Why this project is worth a look
Small community
With 33 homes, AD House is materially smaller than many large East Pattaya estates. The setting is straightforward and residential rather than resort-scale. The trade-off is that a small estate does not mean uniform homes: resale condition and renovation history vary from property to property.
Private-pool living
Local agencies describe private pools as common in the estate, and the current listings we reviewed include them. That gives owners genuine private outdoor space, but pool equipment, water treatment and repairs become part of the individual home's maintenance burden.
Residential location
Khao Talo is not a beachfront address or a central tourist district. It makes more sense for buyers with their own transport, while offering access to the schools, shops and everyday services of East Pattaya and routes toward Sukhumvit Road. It favours space and residential practicality over walk-to-the-beach convenience.
Inspectable resale stock
Because the development is long completed, buyers can inspect the actual house rather than rely on off-plan promises. The structure, pool, garden, layout and renovation quality are visible before purchase. The counterpoint is variation: two homes with the same bedroom count may differ substantially in living area, plot size, upgrades and legal position.
About the project
AD House is a small established housing estate in the Khao Talo area of East Pattaya. Its scale is one of the clearest facts across the available sources: the main project databases and local agencies repeatedly describe a community of 33 houses. This is not a new development with a uniform developer inventory and a current master price list. Buyers are dealing with individual resale homes, each with its own ownership history, maintenance record, renovations and furnishings. That changes the way the project should be assessed. The condition of the specific pool, roof, electrical system, air-conditioning, garden and interior matters more than a generic project brochure would.
The estate dates from the late 2000s, although sources describe the timing differently. FazWaz and several project databases record completion in November 2008. Pattaya Condos and Homes says the village was mainly built between 2007 and 2009, while Cornerstone gives 2007 as the year built. For a buyer, that difference is less important than the practical consequence of the age. A house from this period can be perfectly usable after sensible maintenance, but inspection should be much more detailed than for a newly handed-over villa. Waterproofing, roofing, pool equipment, pumps, electrical work, plumbing, air-conditioners and evidence of previous upgrades deserve attention before price comparisons are made.

The housing format is detached villas and houses, with private pools common across the estate. Local agents say most homes have their own pool, and current two- and three-bedroom listings support that description. It should not be treated as a guarantee that every one of the 33 houses has the same specification. AD House has been on the secondary market for many years, so individual owners may have renovated, extended or reconfigured their properties. The current stock we reviewed includes single-storey two-bedroom homes with three bathrooms and larger three-bedroom homes with four bathrooms. The available living areas and plot sizes also vary materially from one listing to another.
AD House sits off Soi Khao Talo in Nong Prue, on the eastern side of Pattaya. Local property sources place it toward the upper or far end of Khao Talo rather than in a beachfront or central-city setting. This is a location that works best for residents who are comfortable using a car or motorbike. In return, the estate has access to the everyday infrastructure of East Pattaya and connections toward Sukhumvit Road. Schools, shops and local services are part of the surrounding residential area. A buyer prioritising space, a private pool and a quieter home environment may find this more practical than a compact condominium near the beach.
Communal facilities are modest and residential rather than resort-like. Twenty-four-hour security and parking are consistently mentioned, Pattaya Condos and Homes also lists communal gardens, and Cornerstone refers to a secured barrier entrance. There is no strong evidence of a large shared leisure package such as a communal gym, clubhouse or serviced reception. Much of the lifestyle value therefore sits inside the private property itself: the house, garden, parking and, in many cases, the pool. This can suit owners who would rather maintain their own space than pay for extensive common facilities, but it is not the right proposition for someone expecting the amenity package of a modern managed resort development.
There is still active resale and rental activity as of 3 September 2026. FazWaz shows a three-bedroom villa offered at THB 13.5 million, and Pattaya Condos and Homes also has a three-bedroom house at THB 13.5 million. Rental listings include both two- and three-bedroom homes. These asking prices are property-specific rather than a project-wide price list. The estate was completed many years ago and each home is now an individual secondary-market asset. Condition, land size, renovation quality, furnishings, tenancy status and title position can all change the value. The THB 13.5 million figure is therefore best used as a current market entry reference among the listings we verified, not as a valuation for every house in AD House.
Comparing homes inside AD House is more useful when the asking price is broken down against the actual property rather than against an imaginary 'standard villa'. The verified stock already shows meaningful variation. One current three-bedroom house is marketed with 280 sqm of living area on a 525 sqm plot, while another is listed with 320 sqm inside and a 532 sqm plot. Even when the asking price is the same, those properties should not be assumed to be equivalent before inspection. Renovation quality, pool condition, covered parking, kitchen equipment, air-conditioning, furniture and any existing tenancy can materially change what a buyer is actually receiving. The legal file matters just as much: the registered owner of the land and structure, any encumbrances and whether the physical house corresponds with the registered documents should be checked for the selected resale. That is the advantage and the responsibility of buying in an older established estate: the asset is already there to inspect, but every home's history is individual.
The largest unresolved historical point is the developer. Major project portals either state that the developer is unavailable or do not name one. A Pattaya company called A.D. House Co., Ltd. is documented in connection with other developments, and the similar name naturally raises the possibility of a link, but we found no reliable source explicitly connecting that company with this particular 33-home estate on Khao Talo. We therefore leave the developer field blank rather than turning a plausible association into a fact. For a resale buyer today, the more consequential checks are the current seller, the land title, registered encumbrances and the legal structure available for the specific property.

Ownership format
This is a landed housing estate rather than a condominium. A foreign buyer generally cannot register Thai land directly in their own name, so the land title and the legally available structure for the specific house must be checked separately, for example a registered land lease. Current listings we found describe some houses as held in Thai ownership.

A current single-storey Pattaya Condos and Homes rental example with 150 sqm of living space on a 248 sqm plot. The listing states Thai ownership and an asking rent of THB 42,000 per month. It is an individual secondary-market home, not a guaranteed standard layout for the estate.
