That can keep furnishing and running costs manageable, but it also sets a clear ceiling on space. The scheme fits singles, couples and small households better than buyers seeking generous family apartments. Type C should be checked against the latest plan because its current and earlier room labels do not fully agree.
Multiple route options
Soi Phetkasem 48 links into Phetkasem, Bang Waek, Ratchaphruek and the Phutthamonthon Sai 1 direction, while Bang Wa provides an MRT/BTS interchange. That gives useful flexibility for moving through western Bangkok and toward Sathorn. The trade-off is first-mile access: this is not a walk-to-MRT development, so the location makes most sense for buyers comfortable using the shuttle, taxi, motorcycle taxi or a private car.
Practical amenity load
The shared facilities focus on everyday use rather than an expensive resort program: pool, gym, co-working, garden, laundry and core building services. Property platforms currently quote a common-area fee around THB 39 per sqm per month and a sinking fund of THB 500 per sqm, giving a relatively easy cost framework to estimate for a small unit. Those charges should still be checked against the sale contract and juristic-person documents before transfer.

A buyer should match the booking form and sale agreement to the legal project entity rather than relying on the brand name alone.
The site sits inside Soi Phetkasem 48 in Bang Waek, Phasi Charoen. Despite the MRT name, this is not a station-door project. Independent mapping sources place MRT Phetkasem 48 roughly 2–3 km away by road, so the realistic daily pattern is a mix of car, taxi, motorcycle taxi or the project's shuttle rather than a short walk to the train. SENA currently promotes its V-Move shuttle to MRT Phetkasem 48 and also points to Bang Wa, where the MRT Blue Line connects with the BTS Silom Line. That can work well for commuting toward Silom and Sathorn, but the first-mile connection from the condo to rail remains part of the journey.

The development is mid-sized rather than a very large mass-market tower. SENA's brochure breaks the 428 homes into 68 Type A1 units, 112 Type A2 units, 213 Type B units and 35 Type C units. One-bedroom stock dominates the project, with Type B alone accounting for almost half of the total. This affects real choice. A buyer looking for a compact one-bedroom should have a wider pool of orientations and floors, while anyone targeting the largest format is shopping within a much smaller subset and should not assume that the headline project inventory translates into plentiful larger units.
Internal areas are deliberately compact. Published SENA ranges are about 22.5–35.5 sqm for A1, 22.5–23.5 sqm for A2, 26–27.5 sqm for B and 34.5–35 sqm for Type C. The floor-plan legends make the typical layouts easier to picture: around 23 sqm for A1/A2, about 26.5 sqm for B and roughly 34.5 sqm for C. This is first-home, city-base or couple-sized housing rather than spacious family accommodation. There is also a naming issue worth flagging: older project materials and independent reviews describe Type C as a two-bedroom, while SENA's current webpage calls the 34.5–35 sqm option a one-bedroom-plus. Until the latest contractual plan is checked, the physical layout matters more than the label.
Most of the meaningful shared amenities are concentrated around the second floor. Published plans show a garden plus residences on Tower A's second floor, while Tower B's second floor combines residences with the pool, fitness room and co-working space. Floors 3–8 are primarily residential. SENA also lists a lobby, mailboxes, laundry, juristic office, control room, garden, 24-hour security and CCTV. The amenity program is practical rather than resort-like. For this price bracket, the useful parts are straightforward: somewhere to exercise, swim, work outside the unit and spend time in a planted common area without loading the project with high-maintenance lifestyle facilities.
Parking deserves attention if a car will be your primary mode of transport. SENA states 137 conventional spaces, equal to 32.01% of the 428 units, plus 26 tandem spaces. The total is 163 spaces, or 38.08% when tandem parking is included. That is materially below one space per apartment. It does not automatically make the project unsuitable for drivers, but it does mean that buyers should understand the juristic person's parking rules and whether access is first-come, sticker-based or otherwise controlled. A household with two cars, or a buyer who expects a deeded or permanently assigned bay, should not infer that from the overall parking ratio.
