Current photographs show occupied rows of attached homes, internal lanes, frontage canopies and the everyday character of an established neighbourhood. Buyers are not selecting a uniform unit from a new launch. They are comparing individual resale houses whose condition, fit-out, furniture, orientation, plot dimensions and documentation can differ materially.

The original development was presented as a borey with several forms of landed housing. The Housing Development Association of Cambodia describes the product line as flat houses plus two villa types, but a complete original catalogue with model names, areas and total inventory could not be recovered from public sources. The live market is now dominated by two-storey flat houses. One verified example has three bedrooms and four bathrooms, with a 4 × 16 m house on a 4 × 22 m plot. Another active example offers four bedrooms, five bathrooms and a stated total area of 170 sqm. Other listings show simpler configurations. A viewing should therefore test practical matters: airflow through the centre of the house, daylight, parking manoeuvrability, roof waterproofing, drainage, electrical condition and the exact fixtures included in the sale.

Khmer24 presents a three-bedroom flat house in Boeung Tumpun 2, while IPS markets a four-bedroom home at the same price. Before negotiating, compare land and building dimensions, renovation quality, tenancy status, position within the lane, parking, title evidence and transfer costs.

The location is supported by several independent traces. The project’s official Facebook presence associates the Street 371 branch with Boeung Tumpun, while a detailed 2026 resale address identifies Phum Tnaot Chrum 4, Sangkat Boeung Tumpun 2, Khan Mean Chey, Phnom Penh. IPS labels its listing as Boeung Tumpun 1, so the sangkat boundary should not be assumed for every house without reading its title. The page uses the more precise recent address and records the discrepancy. Coordinates are centred broadly on the Street 371 segment near Tnaot Chrum with a generous radius; they are not represented as the surveyed pin of a particular property.

In daily-use terms, this is an urban residential location outside Phnom Penh’s core business districts. IPS estimates roughly two minutes to a local pharmacy; about five minutes to Phum Rueset Primary School, Hatta Bank and the Royal University of Agriculture; and around ten minutes to Chamkar Doung Market, ACLEDA and the Khmer–Soviet Friendship Hospital. Ratana Plaza, Olympia Mall and The Desk are listed at approximately fifteen minutes. These are marketing travel estimates rather than guaranteed journey times.
