Why this project is worth a look
Only 18 homes
The small scale is the project's defining characteristic. Supply on the resale market can be thin, and the owner group is much smaller than in a mass-market gated estate, which makes both privacy and the economics of shared maintenance more pronounced.
House-sized living
About 215 sqm, multiple levels and a private lift create a family layout that is difficult to reproduce in a conventional central-Bangkok apartment. The trade-off is a vertical home and a lifestyle that works best with a car.
School-driven location
Several international schools are reported within roughly two kilometres. For families, that can matter more than being next to a mall, because reducing the daily school run may have a direct effect on weekday life even when traffic remains unpredictable.
Primary stock is gone
The 18-home release sold out before its formal 2025 presale. Buyers now need to treat the development as a resale market, where the launch price is only a historical benchmark and each owner's asking price must be assessed separately.
Land needs structure
The project's freehold-land marketing does not override Thailand's restrictions on direct foreign land ownership. A non-Thai buyer should establish the legal structure for both the plot and the building before treating the property as comparable to a condominium freehold purchase.

DEMI Rama 9 - Mengjai is a very small Sansiri townhouse development in Wang Thonglang, positioned between the Rama 9, Mengjai and Pradit Manutham corridors. With only 18 homes, it is closer to a private urban enclave than to the large suburban compounds that can contain hundreds of houses. The recurring launch specification is a 3.5-storey home with a private lift, three bedrooms and four bathrooms. Secondary project reviews give about 215 sqm of usable space, a frontage of roughly 7.5 metres, and launch-era listings show plots around 24 sq wah. That combination makes the project relevant to buyers who want the internal volume of a house while remaining relatively close to central Bangkok. It is not a multi-phase scheme that needs to be split into separate entries: DEMI Rama 9 - Mengjai, DEMI Rama 9-Mengjai and the Thai spelling all refer to the same 18-home project.
The original sales cycle was exceptionally short. All 18 homes were sold before the scheduled formal presale in June 2025, and industry financial reporting put the project value at around THB 480 million. That matters when reading the THB 27.9M figure that still appears around the project online. It was the launch anchor, not an open-ended developer offer. A sale listing dated 22 February 2026 again showed THB 27.9M, while fresher project pages later showed no homes for sale. For a buyer in 2026, price discovery therefore happens unit by unit on the resale market. Any asking price needs to be read together with plot position, actual built area, fit-out, furniture, alterations by the first owner and the legal status of the land and structure.

The project is not directly on Rama 9 Road. Its address is in Soi Sahakarn Pramun, Wang Thonglang, within the east-central urban fabric behind the larger arterial roads. The published project map places it at 13.7728418, 100.5967589, with Pradit Manutham Road about 500 metres away, Pracha Uthit Road around 1 kilometre away, the Chalong Rat Expressway about 2.8 kilometres away and Rama 9 Road roughly 3.6 kilometres away. These are more useful planning facts than the marketing line about reaching Thonglor in 15 minutes, because Bangkok travel times change dramatically with traffic. The location makes most sense for households that drive and need access to several districts rather than a home built around a walk-to-transit routine.
International schools are one of the clearest practical reasons a family may shortlist this address. Regent’s International School Bangkok is roughly 500 metres away, Singapore International School Bangkok around 1.4 kilometres, KIS International School about 1.5 kilometres and Lycée Français International de Bangkok approximately 1.6 kilometres away. Those figures do not guarantee a five-minute school run, but they explain why Wang Thonglang and Mengjai attract families who want to reduce daily cross-city commuting. Bangkok Hospital is about 4.4 kilometres away and Rama 9 Hospital about 4.5 kilometres. Central Rama 9 and Central Eastville are both around the 5.3-kilometre mark. The neighbourhood is therefore not a compact pedestrian retail district; its advantage is the number of useful destinations reachable in different directions from one relatively central residential pocket.
Inside the home, the vertical layout is central to the proposition. A 3.5-storey townhouse can deliver far more private floor area than many central Bangkok apartments at a similar budget, but it also means daily movement across several levels. The private lift included in each home is therefore more than a luxury feature. It can materially improve the way the house works for children, older family members, groceries and multi-generational living. Launch coverage also refers to a large living area, work space, double-volume elements and en-suite bedrooms, although the public material we could verify is not detailed enough to reconstruct a reliable floor-by-floor schedule. That distinction matters. Buyers should inspect the actual plan and the as-built condition of the specific house rather than assuming every room function from a marketing description.
The common facilities are less important than the private house, and the public record is not perfectly clean. Specialist reviews confirm a gated setting, a clubhouse building and security provisions; some secondary platforms also list landscaped areas, CCTV and 24-hour security. Aggregators then expand the amenity list much further, sometimes adding a pool, fitness facilities and several other features that are not consistently confirmed elsewhere. We have therefore kept the registry conservative instead of copying the longest list available. For a buyer, the useful questions are straightforward: which shared facilities physically exist today, who owns and maintains them, what services are included, and what is the current common charge. In an 18-home project, the cost of maintaining even a modest shared facility base is spread across a very small owner group, so service scope and budgeting deserve more attention than the marketing icons.
Ownership is where this project differs most sharply from a condominium purchase. Marketing around DEMI Rama 9 - Mengjai repeatedly described the land as freehold. For an eligible Thai owner, that can be a normal house-and-land proposition subject to the title and transfer documents. A foreign individual should not read the word freehold as permission to register Thai land directly in their own name. Thailand generally restricts direct foreign ownership of land, so a foreign buyer must separate ownership of the building from rights to the underlying plot and review the proposed structure against the actual title deed and contract. We did not find a published specific to the project foreign-buyer structure or a confirmed title type for an individual resale lot. That is not a reason to dismiss the project, but it is a reason to make legal structure the first due-diligence question rather than an afterthought.
By September 2026, DEMI Rama 9 - Mengjai is better understood as a tiny occupied community than as a current primary launch. Rental listings have appeared for the project, including an offer refreshed in April 2026, which supports the view that homes are in use. The formal completion year is less tidy. Launch material expected completion in 2025, a current project profile lists 2026, while financial reporting recorded project transfers in the second quarter of 2025. Those statements cannot be collapsed into a single precise completion date without a primary handover or registration document. For a resale buyer, the practical due diligence is more specific anyway: inspect the chosen house, verify its transfer date, title, warranties, alterations, current common charges and any outstanding obligations.

The project was marketed as a freehold-land development, but a foreign individual generally cannot register Thai land directly in their own name. For a foreign buyer, ownership of the structure and rights to the land must be reviewed separately against the title and contract; no specific to the project foreign-buyer structure was found in the public materials.

The recurring launch format is three bedrooms with a private lift, roughly 7.5 metres of frontage and a multi-level family plan. Launch-era listings showed plots around 24 sq wah. A later rental advertisement described four bedrooms and 240 sqm, so we do not treat that resale listing as proof of the standard original configuration.
No official multi-type house schedule was found in the public material. Most sources repeat one core configuration of about 215 sqm, three bedrooms and four bathrooms; any resale home should be checked against its plan and actual as-built condition.