Pricing remains one of the project's main practical attractions. On 30 August 2026 SENA advertises a starting price of THB 1.39M, while FazWaz shows foreign-quota units from THB 1.52M. Those figures describe different things. The developer headline may apply to selected campaign units or quota conditions, while the platform figure is a current asking level for units explicitly marketed under foreign quota. Earlier reviews quote THB 1.19M, THB 1.29M and THB 1.30M at different points in the sales cycle, but those historical numbers should not be treated as available today. A foreign buyer should compare the actual unit number, quota status, furniture package and transfer costs rather than anchoring on the oldest launch price.
The largest current due-diligence issue is completion status. SENA's own project page, updated for August 2026, reports overall construction progress at 89.5%, with structure at 100%, architectural work at 78%, preparatory work at 98% and building systems at 82%. Several property platforms, however, already classify the project as completed in April 2026, and SENA's broader COZI catalogue uses wording that suggests move-in readiness in August. For the registry, the freshest specific to the project primary source should carry more weight, so Phase 1 is best treated as under construction until SENA confirms completion and transfer. A buyer who needs immediate occupancy should ask for a physical inspection date and the handover status of the exact unit.
There is also a separate Phase 2. SENA explicitly describes the development as a two-phase scheme: Phase 1 is the two-building, 428-unit condominium covered here, while Phase 2 is a future development. Thailand's official EIA database has a separate approved report for Phase 2, which is strong evidence that it should not be blended into Phase 1 specifications. This record therefore covers only COZI MRT Phetkasem 48 Phase 1. If Phase 2 launches with its own unit mix, schedule and pricing, it should be assessed as a separate product rather than treated as extra inventory in this project.
For an international buyer, the legal question is not whether a foreigner can buy a Thai condominium in principle, but whether the selected unit can be transferred within the foreign ownership quota. Thai condominium rules cap foreign ownership at 49% of the total condominium unit area. FazWaz currently marks multiple units in this project as Foreign Quota, which is useful market evidence that foreign-freehold stock is being offered, but it is not a substitute for the formal quota confirmation required for transfer. The project can therefore be suitable for straightforward foreign freehold ownership, provided the exact unit, source of funds and quota documents are confirmed before the buyer commits.
Ownership format
A foreign buyer may hold freehold title within the statutory foreign quota, capped at 49% of the total condominium unit area. FazWaz currently labels a number of COZI MRT Phetkasem 48 listings as Foreign Quota, but the remaining quota for a specific unit should be confirmed before reservation. If no foreign-quota freehold is available, the alternative commonly offered is leasehold rather than freehold title.
Unit types & sizes
SENA's brochure assigns 68 units to A1. Typical published plans often show an approximately 23 sqm layout with a separated kitchen. Because the official A1 size range is unusually broad, the exact internal area and configuration should be checked by unit number rather than inferred from the A1 code alone.
There are 112 A2 units. Earlier published plans show a compact layout of roughly 23 sqm with a more open kitchen arrangement. It is primarily a single-occupant or couple layout for buyers who value a separate bedroom more than a large living area.
Type B is the core layout of the project, with 213 units—almost half of all homes. The extra few square metres over A2 create more room for dining or a work area, making B the most obvious compromise between a low entry price and everyday usability.
SENA's brochure and earlier independent reviews describe the 35 Type C units as two-bedroom homes, while SENA's current webpage calls the 34.5–35 sqm option a one-bedroom-plus. That does not prove the physical layout was changed. If a true second bedroom is essential, obtain the latest plan and unit specification before reserving.
Type C has a direct naming conflict: the brochure and earlier reviews call it a two-bedroom, while SENA's current project page calls the same size band a one-bedroom-plus. The areas match, so the record preserves the size range and treats the room count as something to verify against the latest unit plan.
