Why this project is worth a look

Scale shapes daily life

Layan Verde is planned as a resort district rather than a stand-alone condo. The official partner portal lists fifteen buildings across two product tiers, two hotels, retail, food and beverage, sport, kids’ facilities, coworking and a large wellness programme. That can be attractive to someone who expects to spend a lot of time on site, but the operating model and owner costs deserve as much attention as the amenity count.

A very wide unit range

Official size ranges start at 36 sqm in Premium and extend to 547 sqm in Luxury and penthouse products, while market platforms show layouts up to five bedrooms and four-bedroom duplexes. That breadth is useful for different household sizes, but it also makes project-wide averages less meaningful. Building, tier, specification and tenure need to be compared at unit level.

Progress is building-specific

The project publishes detailed construction updates through July 2026, showing roof, masonry and MEP works in some buildings while foundations or piling continue in others. That is more informative than a single completion percentage. It also makes clear why a buyer should ask for the programme attached to the selected building rather than relying only on the master-project completion year.

Hospitality is built in

The official partner portal calls Layan Verde a condominium under hotel management, and the project website names Dusit International for the premium part. That structure may suit buyers who value service or managed rental options. Any income programme, however, should be judged from the management contract itself, including owner use, costs, revenue mechanics and exit terms.

Layan with Bang Tao access

The site is in the Layan / Bang Tao area rather than an isolated corner of Phuket. The official location page quotes about two minutes by car to Layan Beach, ten minutes to Laguna Phuket and twenty minutes to the airport. Those are useful orientation points, though actual journey times will vary with traffic and the chosen building’s position inside the large site.

About the project

Layan Verde is not a single seaside condominium tower. It is a large, phased resort development in the northern Bang Tao / Layan area, and the scale changes how a buyer should assess it. The official partner portal describes a 7.5-hectare site and calls the project a condominium under hotel management. Its current master-project figures show five Luxury buildings and ten Premium buildings, with a broad mix of residential and hospitality infrastructure across the site. In practical terms, choosing a home here is not simply a matter of picking a one- or two-bedroom layout. The building, product tier, construction phase and intended use all matter. The official project website identifies Layan Best View Company Limited as the project developer, while VillaCarte Group is presented as the developer brand behind Layan Verde and handles the commercial side. Public materials also refer to several construction phases, so a completion date or specification attached to one building should not be assumed to apply identically across the whole development.

The development is actively under construction as of August 2026. The strongest evidence is the project’s own construction log rather than a generic progress percentage. Its 2 July 2026 update says the roof slab had been poured at A2.1, building-services installation was under way at A4, masonry and aluminium-frame work was progressing at A5, foundations were advancing at A1, BM1, B8 and ME1, and B9 had started foundation work. Phase 2 works had also started in the BM4.2 area. That spread of activity matters because the buildings are clearly not all at the same stage. A buyer therefore needs the handover schedule for the exact building and unit, not just a headline answer to “when is Layan Verde finished?”. The current official partner portal gives 2028 as the overall completion year, while VillaCarte currently shows December 2028 for the phases it is marketing. Contractual remedies and the unit-specific handover date should still be checked in the sale agreement.

The apartment range is unusually broad. The official project website groups the inventory into Premium apartments of 36–193 sqm, Luxury residences of 102–547 sqm, and penthouses of 528–547 sqm. FazWaz also displays plan categories from studios through five-bedroom homes, plus four-bedroom duplexes. Those are materially different products sharing the same project name: a compact lock-up-and-leave apartment, a multi-bedroom family residence, and a 500-plus-sqm penthouse should not be compared as if they were interchangeable stock. The developer says apartments are delivered furnished and equipped, with appliances and a smart-home system. That can reduce the amount of work needed after handover, but the contract specification still matters. Buyers should check exactly which furniture package, appliances, sanitaryware, finishes and smart-home components are included, and which details shown in renders are illustrative rather than contractual.

The common-area programme is one of the defining parts of Layan Verde. The current official partner portal lists two hotels, more than 5,000 sqm of retail space, 16-plus restaurants, cafés and bars, a 650-sqm nature-themed playground, three kids’ clubs, a 700-sqm event venue, 250 sqm of coworking space, 1,500 metres of walking trails, 630 sqm of outdoor sports areas, a 50-metre pool, two padel courts, a 1,500-sqm wellness centre and nine swimming pools. It also lists more than 1,000 parking spaces. This is a meaningful advantage only if the buyer actually wants a resort-scale environment and expects to use those facilities. The same scale creates practical questions as well: how the common property is divided, which facilities are funded through owners’ fees, which are independently operated commercial venues, and whether different buildings or hotel components have different service arrangements. Those operating details will matter long after the sales brochure is forgotten.

