Why this project is worth a look
Close to rail
Several sources place Bang Khae MRT roughly 300–400 metres away. For an older budget condominium, that transport access is the strongest practical feature: day-to-day value comes from connectivity and neighbourhood services rather than resort amenities.
Clear project scale
Two nine-storey buildings and 319 units are supported by multiple independent databases. With several hundred owners, the quality of the condominium juristic person, financial management and common-area maintenance becomes a meaningful part of the purchase decision.
Age is visible
The project dates to the late 1990s, so the exact unit and building systems matter more than the original sales story. Buyers can inspect the property as it actually operates today, but should treat a technical survey and common-area review as part of normal due diligence.
Simple facilities
Reliable sources do not support a swimming pool, gym or extensive clubhouse. Lifts, parking and basic security are the consistent features, which makes this a straightforward urban condominium rather than a modern lifestyle development.
No clean price floor
Current sale inventory is too sparse to produce a credible project-wide entry price, and one isolated asking price sits far above older resale references. The better approach is to value the selected unit on condition, title, building finances and comparable transactions rather than a generic 'from' figure.
About the project
Bangkhae Garden View is an established low-rise condominium in western Bangkok, tucked into Soi Bang Khae 1 near Bang Khae Road and Bang Khae MRT station. Some Thai property databases use the English variant Bangkhae Garden Ville, while the project is also written in Thai as บางแค การ์เด้น วิวล์. The address, building count, floor count and unit count line up closely enough to treat those names as the same property. This is not a current developer launch; it is a late-1990s resale condominium where each unit now has its own maintenance and renovation history.
The basic project scale is well supported. PropertyHub, Condonayoo, Hipflat, FazWaz and related databases converge on 319 residential units and nine floors. PropertyHub and Condonayoo also identify two buildings. Some aggregator headers incorrectly display the number of live listings as if it were the project unit count, but their own narrative sections still state 319 units. The registry therefore uses 319 as the project figure rather than the current number of advertised apartments.

Completion timing is slightly inconsistent. Hipflat, FazWaz, Thailand-Property and Thai databases show December 1997 or Buddhist year 2540, while PropertyHub and Condonayoo use 1998. For a buyer, that difference is less important than the broader conclusion: this is a condominium approaching three decades of operation. December 1997 is used as the main registry value because it appears more consistently across the project databases, with 1998 retained as an unresolved alternative until primary registration records are available.
The original developer remains the largest missing fact. A separate English- and Thai-language search did not produce a reliable legal entity. Tooktee leaves the developer field blank, Condonayoo marks the project owner as unavailable, and large portals either omit the developer or mechanically use the project name itself in that field. That is not enough evidence to invent a company. The developer key is therefore omitted from the JSON and the gap is recorded explicitly. For a mature resale condominium, the current condominium juristic person and unit-level documents matter more to a 2026 transaction than an unverified historic developer name.
The original unit schedule is also poorly preserved online. Condonayoo describes one-bedroom apartments starting at about 32 sqm. Current rental stock on Hipflat and FazWaz includes a 33 sqm studio, while ZmyHome shows a 37 sqm one-bedroom resale listing. These examples establish a small-unit format, but they do not justify reconstructing an entire original product range. The unit card therefore uses an honest 32–37 sqm observed range for studios and one-bedroom apartments and clearly states that it is based on confirmed market evidence rather than a recovered developer brochure.
Common facilities are practical rather than aspirational. Condonayoo confirms passenger lifts and parking for cars and motorbikes. PropertyHub adds security, keycard access, CCTV, a convenience store and a restaurant, while Hipflat also confirms parking and security and mentions CCTV, retail and food within the project description. There is no reliable evidence of a swimming pool, gym, sauna or modern clubhouse. The project should therefore be understood as a functional urban condominium rather than a lifestyle complex.
Hipflat and FazWaz both display a common-area fee of THB 32 per sqm per month. That tariff is useful, but the more important question in an older building is what the juristic person is actually funding today. Buyers should request the latest common-fee statement, any outstanding balance attached to the selected unit, recent financial statements, the sinking-fund position and information on major planned works. An inexpensive monthly tariff can be less reassuring if the building is postponing costly repairs.
