For a buyer, listed-company status provides a useful public trail of financial statements and material disclosures, but Pattaya transactions still require project-level legal checking: the two Panora developments do not use exactly the same project-owner structure.

Track record
Mida's property record predates its Pattaya projects. The group says its development business has operated since 2009, with projects in Bangkok, Nakhon Pathom, Ratchaburi and Kanchanaburi. Its first major Pattaya condominium was The Panora Pattaya on Pratumnak. Thailand's Smart EIA Plus database names Mida Property Co., Ltd. as project owner and records environmental approval dated 4 June 2019; independent project databases place completion in 2022. The second Pattaya scheme, The Panora Estuaria in Na Jomtien, is held directly by Mida Assets Public Company Limited. Its government record shows original EIA approval dated 2 June 2021 and an approved project amendment dated 25 December 2025; on the access date the registry still described the project as construction-permitted and under construction. The official Estuaria site states 264 residential units across four low-rise buildings.
Segments and prices
Both Panora projects sit in Pattaya's upper coastal segment, but they use different formats. The Panora Pattaya is a high-rise Pratumnak condominium with studios, one-bedroom and two-bedroom units, while The Panora Estuaria is a low-rise beachfront scheme in Na Jomtien ranging from roughly 32 sq.m. apartments to a 282.58 sq.m. duplex penthouse. No single current developer price list was found on Mida's official public pages. Independent August 2026 listings showed Estuaria entry points around THB 4.0–5.0 million and completed Panora Pattaya units from roughly THB 4.5–5.5 million, but those listings can mix developer stock with resale inventory. A portal's lowest price should therefore not be treated as the transaction price for a chosen unit; request a fresh availability sheet stating quota, area, floor, furniture, payment schedule and all compulsory charges.
Geography
Within the current NovAsia catalogue, Mida has two developments in the wider Pattaya market, but they occupy different Chonburi submarkets. The Panora Pattaya is on Pratumnak in Nong Prue, Bang Lamung; the government environmental record specifies Pratumnak Soi 5. The Panora Estuaria lies farther south at Na Jomtien Soi 22 in the Baan Amphur area of Sattahip, directly on the coast. These are not simply two versions of the same location: Pratumnak is closer to Pattaya's urban core, while Baan Amphur and Na Jomtien have a more resort-oriented, less central setting. The wider group has property activity in other Thai provinces, but these two schemes form its verified Pattaya footprint in this profile.
Reliability and public record
Mida offers a meaningful due-diligence advantage: it is a listed company with recurring disclosure through the Stock Exchange of Thailand and the Thai SEC. The numbers also show why a listing should not be turned into a simple 'reliable' label. Mida Assets reported a 2025 net loss attributable to owners of the parent of THB 422.274 million. For the first six months of 2026, the result improved to net profit of THB 68.804 million, including THB 80.058 million in the second quarter. That is a clear improvement from the loss recorded in the first half of 2025, but a buyer making a large off-plan commitment should still review the latest balance sheet, cash flow and liabilities alongside the project's own status. Both Panora schemes also have a traceable record in Thailand's environmental-approval system, although the legal project owner differs: Mida Property Co., Ltd. for the first Panora and Mida Assets Public Company Limited for Estuaria.
What to verify
With Mida, due diligence should begin by separating the group, the marketing brand and the legal project owner. For The Panora Pattaya, Smart EIA Plus names Mida Property Co., Ltd., registration number 0105544042887, as project owner, while the current Panora marketing page identifies Mida Assets Public Company Limited as developer; the sale contract should make clear which entity is actually selling the unit and on what legal basis. For The Panora Estuaria, the government record names Mida Assets itself as owner, so the contract, land documents and receiving bank account should either align with that structure or have a documented explanation. Estuaria also requires an approval-version check: the original EIA was approved in 2021 and a project amendment was approved in December 2025. Because the government registry still described construction as ongoing on the access date, any advertised 2026 handover should be confirmed against current physical progress, completion permits and condominium registration. Foreign buyers should obtain written confirmation that the exact unit is available within the foreign freehold quota and verify the remittance route needed for registration. At completed Panora Pattaya, the focus shifts partly from developer documents to the condominium juristic person's finances, common-property condition, sinking fund, recurring fees and operating history since completion in 2022.
