Autograph has 80 detached homes across a 44-0-45 rai site. That does not guarantee privacy on every plot, but it defines the product clearly: buyers are choosing a house and land position within a limited community rather than a unit in a high-density tower.
Meaningful size steps
The range moves from 370 sqm Milton to 450 sqm Linden and then to the much larger Windsor. The step-up changes service areas, living zones, parking and plot requirements, so the decision can be based on how a household actually lives rather than simply on bedroom count.
Built around road access
The project sits in Nong Pla Lai and is promoted around the Motorway No. 7 corridor. That suits families who organise daily life around cars, schools and East Pattaya connections; it is much less compelling for someone whose priority is a walkable beachfront setting.
Inventory sets the price
Current asking stock starts around THB 14.88M, while a 450 sqm home is advertised around THB 18.48M. The spread is a reminder that the headline 'from' price is only an entry point: house type, plot, pool and specification can materially change the actual budget.
Contract details still matter
Autograph is still being marketed during construction, while public sources do not give one clean completion date and even disagree on Windsor's published area. A foreign buyer also has to solve the land-rights question. The quality of the contract package matters as much as the quality of the show house.
About the project
ARCADE Autograph by PATTA is a new low-rise community of two-storey detached houses in Nong Pla Lai, on the eastern side of Pattaya. It is not the same development as the earlier Arcade by Patta. The original Arcade was launched in 2022 with a different site size, unit count and house catalogue; Autograph is a separate project that carries the design idea forward. It contains 80 homes across 44-0-45 rai and has its own house range and sales programme. As of 8 September 2026, Autograph remains in active sales and is treated as under construction. Specifications, availability and contractual terms therefore need to come from the Autograph sales package rather than older Arcade brochures.
The developer is Patta Development Co., Ltd., trading under the PATTA brand, which has been active in Pattaya residential development since 2004. Autograph is a detached-house community rather than a condominium, resort residence or hotel product. Two core designs are documented in detail, Milton at 370 sqm and Linden at 450 sqm, with the much larger Windsor completing the range. Across the project, the current published span is roughly 370–765 sqm, four to five bedrooms, five to seven bathrooms and three to four parking spaces. Those differences make the house type a substantive part of the buying decision, not simply a cosmetic choice within one standard plan.

Milton is the smaller of the two designs fully documented on the main project page. It has 370 sqm of usable area, four bedrooms, five bathrooms and three parking spaces, with land starting from 400.8 sqm. The floor plan includes two living areas, dining, kitchen, storage and laundry functions rather than treating the house as a simple four-bedroom box. Linden expands the house to 450 sqm, keeps four bedrooms, adds a sixth bathroom and starts on 449.6 sqm of land. PATTA also lists two living areas, a multipurpose room, kitchen, pantry, dining room, storage, a maid's room, laundry and foyer. For a family comparing the two, the practical difference is therefore not only 80 sqm: Linden separates service, guest and everyday family functions more clearly.
Windsor sits at the top of the range, but its published area needs to be treated carefully. Current web material uses about 765 sqm, whereas an official e-brochure states 756 sqm. The design is also associated with land starting from 217.2 sq wah and parking for up to four cars; secondary project descriptions generally present Windsor as the five-bedroom option. Rather than choosing whichever area looks more plausible, a buyer should ask for the current Windsor floor plan and area schedule attached to the sales documentation. The discrepancy is small in percentage terms but material when the number forms part of a purchase decision.
This is an East Pattaya, car-oriented location rather than a beachside or central-city address. The project sits in Nong Pla Lai along the wider Motorway No. 7 corridor, with road access toward Highway 36 and Sukhumvit Road. Daily life here is generally organised around driving rather than walking from the front gate. Regents International School Pattaya and Rugby School Thailand are useful reference points for the surrounding area. The location therefore makes the most intuitive sense for households that prioritise a large house, school access and road connectivity. A buyer expecting to walk to the beach, cafés or central Pattaya is looking for a different type of property.
The common facilities are straightforward: a communal swimming pool, fitness room, children's space, central garden and 24-hour security. Private pools need more care. Some currently available Milton and Linden homes are offered with private pools, but that does not establish a private pool as an automatic inclusion in every one of the 80 houses. The selected plot's specification should confirm whether a pool is standard, plot-specific or part of a particular sales package. The same discipline should be applied to furniture, landscaping and finishing items that may differ between a show house and the contractual deliverable.
As of 8 September 2026, the lowest current asking price we found is THB 14.88 million for a roughly 370 sqm home; a 450 sqm house is advertised at THB 18.48 million. These are asking prices for available stock at a point in time, not a permanent price grid. The selected house, plot, inclusions and terms still need to be confirmed before reservation. The figures should not be turned into an invented price-per-square-metre metric: a detached-house purchase combines the building, the plot and the specification of that particular home, so a simple division would create a number none of the sources actually publishes.
Construction timing is one of the areas where the public record is not clean enough for a firm promise. Current market profiles describe Autograph as under construction. Some broker pages use 2026 as the completion year, while another describes phased completion extending from late 2026 into 2027. PATTA's current project page does not publish a hard handover date in the visible fact sheet. For an off-plan buyer, that means the date that matters is the one written into the reservation and sale documents together with the delay, extension and handover clauses. A marketing year on a portal is useful context, but it is not a substitute for the contractual timetable.
Foreign ownership requires an additional layer of due diligence because this is a landed house project. Under Thailand's general land rules, a foreign individual cannot normally register residential land directly in their own name; the narrow statutory exceptions are not the ordinary route for a project purchase. One common lawful structure is a registered land lease. For an ordinary lease, the registrable term is generally capped at 30 years at a time; a promised renewal is contractual and should not be treated as an already registered future term. Rights to the building may be structured separately where the transaction allows it. Autograph's public material does not set out a specific to the project foreign-buyer structure, and some current sale stock is marked as Thai ownership. Before paying a material deposit, a foreign buyer needs the title deed for the selected plot, seller authority, the proposed land and house contracts, and a clear explanation of what will actually be registered. A nominee Thai company should not be treated as a workaround.
Autograph is consequently easiest to assess as a family housing product rather than as a generic 'Pattaya villa'. The project has a limited 80-home scale, unusually large internal areas and a road-based East Pattaya location. Milton already offers 370 sqm; Linden moves to 450 sqm; Windsor is substantially larger again. Those are tangible differences a household can evaluate. What remains less tangible is equally important: the final handover schedule, the exact Windsor specification and the legal structure for a foreign buyer's land interest. Until those points are documented for the chosen house, they belong in the transaction checklist rather than in the sales pitch.
