On the access date, Layan Green Park's official site advertised completed Phase 1 apartments from USD 145,265, while VillaCarte listed Layan Verde from USD 236,091. La Vista Villas' official project site advertised Type A villas from THB 38.9 million and Type B from THB 45.9 million. These are marketing entry points for different property types and currencies rather than a like-for-like price list. A buyer should work from a unit-specific quotation in baht that states floor area, ownership form, furniture, payment milestones, taxes and compulsory charges.

Geography

VillaCarte's in-house developments are concentrated in Phuket, but they occupy two distinct parts of the island. Layan Green Park and Layan Verde are in Cherngtalay near Layan and Bang Tao on the northwest coast, while La Vista Villas sits on a hillside in Chalong in southern Phuket. The shared developer brand therefore does not translate into the same demand profile: the resort-residential market around Layan and Bang Tao differs from the large-villa market in Chalong in buyer mix, seasonality and resale conditions. La Vista Villas is developed by Phuket Best Way Co., Ltd., registration 0835564006464, while Layan Verde is held by Layan Best View Co., Ltd., registration 0835564009196. The contract, land documents, permits and receiving bank account should form a clear chain back to the correct entity. At Layan Verde, match the purchased building and phase to its specific environmental approval: the government database contains six separate reports rather than one blanket approval for the whole master development. Foreign condominium buyers should obtain written confirmation that their exact unit is available within the foreign freehold quota and can be registered accordingly; villa buyers need separate legal review of building ownership and land rights without nominee structures. Marketing return figures also need contract-level scrutiny. Layan Green Park advertises annual returns of 7–10%, while Layan Verde presents an average return of about 8%; neither figure should be treated as guaranteed unless the contract identifies the payer, term, calculation base, fees and termination conditions. For Layan Verde, confirm whether Dusit's management agreement actually covers the building or rental pool containing the chosen unit, because the public announcement concerns a defined hotel-and-residences component.
