Late construction stage

The principal residential buildings are beyond structure and into partitions, MEP, façades and finishes, so a buyer is no longer evaluating a purely paper launch. The July 2026 update also shows why the word 'nearing completion' needs context: J1 and J2 were still at earthworks and foundations. That is a much more informed risk position than buying at excavation stage, but it does not guarantee a December 2026 handover for every unit. The sensible approach is to match the selected building and unit to its actual construction stage and payment obligations.

Space for longer stays

A roughly 36.7 sqm studio is only the entry product. The project then jumps to one-bedroom layouts around 74.5 sqm, two-bedroom homes around 111.1 sqm and three-bedroom units around 148.2 sqm. Those sizes can support family holidays, remote work or longer residence far better than a compact resort studio. The trade-off is a larger absolute purchase and operating budget. Buyers should compare common fees, furniture, management arrangements and total acquisition cost alongside the headline price.

Shared resort ecosystem

Phase 2 is being added to a complex where part of the Phase 1 hospitality infrastructure already operates. The official material describes pools, children's facilities, food and beverage outlets, fitness and yoga, spa and wellness areas, event spaces, concierge services and transfers. That can remove a lot of friction for an owner who wants a managed holiday base. The diligence point is access: buyers should understand which amenities belong to Phase 2, which are shared under cross-phase arrangements and what recurring charges support them.

Layan, not downtown

The location is close to Layan Beach at the quieter northern end of the Bang Tao resort belt. It works well for buyers prioritising the west coast, beach access and the Laguna / Boat Avenue area rather than a dense urban lifestyle. The same feature creates car dependence for many everyday trips. Someone expecting walkable schools, offices, retail and public transport should test the area in person and judge it as a resort location, not as a city-centre condominium.

About the project

Layan Green Park Phase 2 is the second development stage of the Layan Green Park resort complex in the Layan area of north-west Phuket, within Choeng Thale, Thalang. The project address disclosed by the developer is 147 Moo 6, Cherngtalay Sub-District, Thalang District, Phuket 83110. Phase 2 is not merely another spelling of Phase 1: the official site separates the two phases on the master plan, gives Phase 2 its own construction schedule and corporate disclosure, and shows a distinct set of buildings. Phase 1 is already operating while Phase 2 remains under construction. That distinction matters because the first phase can be judged as a functioning hospitality property, whereas the second still carries completion, registration and handover risk.

The product sits between a conventional condominium and a resort aparthotel. Layan Green Park markets the wider complex as a family-oriented eco-conscious aparthotel, while major property platforms classify Phase 2 as a condo or apartment project. In practice, buyers are purchasing private apartments inside a service-heavy environment with reception, pools, food and beverage outlets, wellness facilities and work or event spaces. That can suit an owner who wants a Phuket base with a hotel-style layer of services rather than a bare residential building. It may be less attractive to someone seeking a quiet owner-occupied condominium with limited visitor turnover and minimal shared operations, so the operating model is worth understanding before the price comparison begins.

The latest detailed project disclosure on the official website states 386 units for Phase 2 and describes five buildings of two and seven storeys, while listing F, G, H, K, J1 and J2 in the breakdown. This is materially different from the 377-unit figure still carried by FazWaz, Lazudi, Rumavi and several syndicated project pages. We therefore use 386 as the newer first-party figure but keep the discrepancy visible. The same disclosure links Phase 2 to land title deed no. 70026 and a land area of 16,673 square metres, whereas FazWaz shows an 11,200-square-metre project area. These may be different measurement concepts, but they should not be treated as interchangeable until the sale documentation explains them.

