Why this project is worth a look
Genuinely walkable MRT
Ananda gives 230 metres to Phra Ram 9 station, and the developer’s map resolves to the same Asoke-Din Daeng site. For a buyer who plans to move around Bangkok by rail, this is a practical advantage that can be tested on foot during a viewing rather than accepted as vague “near MRT” marketing.
A finished product
The condominium was registered in 2020 and has been operating for years. Buyers can inspect the actual unit, corridors, lifts, amenity areas and parking system instead of relying on construction promises. In a mature project, seller identity, unit history and documents matter more than a completion schedule.
Two distinct towers
ALPHA and OMEGA are parts of one registered project but have different floor stacks for parking, homes and amenities. Two apartments with similar size can therefore feel different in everyday use because lift travel, lobby circulation, amenity adjacency and residential-floor height vary by tower.
Two sales channels
In 2026 the market shows both remaining Ananda inventory and active resales. That gives a buyer a wider comparison set across price, furnishing, floor, view, tenure and transfer terms. A low portal listing should not be treated as the same product as a developer-held unit simply because both carry the Ashton name.
Clear registration trail
The project has condominium registration 8/2563, and the Department of Lands confirms two buildings and 599 units. Foreign buyers still need unit-specific foreign-quota confirmation, but the project’s identity and registered status are supported by strong primary and government records.
About the project
Ashton Asoke–Rama 9 is a completed high-rise condominium at the Asoke–Rama 9 junction on the Din Daeng side of the intersection. It is one registered condominium rather than two separate projects, with the 46-storey ALPHA tower and the 50-storey OMEGA tower sharing the same development identity. Thailand’s Department of Lands records the condominium registration on 21 August 2020 under registration number 8/2563 and lists 599 units. Ananda’s legal disclosure breaks that total down into 593 residential units and six commercial units. That distinction matters because the widely repeated figure of 599 is the overall registered unit count, not 599 identical apartments. The developer brand is Ananda Development, while the registered project owner is Ananda MF Asia Phraram 9 Co., Ltd. Mitsui Fudosan Thailand also lists the scheme in its portfolio and identifies Ananda Development as its partner.
The location is unusually easy to verify. Ananda states that Phra Ram 9 MRT station is 230 metres from the project, and its own project map resolves to coordinates 13.755843, 100.5644941 on Asoke-Din Daeng Road. Independent address records commonly use 469 Asoke-Din Daeng Road. This is therefore a genuine walk-to-MRT proposition rather than a broad neighbourhood label. Central Rama 9, Fortune Town and a concentration of office buildings and daily services sit within the same Rama 9 commercial node. Mitsui also gives 950 metres to Makkasan Airport Rail Link. The trade-off is the same one that comes with many central Bangkok junctions: excellent public-transport access does not automatically mean effortless driving, so regular car users should inspect the approach roads and project entry at the times they normally travel.

There is no construction-stage uncertainty left to price into the purchase. Ananda’s project page showed 100% overall construction progress on 20 August 2020, immediately before the condominium registration recorded by the Department of Lands. The project remains in Ananda’s ready-to-move inventory in 2026, so buyers can still encounter developer-held stock as well as a substantial resale market. That makes due diligence more unit-specific than it would be in an early launch. A buyer can inspect the actual light, outlook, traffic noise, common areas, lift operation and parking system before committing, but must also establish who is selling the unit, whether the furniture shown is included, what title is being transferred and which transaction costs sit with each party.
The two towers are not operationally identical. In ALPHA, automatic parking occupies the basement and much of the lower section of the building, residential floors run through the middle of the tower, and the main amenity deck is on floors 40–41 before another short residential section and the roof deck on floor 46. OMEGA has automatic parking through the lower floors up to floor 11, residential floors from 12A to 39, a major amenity zone on floors 41–42, more homes above it and a roof deck on floor 50. This floor stack is worth reading before choosing a unit. A flat directly above or below a facility zone has a different circulation pattern from a mid-stack apartment, and lift travel, lobby activity and the route from parking are not the same in both towers.
Amenities also differ by tower rather than being one generic list. ALPHA’s brochure includes a pool, jacuzzi, fitness room, sauna, boxing equipment, bike simulator, functional training space and the Sky Social Club. OMEGA includes a pool, jacuzzi, fitness room, steam room, yoga room, massage room, cinema room, co-kitchen and co-working space. Both towers have lobbies, mail rooms, property-management offices, a laundry collection point, garden space and retail at the lower levels. Some specialist facilities in the original brochure are explicitly subject to condominium juristic-person rules, equipment availability or booking. For a 2026 buyer, the sensible test is therefore not whether an amenity appeared in a launch brochure, but whether it is currently open, maintained and usable under rules that fit the way the buyer intends to live.
