Why this project is worth a look
Completed building
The tower is finished and operating, so the usual off-plan construction risk is no longer the main question. Buyers can inspect the real view, corridor condition, lift performance, noise, smells, common-area upkeep and the exact apartment. A completed building still needs due diligence at unit level: air-conditioning, water ingress, appliances, furniture and maintenance history can matter more now than the original handover date.
Near, not beachfront
Pratumnak Soi 5 puts the building within walking reach of the beach area without placing it directly on the sand. For many residents that is a useful compromise: the sea is close, while the entrance remains connected to everyday restaurants, shops and local transport. Buyers who specifically want private first-line frontage or a direct beach gate should not treat The Panora as something it is not.
Two amenity levels
The fourth floor works as the practical daily amenity level, while the 29th floor is built around the elevated pool, jacuzzi and outlook. That separation is useful for residents who actually use a gym, sauna, children’s room or lower pool regularly rather than only visiting a rooftop facility occasionally. The upper pool then becomes a different experience rather than the building’s only leisure option.
Straightforward layouts
The product range is not overloaded with dozens of marketing names. The core choice is a compact unit around 31 sqm, one-bedroom layouts in the low-to-high 30s, and two-bedroom plans around 70–79 sqm. That makes comparisons more honest: floor, orientation, view, condition and price become the main variables. Couples planning to live here full time should compare the larger one-bedroom and two-bedroom plans rather than automatically chasing the cheapest entry unit.
Visible resale market
Dozens of sale and rental listings are visible for the building in August 2026. That does not prove liquidity or a guaranteed return, but it gives a buyer useful negotiating context. Similar units can be compared side by side, and the spread in asking prices makes it harder for one seller to frame a single number as the only market level. In a mature resale building, unit condition and ownership status can create as much negotiating room as the project name itself.
About the project
The Panora Pattaya is a completed high-rise condominium on Pratumnak Hill, set on Pratumnak Soi 5 in Nong Prue. That changes the way a buyer should assess it. There is no need to rely on a render or a construction promise: you can inspect the finished building, walk through the common areas, test the lifts, see the actual outlook from a unit and judge noise, sunlight and the condition of the fit-out. The project also has an established resale market. In August 2026, studios, one-bedroom units and two-bedroom apartments are all being offered, so there is no meaningful single “project price” anymore. Value depends on the exact floor, view, furnishing, ownership status and condition of the individual unit.
The building is close to the sea but not directly on the beachfront. Its address is on Pratumnak Soi 5, inside the neighbourhood. The original developer brochure quoted roughly 250 metres to the beach, while current property and accommodation platforms show slightly different figures depending on the route and reference point. The practical takeaway is more useful than arguing over a few dozen metres: residents can walk to the beach area, but this is not a private first-line development with a door opening straight onto the sand. The location works best for buyers who want beach access without giving up the restaurants, small shops and local services of Pratumnak, with Thappraya Road providing the main connection toward Jomtien and central Pattaya.

