Why this project is worth a look
A real MRT walk
The developer puts Phra Ram 9 MRT at about 400 metres from the site. That gives the project a practical car-light routine for buyers whose work and social life already sit along Bangkok’s rail network.
Completed, not promised
The building has been operating since 2022. Buyers can judge noise, lift waits, common-area condition and the actual walk from the station before committing, rather than buying from a construction timetable.
More than standard layouts
The mix includes conventional studios and one- and two-bedroom units as well as hybrid formats with extra vertical volume. The choice is useful, but it makes floor-plan comparison more important than simply sorting listings by bedroom count.
Amenities with purpose
Work, fitness and leisure spaces sit largely on the upper levels, including the pool, gym and flexible social areas. They can materially extend a compact apartment, although a 1,222-unit community means peak-time usage is worth testing in person.
About the project
Ideo Rama 9–Asoke is a completed Ananda Development condominium on Rama IX Road, built for people who want to stay close to Bangkok’s mass-transit and office core rather than retreat from it. The residential element is a 36-storey high-rise. Ananda’s project documents also identify a separate two-storey commercial building and a four-storey Town Villa building. That distinction matters because some property portals simplify the scheme to “one building,” while the developer counts three structures across the registered project. The high-rise carries the main residential inventory, and the confirmed total for the project is 1,222 units. Completion is consistently reported in 2022, with major portals giving August 2022 and Ananda now marketing the property as ready to move in. A buyer can therefore inspect the building as it operates today rather than relying on renderings or a future completion schedule.
For many buyers, the address will be the first filter. Ananda places the project roughly 400 metres from Phra Ram 9 MRT, on Rama IX Road near the Central Rama 9 and Fortune Town retail cluster, the surrounding office district and Praram 9 Hospital. The road network also connects quickly toward Ratchadaphisek, Asoke and the expressway system. This is a convenience-led location, not a secluded residential enclave. Units facing the main road can have a very different feel from those oriented away from traffic, so floor, direction and glazing matter during a viewing. Someone who commutes by MRT may accept a compact unit in exchange for a short walk to the station; a buyer prioritising silence, greenery at street level or a low-rise neighbourhood may find the same trade-off less attractive.

The project is large enough that building operations deserve as much attention as the apartment itself. Ananda gives a site area of 5-2-70.5 rai, while FazWaz expresses it as 9,082 square metres. The developer lists 527 parking spaces, seven passenger lifts and one service lift. Residential floors are concentrated from level 8 through level 35, with parking below and the principal shared facilities at the top of the tower. Those numbers are useful because they set expectations: 1,222 units create real peaks in lift and vehicle use, and even generous amenity space has to serve a substantial resident population. Since the property is complete, a serious buyer can test those practical points at the times they matter — weekday mornings, after-work hours and weekends — rather than trying to infer them from a brochure.
The upper-level amenity programme is one of the more distinctive parts of the scheme. Ananda describes a 30-metre lap pool with an aqua-biking zone, a fitness studio, boxing and virtual-exercise areas, a two-level flexible space for work and downtime, theatre-style space and multi-purpose rooms. The roof is used as a communal garden, while the ground floor includes the lobby, mail area, management office, meeting rooms and additional landscaped/common space. This creates several places to work or spend time outside the apartment, which is useful in a project where many units are compact. The practical caveat is density: a long amenity list does not automatically mean privacy. On a viewing, it is worth seeing whether the areas feel genuinely usable when residents are home, and whether the juristic management keeps furniture, equipment and access control in good condition.
The apartment mix is broader than the generic “studio / one-bedroom / two-bedroom” label suggests. Ananda’s brochure shows a 26 sqm studio, one-bedroom examples at 31 and 34 sqm, and two-bedroom examples at 52 and 60.5 sqm. The current project page separately highlights hybrid layouts, including a 34 sqm one-bedroom hybrid and two-bedroom hybrids at 71.46 and 90.50 sqm. KANT’s completed-project review shows the 34 sqm hybrid with an approximately 4.5-metre ceiling and an upper sleeping level. That height is specific to the hybrid concept, not a building-wide ceiling specification. When comparing listings, the layout family therefore matters almost as much as the headline area. A conventional 34 sqm one-bedroom and a 34 sqm hybrid can have very different circulation, storage, stair use and perceived volume.
