A lower anchor around THB 38M is useful, but the market spread is wide because plot size, fit-out and exact unit condition differ. Comparing two listings requires a house-level review of land area, furniture, orientation, transfer status and legal structure, not just a price-per-home figure.

ARTALE Asoke–Rama 9 is an 87-home gated development by Ananda Development on Rama 9 Soi 13 in Bang Kapi, Huai Khwang. The proposition is unusual for inner Bangkok: instead of buying into a residential tower, owners get a multi-level private house with its own swimming pool, private lift and three or four parking spaces. Usable areas run from 335 sqm to 546 sqm. That makes the project less about maximizing proximity per square metre and more about retaining the scale and privacy of a family house without moving to a distant suburban estate. The site sits inside the Rama 9 urban fabric, within driving reach of major business districts, hospitals, international schools and expressway connections. It is not directly on the main arterial, however. Residents enter through the soi, so the everyday lifestyle is naturally car-oriented rather than based on stepping out of a lobby onto a rail station.
There are three core house types: ARCHE at 335 sqm, APEX at 434 sqm and AMPLE at 546 sqm. Detailed project coverage lists ARCHE with three bedrooms and five bathrooms, APEX with three bedrooms and six bathrooms, and AMPLE with four bedrooms and seven bathrooms. Across the range, the concept includes a private pool with jacuzzi area, family space, kitchen facilities, staff accommodation, a private passenger lift and covered parking. APEX and AMPLE add more flexible internal space, while the largest AMPLE provides four parking spaces. The bedroom count therefore does not fully describe the difference between plans. Much of the additional area goes into double-volume living, family rooms, service space, vertical circulation and the relationship between indoor rooms and the pool. Buyers should compare how they actually live rather than treating the jump from 335 to 546 sqm as a simple size upgrade.

The developer now marks ARTALE as ready to move in, which is a meaningful advantage at this price point. A buyer can inspect the exact house, plot position, orientation, finishes, pool equipment, lift operation and access before committing. The historical completion date is less tidy. Earlier project material pointed to completion around June 2025, several project databases use 2025, while some current listings display 2024 as the year built. The practical conclusion is clear enough: the scheme is completed and being marketed for immediate occupation. The precise completion or handover date should be taken from the documents of the selected house rather than normalized into a single date for the whole estate. That is particularly important for resale or already-transferred units, where the legal transfer date and the construction programme are not necessarily the same thing.
A reasonable lower price anchor is about THB 38 million as of late August 2026. The project's stated starting level and a recently refreshed market listing both sit around THB 38 million. The spread above it is wide. Recent listings place examples of APEX and AMPLE in the high-THB-50M to THB-60M-plus range, with some homes materially higher. Asking price alone is not enough to compare two houses. Plot size, fit-out, furniture, exact location inside the project, orientation and transfer status can all change value even when the house type is the same. THB 38 million should therefore be read as a dated lower market reference, not as a promise that every plan is available at that price. Current stock and commercial terms need to be checked against the exact house being considered.
The private-house specification is built around full-time family use. A passenger lift reduces the burden of a vertical layout, the entrance treatment shown in detailed project coverage includes wheelchair-friendly access, and the pool is integrated with the main living level. Plans provide family areas, kitchens and staff space rather than treating the property as a holiday villa. That is a strong match for households that want a permanent Bangkok base with enough separation between children, parents, guests and staff. The same features create a meaningful operating burden. A private pool, lift, large air-conditioned volume, multiple bathrooms and exterior surfaces all require ongoing servicing. Buyers should therefore ask for actual maintenance responsibilities, utility history where available, pool and lift service records and the current common-area fee structure for the selected lot. The cost of ownership will be more comparable to a large detached house than to a conventional condominium.
Common facilities extend the private specification rather than replacing it. The project includes a clubhouse, fitness room, communal swimming pool, children's pool, kids' space, social areas and landscaped gardens. Security is layered through double-gate access, controlled entry, 24-hour guards and CCTV in shared areas, while detailed materials also describe cameras and magnetic or shock sensors at individual homes. In practical terms, residents are not confined to their own pool and living room; there are shared spaces for exercise, work, children's activities and informal meetings. The value of those facilities should still be judged on the ground. In an 87-home development, the condition of the equipment, staffing, access rules and actual management standard matter more than a long list of amenity names in a launch brochure.
The location works best for households already tied to the central-eastern side of Bangkok. The developer positions the project around Rama 9, Thonglor and Asoke, plus international schools and major hospitals. Independent local coverage also places a dense mix of offices, medical facilities and schools within the wider area. The site is inside Rama 9 Soi 13 rather than directly on Rama 9 Road. That gives the estate some separation from the arterial but makes the last part of most journeys dependent on local road conditions. Travel times to business districts can change sharply with Bangkok traffic, so promotional minute counts are not a substitute for testing the commute at the hours that matter to the household. The provision of three or four parking spaces per home is a useful clue: this project is designed around multi-car family mobility.
Foreign ownership requires more care than it would in a condominium. Listings describe the homes as freehold, which is the normal tenure for a house-and-land sale to a buyer who can legally take title. This is not a condominium, so the 49% foreign quota mechanism does not apply. A typical foreign individual cannot simply register Thai land freehold in their own name; Thai law provides only narrow exceptions and other legal routes require case-specific advice. I did not find a specific to the project standard leasehold programme for foreign buyers in the current ARTALE material. A foreign buyer should therefore not read the word “freehold” in a listing as automatic eligibility to own the underlying land personally. Before reservation, the transaction structure for the exact house, land title, building ownership and any lease terms should be reviewed by an independent Thai lawyer.

Listings offer freehold house-and-land tenure to a buyer legally eligible to take that title. This is not a condominium 49% foreign-quota purchase: a typical foreign individual cannot simply register the land freehold in their own name. The ownership structure for the selected house and land needs independent Thai legal review.
Home types & sizes
The smallest plan in the range is still a substantial city house rather than a compact villa. Detailed launch material describes three bedrooms, a family area, preparation space plus a Thai kitchen, staff accommodation, a private lift, a private pool with a jacuzzi zone and parking for three cars. The starting plot is quoted from 42 sq wah. ARCHE makes the most sense for a household that wants the full private-house format without paying for the fourth bedroom and additional scale of AMPLE.
APEX adds a large amount of usable space without increasing the headline bedroom count. Sources describe a family area, a multipurpose room, kitchen and staff space, a private lift, pool with jacuzzi and three parking spaces, with plots starting from 50 sq wah. For buyers who need generous shared rooms, a home office or flexible family space but do not need a fourth bedroom, it can be the more logical step up from ARCHE than moving straight to AMPLE.
AMPLE is the largest standard house type, with four bedrooms and parking for four cars. Detailed descriptions also include a multipurpose room, family area, internal and Thai kitchens, staff space, a private lift and a private pool with jacuzzi; early project material quotes plots from 74 sq wah. It is the clearest fit for a large or multigenerational household. The trade-off is equally clear: more conditioned area, more bathrooms and a larger home mean higher ongoing maintenance than the smaller plans.
Bathroom counts are not perfectly consistent across sources. Detailed launch coverage uses 5/6/7 bathrooms for ARCHE/APEX/AMPLE, while some portals show 4/5/6 or other counts for individual homes. This likely reflects different treatment of powder rooms and staff bathrooms, so the selected house plan should be checked directly rather than relying on an aggregator's headline count.
