A resale advert can describe a unit as freehold without proving that the foreign quota is available for that transfer. Confirmation from the condominium juristic person is therefore a transaction document, not a marketing detail.

The building is commonly described as having 811 residential units plus four retail units. That explains why some databases show 811 while others show 815: one number counts homes, the other appears to count the project total including commercial space. The discrepancy does not point to a separate phase or a second tower. For a buyer, the more useful implication is that this is a sizeable building with enough turnover to create genuine comparable resale and rental stock. At the same time, floor position, lift traffic, parking arrangements and the condition of shared areas deserve more attention than they would in a brochure-led off-plan purchase.

The original unit mix is compact. Archived project information identifies one-bedroom layouts from roughly 24 to 32 sqm and two-bedroom layouts around 45.5–46 sqm. Current portals are less consistent with the smallest homes: some classify units around 24–27 sqm as studios even though the older project material presents them as one-bedroom types. The practical takeaway is simple: do not rely on the bedroom label in an advert. Check the actual plan, walls and title details of the unit being bought, especially at the lower end of the size range.

The project still has an active secondary market in 2026. Major portals show multiple sale and rental listings at the same time, giving buyers a useful pool of internal comparables. The lowest asking price found during this check was THB 1.343M for a compact resale unit, while recent two-bedroom listings around 46 sqm were around THB 2.45M and above. Those figures are market asks, not valuations. Renovation quality, furniture, floor, outlook, seller urgency and transfer readiness can easily matter more than a small headline price difference between two units.

Lak Song on the MRT Blue Line is the key rapid-transit reference, but Fuse Sense' Bangkae should not be treated as a station-front project. Different platforms publish different distances depending on the map point and route used. In everyday terms, there is a last-mile segment between the building and the station rather than a direct lobby-to-MRT connection. Phutthamonthon Sai 2 Road, access toward Phet Kasem Road, Kasemrad Bang Khae Hospital and the surrounding retail base are therefore part of the location story, not just the train line.

Shared facilities repeatedly listed for the project include a large swimming pool, fitness areas, leisure and landscaped spaces, parking, controlled access, security and CCTV. Older project descriptions place particular emphasis on the pool and exercise areas. A decade after completion, however, the question is no longer what appeared in the launch brochure; it is how well the condominium juristic person maintains those facilities today. Fuse Sense' Bangkae is most compelling as a value-led, completed Bangkok option with real market evidence rather than a promise of future delivery. Its trade-off is equally clear: it is neither a new-build product nor a prime central station-front address. The quality of the purchase depends heavily on unit selection. Two homes with the same nominal layout can require very different post-purchase spending and can behave differently in the rental and resale market. Internal comparison within the building is therefore just as important as comparison against neighbouring condominiums.
