After years of individual ownership, two houses that started from the same plan can now differ substantially in fit-out, extensions and technical condition.

Strong road access

Highway 36 is the defining location feature. It makes the estate practical for driving toward Motorway 7, Sukhumvit Road, north Pattaya and the Laem Chabang direction, and it places Regents International School within the project’s familiar catchment. That can be a major advantage for a commuting household. The same geography is less attractive for buyers who expect to walk to the beach, cafés and central Pattaya every day. This is a suburban road-connected proposition, not a pedestrian resort address.

Real resale choice

Current listings span a wide range rather than clustering around one standard price. Entry-level asking prices are around THB 5 million, while larger, newer-looking or heavily upgraded houses can be marketed much higher. That creates room to shop selectively, but simple price-per-square-metre comparisons can be misleading. Plot size, actual usable area, renovation age, furniture, utilities, legal title and the quality of later extensions all need to be compared before deciding whether one house is genuinely better value than another.

Established, not off-plan

A buyer can inspect the real streets, neighbouring homes, security, common areas and traffic pattern before committing. There is no need to infer the finished environment from renderings. The mature age of the estate also shifts due diligence toward the physical building: roof condition, electrical systems, water supply, drainage, air-conditioning, termites, waterproofing and unapproved alterations deserve more attention than they would in a brand-new standard house. In this project, the condition of the selected home matters more than the marketing age of the estate.

Land law comes first

For a foreign buyer, landed property requires a different legal analysis from a condominium. The 49% foreign condominium quota does not solve the land issue here. Before a deposit is paid, the buyer should know who is on the title deed, what interest in the land can legally be transferred or leased, whether the building ownership is documented separately and what encumbrances are registered. A proposed company structure also needs independent legal review rather than being accepted simply because an agent calls it common practice.

The same estate is far more often identified in Thai sources as Censiri Home Krating Lai or Censiri Home Krathing Lai Sai 36. That naming issue matters because the international alias “by Sirisa” can point buyers toward the wrong developer assumption. The project’s own website and several Thai property databases attribute the development to Sukniwate Group. In practical terms, this is a suburban family estate rather than a resort product: detached homes, private plots, car parking and shared community facilities are the core proposition.

The location works best for households that drive. It is not a central Pattaya address where the beach, malls and nightlife are naturally reached on foot. The estate sits around the Krating Lai / Nong Pla Lai section of Highway 36, with onward connections toward Motorway 7 and Sukhumvit Road. Regents International School appears repeatedly in project and listing references, while Bang Lamung Hospital and large-format retail are also commonly mentioned in the wider area. For a family commuting to school, working around north Pattaya or travelling toward Laem Chabang, that road access can be more valuable than a beachfront postcode.

The original housing mix was broader than one repeated standard plan. Archived project material identifies four house types: single-storey Ample and Cozy, plus two-storey More and Prom. Their published internal areas run from about 134 to 216 sqm, with two or three bedrooms, two to four bathrooms and two-car parking. Resale listings do not always match those original specifications. That is expected in an established housing estate: owners may extend kitchens, enclose terraces, add service rooms or alter internal layouts. A buyer should therefore treat the original plan as a baseline and verify the actual built area and configuration of the specific house being offered.

Most project databases report 175 homes. That figure is repeated by Home.co.th, PropertyScout, ZmyHome, PropertyHub and the FazWaz network. Casa Pattaya gives 187 units and describes a 30-rai project area. Because 175 has materially broader support, it is the value used in the register, while the 187-unit figure remains flagged. The discrepancy is a reminder that project-level directory data is not a substitute for the title deed, subdivision records and the documentation of the particular property being purchased.

The completion date is the more significant conflict. FazWaz-family pages using the name Censiri Home by Sirisa state September 2011. Thai project databases that identify the exact Highway 36 estate as Censiri Home Krating Lai commonly show 2018, and both PropertyScout and ZmyHome pair 2018 with the 175-unit count. The developer’s own page confirms the location, product and house-size range but does not publish a completion year. The estate is unquestionably completed; for this dossier, 2018 is used as the working completion year for the Krating Lai identity, while September 2011 is retained as an unresolved alternative rather than silently discarded.

As of September 2026, the relevant market is primarily resale rather than a single developer price list. Major portals show several homes for sale from around THB 5 million. A fresh Dot Property listing dated 27 August 2026 offered a three-bedroom house at THB 5.2 million, while larger or substantially upgraded homes are marketed far higher. The THB 5 million figure is therefore a lower market anchor, not a developer promise and not a valuation for every property in the estate. Plot size, renovation quality, extensions, furnishing, title structure and position within the project can create large price gaps between houses that share the same project name.

Community facilities are consistently described as family-oriented rather than hotel-style. Independent Thai sources list a clubhouse, communal swimming pool, fitness room, playground, landscaped areas, 24-hour security and CCTV. Buyers should still inspect what is operational today and ask how maintenance is funded. An amenity list taken from a 2018 project review says what the estate was designed to provide; it does not establish the current condition of the pool, gym, roads, drainage or common-area management in 2026. In a mature housing community, those operational details can affect everyday living and future resale value more than the original brochure specification.

Foreign ownership requires special care because this is landed housing, not a condominium. A foreign individual is generally not able to register ordinary freehold ownership of Thai land, apart from narrow statutory exceptions that require specific conditions and approvals. A compliant purchase structure may instead involve a registered land lease, potentially alongside separate ownership rights in the building where the documents support that arrangement. The exact structure must be checked house by house. Nominee shareholding should not be treated as a shortcut. Before paying a deposit, a foreign buyer needs clarity on the land title, registered owner, encumbrances, any existing lease and the legal basis on which the house and land rights are being transferred.