The original residential mix is compact and city-oriented. The official plan set contains one-bedroom layouts roughly in the 31.5–46.5 sqm band and two-bedroom layouts around 61–68.5 sqm. Ananda’s current project page highlights 32.5 sqm and 34 sqm one-bedrooms, a 42 sqm 1 Bed XL and a 46.5 sqm 1 Bed Plus. The practical difference between these sizes is not merely numerical: the larger one-bedroom formats give more room for a proper living or work zone, while the standard two-bedroom plans are the natural step up for two adults who need separation between sleeping, working and entertaining. Current resale portals occasionally label compact units as “mini 2 bed” or advertise larger two-bedroom and penthouse-style apartments beyond the standard brochure range. Those should be checked against the approved plan and title for the specific unit rather than assumed to be original standard types.
Pricing is split between two markets. DDproperty’s current project range starts at THB 5.5 million, with a small one-bedroom represented at that lower end. That is a secondary-market anchor, not a blanket price for the project. Ananda, meanwhile, continues to market ready-to-move stock from roughly THB 9.9–9.99 million on its own current pages. The gap should not be read as an automatic bargain on resale. Tower, floor, outlook, condition, furniture package, tenure, transfer-fee allocation and the seller’s urgency can materially change what two apparently similar units are worth to a particular buyer. The useful comparison is the all-in acquisition cost of two verified units, not the headline “from” figures on two different websites.
For a foreign buyer, the important ownership question is not simply whether a portal labels the project “freehold.” Thai condominium law allows foreign nationals to own units freehold only while the building remains within the statutory foreign ownership quota, capped at 49% of the total unit area. The condominium juristic person must confirm the foreign proportion before transfer. That is especially relevant in a mature building with repeated resales, because the quota position can change over time. Ashton Asoke–Rama 9 is a registered condominium and Ananda’s legal disclosure identifies the underlying title deeds, but neither point replaces unit-level checks of the title document, foreign-quota availability, outstanding common charges and the actual transfer terms agreed with the seller.
Taken on verifiable facts rather than launch language, the project’s proposition is straightforward: a completed two-tower condominium with genuinely walkable MRT access, extensive common facilities and an active resale and rental ecosystem. The compromises are equally tangible. It is a large urban project at a busy junction; much of the parking system is automated; and a broad marketplace means many listings carry the same project name while differing in ownership status, configuration and condition. Buyers wanting a quiet low-density compound or a large family home may prefer another format. Buyers prioritising a central Bangkok base, public transport and the ability to inspect the exact product before paying have a strong factual case to shortlist Ashton Asoke–Rama 9—provided the decision is made on a specific unit rather than on the project brand alone.

Ownership format
The project is a registered condominium. A foreign buyer may hold a unit freehold only within the statutory foreign quota, capped at 49% of the total unit area in the condominium; quota availability must be confirmed by the condominium juristic person before transfer. If foreign freehold quota is unavailable for a selected unit, any alternative structure, including leasehold, depends on that specific offer and contract.
Unit types & sizes
The most space-efficient format for one resident or a couple prioritising location and building facilities over a large interior. The official plan set includes 31.5, 32.5 and 34 sqm versions, while Ananda’s current page highlights 32.5 and 34 sqm. Storage, work-desk placement and the actual outlook through the corner glazing are more important than the nominal size alone.
A useful middle ground between the compact one-bedroom plans and the largest one-bedroom format. The extra area gives the living zone and everyday storage more breathing room. For a long-term occupier, that can matter more than simply moving to a higher floor in a smaller plan.
The largest standard one-bedroom format in the original range. Independent reviews and current listings show that some versions use the additional area for a work or flexible zone. The “Plus” label is not a substitute for the plan: resale units around 46 sqm vary, so the approved layout of the selected apartment should be checked.
The main two-bedroom format in the original project typology, with two separate bedrooms and typically two bathrooms in current market stock. Resale portals also show larger apartments described as two-bedroom or penthouse units. Those should not automatically be treated as standard 61–68.5 sqm plans without checking the title and approved unit layout.
