The physical address is in Pattaya Tai even though the English project name says North Pattaya. FazWaz places Dong Tarn Beach at about 2 km, with everyday retail much closer, so the location works more like an established urban neighbourhood than a beachfront resort compound.

The confirmed common facilities are a communal pool, 24-hour security and CCTV. It is a relatively focused package, but buyers should still establish who manages those areas today, what the current fees are and whether the selected property has any arrears.

Despite the word “North” in the English project name, the physical address points to the South Pattaya side of the city, so the street address is more useful than the directional label when locating it.
There is also a genuine identity trap around the Eakmongkol name. Eakmongkol 8 is a separate nearby development, not another name for this project. FazWaz and Hipflat list the two independently: Baan Ek Mongkol North Pattaya has 154 units and a December 2010 completion date, while Eakmongkol 8 has 159 units and is shown as completed in June 2009. Their addresses differ as well. The dossier therefore keeps those developments separate and does not import bedroom ranges, house sizes, prices or other details from Eakmongkol 8 simply because the names are similar.