Completion is targeted for December 2026. The official construction schedule runs the principal construction phase from June 2023 through December 2026 and places preparation for occupancy in December 2026. A more useful reality check comes from the developer's end-July 2026 progress report. Building F had moved into partitions, plastering, façade and MEP work; G and H were in finishing and systems work; K was progressing through façade finishing and screeds; the pool structure was preparing for tiling; and duplex buildings J1 and J2 were still at earthworks and foundation stage. The date is therefore a developer target rather than a promise that every part of the phase will hand over simultaneously. A buyer should tie payment and handover obligations to the selected unit, not to a broad project headline.

The apartment sizes are generous by Phuket resort-condo standards. A studio is around 36.7 sqm, the one-bedroom layout is about 74.5 sqm, a two-bedroom is around 111.1 sqm, and a three-bedroom is about 148.2 sqm. FazWaz describes duplexes spanning roughly 183.5 to 297.5 sqm, while the current official catalogue highlights a 207.89 sqm duplex configuration. These are different living formats rather than simple upsells. The studio is a compact holiday base, the one-bedroom provides separation between sleeping and living or work areas, and the larger units start to make sense for families or longer stays. Duplexes are a more specialised product, where exact pool provision, terrace area, building position and view can matter more than the headline square metres.

Layan is the quieter northern end of the Bang Tao coastal area. The project is commonly shown around 700 metres from Layan Beach, and the developer describes the trip to the beach as roughly two minutes by vehicle. It is not an urban, walk-everywhere neighbourhood in the Bangkok sense. The appeal is access to the west-coast resort belt, beaches and the Laguna / Boat Avenue ecosystem within a short drive. Phuket International Airport is commonly quoted at about 20 km. Owners who expect to live here full time should test real daily routes for groceries, schools, medical care and work rather than relying on resort-map driving times. The project partly offsets that car dependence with on-site services and a stated shuttle to the beach and Boat Avenue.

Amenities are central to the proposition, but buyers should distinguish between facilities already operating in Phase 1, shared facilities across the complex and facilities still being completed for Phase 2. The official infrastructure page explicitly says residents and guests of both phases can use the amenities and that Phase 1 facilities are already running. Across the complex, the developer describes five pools using chlorine-free treatment, children's areas, restaurants and bars, fitness and yoga areas, walking and jogging paths, a wellness and spa centre of about 1,000 sqm, meeting and event facilities, concierge services and transfers. The Phase 2 page separately refers to more than 6,000 sqm of dedicated infrastructure. The practical due-diligence question is which facilities are legally common property, which are accessed by contract between phases, and how the ongoing costs are allocated.

Current asking-price evidence does not come from a single clean price list. FazWaz shows the lower end of active stock at roughly THB 5.37 million, while the developer site advertises Phase 2 apartments from USD 215,712. We do not convert one into the other or infer a discount. They may represent different units, ownership forms or inventory. FazWaz also states a common-area fee of THB 75 per sqm per month, a sinking fund contribution of THB 650 per sqm and a THB 10,000 per sqm premium for foreign-freehold quota units. Those charges are useful budget anchors, but the buyer should request a written all-in cost sheet for the exact unit because the applicable area, ownership form and timing can change the amount payable.

For a foreign buyer, the legal issue is the available foreign quota rather than the presence of the word freehold in a listing. Thailand's condominium regime limits aggregate foreign ownership to 49% of the total unit area in a registered condominium. Layan Green Park Phase 2 is marketed with foreign-freehold stock, and FazWaz explicitly lists a foreign-freehold premium, so this ownership route is part of the sales proposition. It is still inventory-dependent: the quota can be consumed as sales complete. If foreign freehold is unavailable, a leasehold arrangement may be offered, but its terms and enforceable duration need separate review. Because Phase 2 is still under construction, the transfer package should also confirm condominium registration, the unit title and the contractual counterparty before the final payment is made.

Ownership format

Foreign freehold is possible when sufficient quota remains within the statutory 49% cap on total condominium unit area. FazWaz lists a THB 10,000/sqm foreign-freehold premium. If quota is unavailable, a leasehold structure may be offered, but availability and terms for the selected unit require separate confirmation.