Location is the clearest practical advantage. Condonayoo and FazWaz place Bang Khae MRT roughly 300–400 metres from the project, and BaanFinder gives a similar 0.3 km estimate. The building sits in Soi Bang Khae 1 close to Phet Kasem Road and Bang Khae Market. For a budget condominium of this age, that transport access is more relevant than resort-style amenities: the project works because residents can reach the rail network and mature neighbourhood services without depending entirely on a car.
The surrounding area is already fully urbanised. Condonayoo lists Bang Khae Market, Lotus's, The Mall Bangkhae, Seacon Bangkae and Kasemrad Bangkae Hospital among the established facilities in the broader district. These references should not be turned into fixed travel-time promises, especially in Bangkok traffic. Their value is simply that a buyer is not betting on a future neighbourhood. Roads, retail, markets, hospitals and mass transit are already visible and operating.
The current sale market is too thin and noisy to support a responsible 'from' price. Condonayoo recorded a historical resale entry point of about THB 550,000 in November 2021. By September 2026 the major project pages show little or no active sale stock, while ZmyHome surfaces an isolated 37 sqm owner listing at THB 5.9 million. That single asking price is so far removed from the older project context that using it as a project-wide market floor would be misleading. The JSON therefore deliberately omits a starting sale price.
Rental evidence is more usable. Hipflat, FazWaz, Thailand-Property and related databases currently show a 33 sqm studio at approximately THB 3,800 per month. That is one live example rather than a guaranteed project average. Anyone modelling an investment should collect several current rentals, ask the juristic person or local agents about real occupancy and compare unit condition before deriving a yield. A single low-priced studio does not tell the whole rental story.
Age changes the due-diligence priorities. In a new condominium, much of the work is about the developer, permits, construction schedule and specification. At Bangkhae Garden View, the buildings already exist and have been occupied for decades, so the focus shifts to vertical pipes, electrical systems, lifts, waterproofing, façades, drainage, common corridors and the quality of ongoing management. Inside the unit, renovation history, water damage, ventilation, noise and any unregistered alterations matter more than glossy project-level marketing.
Foreign ownership is possible in principle because this is a condominium, but it is not automatic for every resale unit. Thai government guidance states that foreign ownership may not exceed 49% of the total unit area in a registered condominium and that the condominium juristic person must issue confirmation of the foreign proportion for transfer. Public project pages do not show the remaining foreign quota at Bangkhae Garden View. A foreign buyer therefore needs unit-specific title documents and a current quota certificate before funds are committed.
The address deserves one extra check. Most property databases use 187/49 Soi Bang Khae 1, with map coordinates around 13.709374, 100.421528. Thailand Yellow Pages lists Building 1 at 399/11 Soi Wat Nimmanoradee on Sukhaphiban Road. That could be a postal, building-management or rear-access address, but the public sources do not explain the relationship. The project record uses the better-supported Soi Bang Khae 1 address and a conservative mapping radius rather than pretending the discrepancy is resolved.
The project is most relevant to buyers who prioritise affordability, rail access and an established local neighbourhood over new-build finishes and extensive amenities. For owner-occupation, a well-maintained unit can be practical if the building systems and juristic-person finances check out. For investment, the same logic applies: the purchase price alone is not enough. Rental evidence, vacancy, recurring charges, future repair liabilities and the condition of the exact unit need to be modelled together.
It is a weaker fit for buyers who want a modern pool-and-gym lifestyle, a recognised developer brand, uniform new-build standards or an easy resale story based on project marketing. The historic developer is not verified and the building's age means that differences between individual units can be substantial. A freshly renovated apartment and an untouched original unit inside the same condominium may carry very different real costs even if their floor areas are similar.
Before paying a deposit, the useful document pack is straightforward: condominium title deed, seller identity, foreign-quota confirmation where relevant, debt-free certificate from the juristic person, latest common-fee statement, house rules and information on planned major repairs. It is also worth viewing the building at different times of day and after heavy rain. In an older Bangkok condominium, noise, odours, water staining, lift reliability and the condition of common areas often provide more decision-useful information than an online listing description.
Ownership format
A unit in a registered condominium can be held freehold by a foreign buyer within the statutory foreign quota, which may not exceed 49% of the total unit area of the condominium building. Public sources do not confirm the remaining foreign quota at Bangkhae Garden View; the condominium juristic person should issue the relevant confirmation before transfer.
