See what you buy
The strongest reason to look at the project now is that the buyer can inspect an operating property rather than a promise. Views, afternoon heat, privacy between buildings, common-area upkeep and the quality of day-to-day management can all be judged in person. That matters at a coastal project, where the same floor plan can feel very different on another stack because of sun, wind, neighbouring plots and the openness of the outlook. A buyer willing to view several units can make a materially better-informed decision than was possible during construction.
Space beyond micro-units
The range extends well beyond studios and small one-bedroom investor units. Two-bedroom apartments reach roughly 118 sqm, three-bedroom homes are around 154–165 sqm, and the duplex penthouse is listed at 282.58 sqm. That opens the project to families, longer stays and buyers who want proper living space rather than a holiday-room format. The trade-off is straightforward: larger units require a much higher capital budget, and common-area charges scale with the registered area.
Facilities you can use
Pools, gardens, work areas, fitness, yoga, private onsen rooms, children’s facilities and a mini theatre give the development more on-site functionality than a basic condominium with a lobby and one pool. That is useful in Na Jomtien, where residents often drive for shopping and services. The list only has value if the facilities are well operated, however, so a viewing should focus on actual maintenance, crowding, access rules and opening conditions rather than on the number of icons in a brochure.
Quieter southern setting
Na Jomtien offers a different daily rhythm from central Pattaya: less urban intensity, a more residential coastal setting and relatively direct road access toward Sukhumvit and the motorway. It works particularly well for a car owner or a buyer who does not need central nightlife on the doorstep. Someone whose priority is a fully walkable lifestyle with dense retail and entertainment outside the lobby will find central Pattaya districts more convenient.
About the project
The Panora Estuaria is no longer a proposition that has to be judged from renderings and a construction schedule. Current project databases mark the Na Jomtien development as completed in July 2026, which changes the buyer’s job materially: the sensible comparison is now between real units, real buildings and the operating common areas. A viewing can reveal the actual outlook, afternoon sun, corridor feel, lift waiting time, parking route and any noise from neighbouring land. The scheme contains four low-rise buildings with 264 residential units; the official project information also lists six shop units. That is a meaningful amount of housing, yet the site is laid out very differently from a single Pattaya high-rise. Much of the experience is created at ground and podium level through gardens, water features, courtyards and the spacing between buildings rather than through a tower-and-lobby format.
Location is the defining trade-off. The project sits on Soi Na Jomtien 22 in Na Chom Thian, within Sattahip District, Chon Buri, on the quieter southern side of the wider Pattaya market. It is positioned by the Baan Amphur beach area rather than in central Pattaya, and there is no busy urban seafront road separating the project from the immediate shoreline environment. That suits a buyer who values a calmer coastal setting. It is less convincing for someone who wants to step outside and have central Pattaya’s density of malls, restaurants and nightlife within a short walk. Think of Living’s site review places Sukhumvit Road at roughly 550 metres and the Huai Yai motorway connection at around 900 metres. In practice, that means the address works well as a driving base, while a car, taxi or ride-hailing service remains useful for many everyday trips.

