Phase 1 is built and La Green Hotel & Residence is already operating within it. A buyer can inspect an actual apartment, common areas, service quality and guest activity rather than relying on construction renderings; the remaining caution is the conflicting formal completion date, which should be resolved from the selected unit and condominium documents.
Resort-scale amenities
The first phase advertises more than 4,500 sqm of infrastructure, including pools, restaurants and bars, sport and wellness facilities, children's areas, reception and 24-hour concierge service. That supports family stays and a hospitality use case, but it also creates a busier service environment than a small residential condominium.
Broad apartment choice
Current official pages show studios, one-, two- and three-bedroom apartments plus duplexes. Resale inventory introduces further size variations inside those categories, giving buyers several entry points, but the meaningful comparison is the exact area, outlook, terrace or pool access and furnishing of each unit rather than bedroom count alone.
Verified green framework
The first-phase buildings received preliminary EDGE Advanced certification, with the hotel sustainability page referring to certificates for Buildings A through D. This does not guarantee investment returns or a particular utility bill, but it is stronger evidence of resource-efficiency design than an unsupported 'eco' label.
Distinct phase identity
Phase 1 has its own project company, Layan Green Park Co., Ltd., and published land title deed number 36931, separating it from Phase 2 beyond branding. That makes the due-diligence scope clearer, although the exact tenure still has to be confirmed unit by unit because both freehold and leasehold offers appear in the market.
About the project
Layan Green Park Phase 1 is the completed first stage of the Layan Green Park complex in the Layan side of Choeng Thale, northwest Phuket. It should be treated separately from Phase 2: Phase 1 has its own project company, Layan Green Park Co., Ltd., its own published land title deed number 36931, and four seven-storey buildings. It also contains the operating La Green Hotel & Residence, so ownership here sits inside a functioning hospitality environment rather than a conventional residential condo with a pool and a lobby only. For a buyer who wants to combine personal stays with rental use, that distinction matters more than headline yield claims. Reception, restaurants, leisure spaces, hotel services and an operating management structure can be inspected in person before a purchase decision is made.
Construction risk is no longer the central issue. The current Phase 1 website labels the development completed and markets finished apartments, while the hotel is already operating. The completion date itself is less tidy. FazWaz records September 2023; the project's detailed timeline runs through landscaping in July–September 2023 and move-in preparation, commissioning work and hotel launch from October to December 2023; VillaCarte Group's corporate history places completion of Phase 1 in November 2024. Those dates should not be blended into a made-up midpoint. The useful buyer conclusion is that the phase is finished and in operation; if the formal completion or registration date matters for a contract, tax file, bank or legal review, it should be taken from the documents for the selected unit and condominium rather than from a portal profile.

There is a second material discrepancy around unit count. The current official project information states 350 units in Phase 1, broken down as 102 in Building A, 133 in Building B, 109 in Building C and 6 in Building D. Several large market databases still state 403 units, including FazWaz, PropertyScout, Lazudi and Thailand-Property. The registry record therefore uses 350 as the primary-source figure and leaves 403 visible as a conflict instead of silently choosing the number repeated by more portals. This does not create an identity problem: the sources agree on the development, the four buildings, seven floors, address, developer context, location, layouts and the presence of La Green Hotel & Residence inside Phase 1.
The product is best understood as a condo-hotel or aparthotel residence rather than a purely residential low-rise condominium. VillaCarte Group describes Layan Green Park as a condo-hotel, while the project's own Phase 1 page uses the aparthotel language. Individual apartments are nevertheless traded as condominium units on the resale market. La Green Hotel & Residence operates within the first phase with a dedicated hospitality team. This can be attractive to an owner who expects hotel-style services during personal stays and wants the property to fit naturally into a short-stay or managed-rental environment. It also means the atmosphere will not feel like a small private residence: guest turnover, restaurants, pools, family facilities and service operations are part of the concept and should be assessed as part of the purchase.
The apartment mix is broad enough to serve different use cases. The current official layout pages display a 30.32 sqm studio, a 45.4 sqm one-bedroom, a 90.39 sqm two-bedroom, a 126.64 sqm three-bedroom and a 108.81 sqm duplex; the duplex is currently marked sold on the main layout page. Secondary listings show additional sizes within the same bedroom categories, so the official figures are better read as currently displayed examples rather than the complete historic size range of every unit built. That is especially relevant in the one-bedroom segment, where resale stock includes both compact and materially larger units. A buyer should compare actual internal area, balcony or terrace configuration, pool access, furnishing and the position within the building instead of relying on bedroom count alone.
Phase 1's amenity package is substantial for a seven-storey development. The official Phase 1 page describes more than 4,500 sqm of dedicated infrastructure and about 1,500 sqm of swimming-pool areas. The list includes lobby and reception, 24-hour concierge service, walking areas, central and children's pools, private pools attached to selected units, two restaurants, a pool bar, rooftop bar, gym, outdoor yoga terrace, sports ground, running track, spa, sauna, children's centre and playgrounds. That infrastructure changes how the property should be compared with nearby condos. A smaller conventional condominium may have lower service complexity, but it will not necessarily offer the same resort ecosystem; here, the whole shared environment is part of what an owner is buying into.