Management is built into the concept rather than added as an afterthought. The official partner portal describes the development as a hotel-managed condominium, and the main project website names Dusit International as the hotel brand for the premium part of the development. That may suit an owner who wants hospitality services and professional operations, but it should not be confused with a guaranteed investment result. Sales pages also advertise rental programmes, guaranteed-return structures and revenue-sharing models. Those are contractual products, not intrinsic facts about the apartment, so they are not treated here as reasons to buy. Anyone considering a managed-rental option should read the actual management agreement: term, calculation base, owner charges, personal-use restrictions, operator obligations, renewal or termination provisions and what happens if the programme changes are more important than the headline percentage.

Physically, the project sits in Choeng Thale, Thalang, on Phuket’s west coast in the Layan / Bang Tao zone. Property and mapping sources place Layan Verde on Rural Road 4018, Choeng Thale, Thalang, Phuket 83110. The official project site separately publishes 147/254 Moo 6 Cherngtalay as the sales-office and registered address of the legal project developer; that should not automatically be treated as the doorway of every residential building. The project’s location page quotes roughly two minutes by car to Layan Beach, around ten minutes to Laguna Phuket and around twenty minutes to Phuket International Airport, and it says a beach shuttle is planned/provided. Because this is a large site, the internal position of the chosen building also matters. Daily convenience depends on the route from that building to parking, the site exit, the shuttle point, pools or retail areas, not only on the project’s headline distance to the beach.

The live market gives a more useful price anchor than a broad launch-price claim. On 16 August 2026, FazWaz shows 105 units for sale, with the lowest asking price at THB 6.0 million for a roughly 39.7-sqm studio offered on leasehold terms. On the same platform, a 37.2-sqm studio marked Foreign Quota is listed at THB 7.7376 million, while a 55.8-sqm one-bedroom Foreign Quota unit is listed at THB 11.0205 million. DDproperty also has fresh July and August 2026 listings across one-, two-, three- and four-bedroom layouts. The important point is not the exact spread of asking prices but what sits behind each number: tenure, building, floor, view, unit size and sale terms can differ. For that reason, THB 6.0 million is used in the registry only as a lower market anchor, not as a promise that a comparable freehold unit is available at that price. Availability and terms should be rechecked on the selected unit at the time of purchase.

Tenure needs to be handled unit by unit. VillaCarte states that Layan Verde offers both freehold and leasehold, while live FazWaz inventory includes both Foreign Quota and leasehold apartments. Under Thailand’s condominium rules, foreign freehold ownership is capped at 49% of the condominium area, so a project offering foreign freehold in principle does not mean every remaining apartment can be transferred that way. The practical sequence is to select the unit, obtain confirmation that foreign quota is available for that unit, and then review the transfer and payment documents. If a unit is leasehold, the lease term, registration, renewal wording, fees and parties’ rights need their own review. The presence of hotel management, a rental programme or a hospitality brand does not replace the legal evidence of tenure for the specific condominium unit being purchased.

There is one data-quality issue worth making explicit rather than smoothing over. The official partner portal currently lists 93 Luxury apartments and 681 Premium apartments, while FazWaz and DDproperty state 776 units in total. FazWaz’s summary card also says seven buildings and 15 floors, yet its own floor-plan section names buildings ranging from three to seven floors; the official partner portal describes fifteen buildings. DDproperty still shows one block, seven floors and a 2026 completion year, all of which conflict with the current official project information and the continuing 2026 construction record. The registry therefore does not force a total-unit figure or a single floor count into the main fields. For a project this large, a blank field is more useful than a clean-looking number assembled from incompatible database cards. Before reservation, the buyer should obtain the current building schedule, floor plan and handover timetable for the exact unit under consideration.

Ownership format

Freehold within the 49% foreign quota for condominium area; leasehold is also offered in the project. The exact tenure and remaining foreign quota must be confirmed for the selected unit.

The most accessible product tier in the project, covering compact studios as well as larger multi-bedroom layouts. A meaningful comparison needs more than size and view: building, tenure and exact fit-out all matter, and live inventory currently includes both Foreign Quota freehold and leasehold units.

Luxury residences
102–547 sqm

The large-format side of Layan Verde starts around the size of a generous family apartment and stretches into villa-scale floor areas. Layout efficiency, terraces versus internal space, building position and the applicable management arrangement can materially change how two similarly sized residences actually work.

Penthouses
528–547 sqm

The top end of the project consists of very large 500-plus-sqm penthouses. At this scale, the purchase is defined not only by the apartment price but also by operating charges, privacy, lift access, building services, terrace design and any hospitality-management rules attached to the residence.

The official site groups inventory by Premium, Luxury and Penthouse size bands. FazWaz additionally shows studios, one- to five-bedroom layouts and four-bedroom duplexes. The exact bedroom mix varies by building and phase, so it is not compressed here into artificial project-wide size ranges.