Current asking prices also show why the project should be analysed unit by unit. FazWaz was displaying sale inventory from THB 3.62 million on 27 August 2026, and PropertyHub has a roughly 26.4 sqm studio advertised at the same level. Ananda’s own project page, meanwhile, is advertising direct ready-to-move stock from THB 4.39 million. These are not necessarily contradictory prices. A developer-held unit and a resale unit can differ in floor, view, furniture package, tenure availability, transfer incentives and seller motivation. The better comparison is within the same apartment type and size band, using several live listings. In a project with a deep resale and rental pool, averages can hide the features that actually explain the price of an individual unit.
The legal structure is relatively clear at project level. Ananda’s current promotional legal text gives Condominium Registration No. 5/2565 and names Ananda MF Asia Phraram 9 Two Co., Ltd. as the project owner entity. For a foreign buyer, however, project-level freehold status is only the first step. Thai condominium law limits foreign freehold ownership to 49% of the total condominium-unit area in the building, and the juristic person must certify the foreign proportion for a transfer. That means a resale advertisement marked “freehold” does not by itself prove that a particular unit can be transferred into foreign quota on the day of purchase. The quota position needs to be confirmed for the selected unit before funds and transfer arrangements are finalised. Any leasehold alternative should be treated as a separate legal structure, not as an automatic substitute.
Operating costs are worth checking with the juristic office before signing. FazWaz currently lists a common-area management fee of THB 45 per sqm per month and a sinking-fund contribution of THB 500 per sqm. Those figures also appear in older project material, but the management office is the right source for the payable amount, any arrears and the current house rules for a specific unit. FazWaz also states that pets are not allowed unless specifically permitted by the juristic office. For a buyer with a pet, that is a meaningful screening item rather than a minor detail. The advantage of a completed condominium is that these issues can be checked against current management practice instead of relying on launch-period promises.
Overall, Ideo Rama 9–Asoke makes the strongest case for a buyer who values MRT access, a central urban address and substantial shared facilities, and who is comfortable living in a large high-rise community. It also gives investors a wide pool of comparable sale and rental listings, which makes pricing easier to benchmark but also means there is visible competition from other owners. It is less compelling for someone seeking low density, a quiet side street, private outdoor space or a small resident population. The project name and location get a buyer to the shortlist; the actual decision should come from the specific unit — its orientation, floor, layout family, condition, quota status and price relative to genuinely comparable apartments.

Ownership format
The project is registered as a condominium. A foreign buyer can hold a unit in freehold only within the foreign quota, capped at 49% of the total condominium-unit area in the building; quota availability has to be confirmed for the selected unit before transfer. If foreign freehold is not available, any leasehold route offered for that unit should be reviewed separately.
Unit types & sizes
The official brochure shows a 26 sqm studio, while current resale stock includes examples around 26.4 sqm. It is the clearest entry format for a solo resident or buyer prioritising location and purchase price over a separate bedroom.
Ananda’s brochure includes 31 and 34 sqm examples. They add a separate bedroom without becoming large apartments, so storage, kitchen placement, window direction and furniture condition have an outsized effect on day-to-day usability.
The hybrid concept uses extra vertical volume and an upper level; a completed-project review documents an approximately 4.5 m ceiling in the 34 sqm hybrid. It can feel more spacious than a conventional 34 sqm plan, but stairs and split-level living will not suit every buyer.
The developer brochure shows 52 and 60.5 sqm two-bedroom examples. They are more workable for couples needing a separate office/guest room or for a small family, although bedroom proportions and the living-area layout vary by unit.
Ananda’s current page highlights two-bedroom hybrid layouts at 71.46 and 90.50 sqm. They sit in a different space and price bracket from the standard 52–60.5 sqm plans, so bedroom count alone is not a meaningful comparison.
The official material presents representative plans rather than a complete register of every unit. Live listings include, for example, one-bedroom units around 36.6 sqm and two-bedroom units around 76.38 and 90.57 sqm. The selected unit’s registered area and layout should therefore be checked against its own documents and floor plan rather than assumed from the project-wide ranges. - Foreign-quota availability is not publicly confirmed for individual units. Even where a listing is labelled freehold, the ability to register foreign freehold should be confirmed with the condominium juristic person before transfer.