The sustainability claim has more substance than a typical marketing label. Layan Green Park received preliminary EDGE Advanced certification for the first-phase buildings, and La Green Hotel & Residence states that Advanced-level preliminary certificates were presented for Buildings A, B, C and D. EDGE is a green-building framework associated with IFC and assesses areas such as energy, water and embodied energy in materials. It should not be translated into a guaranteed utility saving for one specific owner, and it says nothing about future resale performance. What it does provide is third-party evidence that resource efficiency was built into the design and engineering brief, which can matter to buyers who care about operating efficiency and environmental standards.
The published Phase 1 project address is 147 Moo 6, Cherngtalay Sub-District, Thalang District, Phuket 83110. La Green Hotel & Residence inside the phase uses 149 Moo 6 and the same local area. Because those two published numbers refer to the project and the operating hotel component within it, the map record is intentionally centred on the operational hotel coordinates with a 300-metre radius rather than pretending to identify one exact entrance. The setting is on the Layan/Bang Tao side of Choeng Thale, within the resort-oriented northwest Phuket market. It is not an urban, car-free neighbourhood in the Bangkok sense, so the practical test is a real drive at the times you expect to travel, especially if daily access to the beach, Laguna, Boat Avenue or schools is important.
In 2026, the purchase case is primarily about completed stock and resale inventory. FazWaz and Thailand-Property both show a current low asking level around THB 4,726,800, while PropertyScout, Lazudi and other portals start their visible selections higher. That does not mean one platform is necessarily wrong: portal inventory can differ by seller, unit condition, furnishing, floor, tenure and whether a listing is still genuinely available. The THB 4.7268 million figure is therefore used only as a lower market anchor on the review date. Before treating any listing as comparable, a buyer should confirm live availability, exact title or lease structure, transfer costs, furniture inventory and whether the apartment has an existing hotel-management or rental agreement.
Tenure cannot be safely described with one word for every unit in the project. PropertyScout labels the project tenure freehold, while individual FazWaz listings for Phase 1 include leasehold units. For a foreign purchaser, registered condominium freehold is available only within the foreign ownership quota, capped at 49% of the total condominium unit area under Thai rules, and the available quota has to be confirmed for the selected unit at transfer. A leasehold offer should be reviewed as a lease with its own term and contract conditions, not treated as equivalent to foreign freehold. This is one of the first documents to verify once a buyer narrows the search to a specific apartment.
The same caution applies to investment-return marketing. Historical and current promotional material around Layan Green Park refers to guaranteed returns, annual yields and capital appreciation, but those claims are not a universal attribute of every resale unit. A second-hand apartment may have a different management contract, a guarantee that has already expired, different operator fees or no guaranteed programme at all. The stronger evidence-based case for Phase 1 is more straightforward: completed buildings, a hotel already in operation, a large set of on-site amenities, several apartment formats and visible resale liquidity across multiple portals. A serious rental-income model should be built only after the actual contract, fee schedule and operating history of the chosen unit are available.
Overall, Layan Green Park Phase 1 is most relevant to buyers who want a ready resort residence in Layan and are comfortable with a hospitality-led environment. It is easier to inspect than an off-plan project because the buyer can see the apartment, common areas, actual noise, guest movement and the quality of hotel operations before committing. The trade-off is that due diligence moves from construction promises to unit-specific details: resale prices vary widely, unit sizes are not uniform, and tenure appears to differ across listings. If those details line up with the buyer's intended use, Phase 1 offers entry into an already functioning complex. If the priority is a quiet boutique residence, very low density or an immediately verified foreign-freehold title without quota work, other Choeng Thale and Layan projects may be a better fit.

Both freehold and leasehold offerings appear in the project. Foreign freehold is possible within the 49% foreign quota; the exact tenure of the selected unit and current quota availability must be confirmed before purchase.
Unit types & sizes
The smallest current official layout combines a kitchen zone, bathroom, balcony and large windows. It can suit shorter personal stays or rental use, but a resale buyer should still verify the exact configuration, furnishing and whether the specific unit is tied to a hotel-management arrangement.
The official example separates the bedroom from the living room and includes a full kitchen, dining space, balcony and storage. Resale listings show other one-bedroom sizes as well, so 45.4 sqm is a displayed layout rather than a universal category limit; layout efficiency and building position matter when comparing units.
The current official two-bedroom layout is more clearly family-oriented, with an open living/dining/kitchen area, two separated bedrooms, two bathrooms and balcony access. The higher purchase ticket changes the rental economics materially versus studios and one-bedrooms, so the relevant comparison is actual two-bedroom rent and costs rather than a project-wide yield claim.
This is a larger family residence with three separate bedrooms, balconies, walk-in storage for the main bedrooms, kitchen and dining area, plus a laundry zone. It behaves differently from a compact holiday unit and is more relevant to longer family stays or buyers who want a genuine residential layout; resale choice is naturally thinner than in the one-bedroom segment.
The duplex separates the lower-level living and kitchen space from two bedrooms above, and the official layout includes access to a private pool. The main layout page currently marks this type sold, so it should be treated as part of the built Phase 1 inventory and a possible resale format rather than stock that is guaranteed to be available today.