The Panora is also relatively straightforward as a building. The primary project specification is one 38-storey tower with 342 units. Typical residential floors carry up to 12 apartments, while the upper residential section from floors 30 to 38 drops to six units per floor. That does not make the entire project boutique, but it matters for people comparing upper-floor stock, where corridor traffic is lower and the larger two-bedroom layouts appear. Plans show four passenger lifts plus a separate fireman/service lift. In a 38-storey residence, that operational detail can matter more in daily life than decorative finishes in the lobby, particularly during morning and evening peaks.
Amenities are split across several levels rather than concentrated around the ground floor. The fourth floor contains a pool, gym, sauna, children’s room and landscaped activity areas. A second leisure level on the 29th floor includes a long elevated pool, a jacuzzi and sunken seating areas. This creates two different kinds of shared space: a lower level that is more practical for routine exercise and family use, and an upper level designed around the view and relaxation. For both owner-occupiers and long-stay tenants, that can be genuinely useful. It should not, however, be confused with an investment guarantee. The value of these facilities depends on how well the condominium juristic person maintains them several years after completion.
The unit mix is compact and easy to understand. Original plans show a small format around 30.82 sqm, one-bedroom apartments from roughly 32.57 to 37.27 sqm, and two-bedroom units from about 69.70 to 78.55 sqm. In other words, the project is primarily suited to a single resident, a couple, or a small household rather than buyers who need three or four bedrooms. The two-bedroom corner plans on the upper floors are the more substantial homes in the building. They place the living space between the bedrooms and offer enough area to work as a full-time residence, not merely a short holiday base.
The project was originally sold with built-in fit-out, and many resale listings are offered furnished. In a completed building, however, “furnished” should be treated as a unit-specific fact rather than a permanent project specification. An owner may have replaced appliances, removed furniture, changed lighting or upgraded the interior since handover. A serious buyer should therefore ask for a current inventory and check the condition of air-conditioning units, kitchen appliances, sanitary ware, balcony doors, wardrobes and any washing machine included in the sale. Two apartments with the same floor area can carry very different real acquisition costs once repairs and replacements are taken into account.
For ownership, The Panora functions as a normal registered Thai condominium. A foreign buyer can hold a unit freehold if foreign-quota space is available in the building. Thai law still caps aggregate foreign ownership at 49% of the saleable condominium area in 2026; proposals to increase the limit have not replaced the current rule. Current market listings for The Panora include units explicitly marked as foreign ownership, which shows that foreign freehold stock exists in the resale market. It does not mean every available unit can be transferred to a foreign buyer. The quota letter and the exact title status of the selected unit should be verified before committing funds.
The strongest reason to consider The Panora today is that it can be judged as an operating property rather than a future product. You can compare real resale asks, real rental stock, actual common areas and the way the building is aging. That also means the inspection should be more demanding. Units on similar floors may differ significantly in sea exposure, afternoon sun, surrounding noise, furniture condition and history of use. An owner-occupier should ideally visit at more than one time of day. An investor should look at achieved rents, vacancy and the exact unit type instead of relying on promotional yield percentages. The project can be attractive, but the decision now sits at the apartment level, not just at the building-brand level.

Ownership format
Freehold is possible within the statutory 49% foreign-ownership quota of the registered condominium. Quota availability must be confirmed for the selected unit before transfer; if quota is unavailable, a leasehold structure may be offered subject to the specific contract.
Unit types & sizes
The smallest original layout. The plan is built around one main living space with a kitchen zone, sleeping area, separate bathroom and balcony. It can work well for one resident or a part-time Pattaya base, but storage and the amount of usable open floor after furnishing should be checked in person. On the resale market, units of this size may be labelled either studio or one-bedroom, so the actual plan matters more than the listing headline.
This is the building’s core residential format, with several original plans from roughly 32.6 to 37.3 sqm. Two apartments both marketed as one-bedroom can therefore feel quite different because the living-room width, kitchen position, balcony and bedroom separation change by type. For long-stay use, compare desk space, storage and privacy between living and sleeping zones rather than looking only at the floor number or headline price.
These are the largest confirmed standard layouts in the project. Original plans include versions around 69.70, 70.68 and 78.55 sqm; the larger corner plans place the living area between the two bedrooms, and the biggest layout includes a bathtub in the principal bathroom. This is a more credible full-time home for a couple needing a guest room or office, or for a small family. The size difference is substantial enough that comparing only by bedroom count can be misleading.
The old brochure is internally inconsistent on Type C1: its overview presents the compact format as a studio, while the individual 30.82 sqm plan sheet labels it as one bedroom. Current market platforms more often classify the 30.8–31 sqm units as studios. For a transaction, use the actual unit plan and title rather than the marketing label alone. - This is not first-line beachfront property: local streets remain between the tower and the sea. That is both a limitation and an advantage — no private direct beach access, but everyday restaurants and services remain part of the normal neighbourhood environment.

- Sources conflict on the unit count. Mida Property’s original brochure and most project databases state 342, while some individual profiles show 327, 329 or 338. The main record uses 342; the condominium juristic-person registration documents can be checked during legal due diligence.
- Completion dates also conflict. Older material carried an estimated Q4 2021 completion and PropertyHub still shows 2021, while several later market sources state actual completion in December 2022. The main record uses December 2022.
- Some aggregators name Silvan Property Co., Ltd. as developer. The Thai government EIA record for this specific project names Mida Property Co., Ltd. as project owner, and Mida Assets’ own portfolio places The Panora Pattaya under Mida Property. The registry therefore uses Mida Property Co., Ltd.
