royale Co., Ltd. and establish its relationship with Kingston Estate, then match that entity against the seller, developer, landowner and payment recipient named in the SPA. For the project itself, review the land title, construction permit, co-owned-building structure, construction schedule and contractual handover date with delay remedies; the difference between public 2027 and 2028 completion dates should be resolved in writing. A foreign buyer should separately confirm that the selected unit will qualify for an individual strata title, is above the ground floor and remains within the 70% foreign-ownership quota.