The unit mix is unusually broad for a single low-rise condominium. Official project information runs from studios of roughly 32–33 sqm through one-bedroom units around 47–53 sqm, two-bedroom homes around 94–118 sqm and three-bedroom layouts around 154–165 sqm, ending with a 282.58 sqm duplex penthouse. The larger two- and three-bedroom formats are particularly relevant for buyers comparing Na Jomtien with newer Pattaya projects dominated by compact investor units. Still, bedroom count is only the first filter. The four buildings do not carry identical stacks, and differences in orientation, balcony geometry, floor level and sightline can matter more than a few square metres on paper. Because the project is completed, those variables can be inspected rather than inferred. A strong viewing shortlist should therefore contain several examples of the same nominal unit type, not just one representative floor plan.
The common-area programme is extensive and should be treated as part of the purchase decision rather than as a brochure appendix. The official project material lists a beach pool, a separate Samuttra sky pool, landscaped lagoon-style courtyards, several gardens, a fitness room, yoga space, private onsen rooms, co-working areas, children’s spaces, a mini theatre and play rooms. There are also concierge and lobby functions, mail facilities, parking, EV charging, automated parking technology and access-control systems. The benefit is obvious for a resident who wants to spend more time on site and less time driving to a gym or workspace. The other side of that equation is operating cost. FazWaz and Think of Living both publish a common-area fee reference of THB 75 per sqm per month and a sinking-fund reference of THB 700 per sqm. Those figures are useful budgeting anchors, but a buyer should verify the current juristic-person schedule after completion before relying on them.
Pricing needs to be read unit by unit. On 17 August 2026, PropertyHub showed an active lower-end listing at THB 3.99M for a compact unit of about 32 sqm, while FazWaz’s project-level sale inventory started at THB 4.8M. This is not necessarily a contradiction: individual resale and developer listings can differ by ownership quota, floor, outlook, furnishing, condition and seller urgency. PropertyHub also carried units explicitly marked as foreign quota at higher asking prices. For that reason, THB 3.99M should not be presented as a guaranteed foreign-freehold entry price. It is a visible market floor on the date checked. The useful next step is to identify a specific unit and verify its title position, foreign-quota eligibility, included furniture, transfer costs and any seller-specific conditions before comparing it with other projects.
For a foreign buyer, the ownership framework is the normal Thai condominium framework, but quota availability is still a unit-level question. Foreigners can own condominium units freehold provided the statutory foreign-ownership ceiling is not exceeded; the government guidance states that foreign ownership cannot exceed 49% of the aggregate unit area of the condominium. Current Panora Estuaria advertisements include units labelled foreign quota, which shows that foreign-freehold stock exists in the market, not that every unit is eligible. Before a reservation becomes binding, the buyer should have the specific unit’s quota position confirmed through the seller and condominium juristic person, then review the transfer documents. A Thai-quota unit is not simply the same asset with different wording. Leasehold may be offered as an alternative structure where appropriate, but its term, renewal language and counterparties have to be understood from the contract itself.
One corporate point deserves to remain explicit. The official project website identifies Mida Assets Public Company Limited as the developer, while FazWaz lists Silvan Property Co., Ltd.; the project queue also describes Silvan as the project entity. The available public material is consistent enough to identify one physical project and one product line, so this is not an identity problem. It is, however, not enough to state the precise legal role of each company in every current transaction without seeing the relevant primary corporate and sale documents. For a buyer, the distinction is practical: the consumer-facing development brand is not a substitute for checking the legal seller, authorised signatory and bank account named in the contract. This dossier therefore uses Mida Assets as the official developer brand and carries the entity-name discrepancy as an open verification item rather than inventing a corporate relationship.

Ownership format
A foreign buyer may hold a condominium unit freehold within Thailand’s statutory foreign quota, capped at 49% of the aggregate unit area of the condominium. Current The Panora Estuaria listings include units marked as foreign quota, but quota availability must be confirmed for the specific unit; where foreign freehold is unavailable, a seller may offer another structure, including leasehold.
Unit types & sizes
The smallest format is concentrated mainly in the Nara and Pana buildings. Studios currently define the lowest visible entry point, but asking prices vary materially with ownership quota and seller. The THB 3.99M active listing observed on 17 August 2026 should not automatically be treated as a foreign-freehold price; separately advertised foreign-quota studios were higher.
This is a more liveable one-bedroom size than the micro-unit format common in many newer resort projects. The type appears across several buildings, so orientation and floor level deserve as much attention as the nominal area. Current listings include examples explicitly marked foreign quota, but that status still needs to be confirmed for the selected unit at the time of transaction.
The two-bedroom range is one of the project’s more distinctive features. At roughly 94–118 sqm, these units can support long stays, family living, home working and guests without forcing every function into the same small living room. The difference between the lower and upper end of the range is substantial, so unit price alone is a poor comparison; layout efficiency, building, orientation and outlook all matter.
At 153.55–164.61 sqm, the three-bedroom units sit closer to full family homes than to conventional resort-condominium stock. Buyers at this size should compare them not with the project’s smaller apartments but with large condos and some Na Jomtien villa options on total budget, privacy and running cost. The condominium format brings shared facilities and a clearer foreign-freehold route when quota is available, but it does not provide private land and remains subject to condominium rules.
This is a limited top-end format rather than a representative unit type. The official building-and-unit schedule lists 282.58 sqm, and the same size appears in a current market listing. A separate room-type widget on the official site shows a different penthouse example, so bedroom and bathroom counts are deliberately left out here unless tied to a specific plan.
Areas come from the official building-by-building schedule and were cross-checked against current market profiles; some platforms round individual sizes. Any price shown is listing-specific rather than a price for the whole unit type, because ownership quota, floor, outlook, condition, furniture and transaction terms differ. - The address is Soi Na Jomtien 22, Na Chom Thian, Sattahip District, Chon Buri. In market terms this is the southern Pattaya corridor, with more in common with Baan Amphur and the marina area than with dense central Pattaya.

- Coordinates 12.8237711, 100.9122846 are carried with a 250-metre radius rather than treated as door-level precision; they align with the Soi Na Jomtien 22 address and the map point published in the Thai project review.
