Its clearest reference point is the junction of Street 271 and Street 371 beside Chip Mong 271 Mega Mall. For a buyer, this creates a gated urban-community proposition rather than a remote housing estate with little operating infrastructure around it.
This page covers the parent The Landmark 271 development. It does not merge specifications, floor plans or pricing from Grand Landmark 271 Phase II, which was launched separately in 2026, and it does not treat Home Office II as part of the original residential release. That distinction matters because the newer launches have their own products, construction dates and media. The first residential phase was described as containing 155 Home Office houses, 44 twin villas and 34 Queen villas. Those figures are not added into an invented project total because the wider site continued to develop in stages. Current market stock uses several labels, including Twin Villa, Twin Villa SE, Queen, Queen A, Queen B, link house and shophouse. The names indicate different plot sizes and use cases, but an actual home can vary by block, corner position, renovation history and how the owner has configured the space.
A project profile gives a broad living-area range of approximately 216–507 sqm, while current listings show more granular examples. One Twin Villa SE is marketed with 187.5 sqm of house area on a 130 sqm plot; another twin villa is described as 216 sqm on a 160 sqm plot. Home-office and shophouse examples reach 374–400 sqm and commonly extend over four levels. A current Queen B villa is described with 324 sqm, three floors, five bedrooms and six bathrooms.
The architecture changes with the product line. Shophouse and Home Office rows create a more urban frontage: the lower level can serve as reception, retail, consulting space or a shared family room, while the upper floors hold bedrooms and work rooms. A twin villa has a more residential plan, a private yard and on-plot parking without requiring the width of a detached estate home. Queen and Queen A formats suit buyers who need larger rooms, multiple family zones, separate wet and dry kitchens, and more outdoor space.
The community can be evaluated through actual use rather than renderings alone. The market includes furnished and unfurnished homes, corner plots, upgraded properties and units adapted for office use. That is useful for a buyer who wants to inspect daylight, traffic noise, parking, building services and renovation quality before committing funds. It also makes comparison more demanding. Two homes carrying the same marketing label may have materially different plots, orientation, fit-out, title documentation and maintenance condition.
Chip Mong 271 Mega Mall forms part of the wider Landmark 271 development and is its most visible public anchor. The residential offer also references a clubhouse, swimming pool, landscaped areas, a park, children’s facilities and controlled access. Proximity to the mall should still be judged at unit level. Some buyers will value a short route to shops and dining, while others may prefer an internal street farther from visitor traffic, deliveries and service entrances.
The location is most practical for households and businesses that use southern Phnom Penh and the Street 271, Street 371 and 60M Road corridors. These routes connect toward Russian Market and BKK, the International School of Phnom Penh, Mean Chey Avenue and major retail destinations in the south. Travel time is not fixed; it changes with the hour, roadworks and the gate used. A serious location check therefore means driving the relevant route at the buyer’s normal commuting time, not relying on a marketing estimate.
The Landmark 271 market includes completed resales as well as individual newer offerings within a large site. The lowest price found is tied to one Twin Villa SE and should not be read as the cost of every home in the development. Larger Queen villas, corner plots, combined properties and commercial frontages can be substantially more expensive. A valid comparison looks beyond the headline price to land size, total house area, number of usable levels, fit-out, equipment, parking capacity and the legal document for the selected property.
Due diligence for a completed house differs from buying an apartment in an unfinished tower. The inspection should cover moisture, cracking, electrical loads, water pressure, drainage, roof and balcony condition, plot boundaries, management charges and utility arrears. A title type shown in one advertisement cannot be applied to the entire development. Public listings refer to both borey title and hard title for individual homes, so the document attached to the exact plot must be reviewed before reservation or deposit.
The rental proposition also changes by format. Twin villas mainly address family demand; Queen villas fit larger households and representative living; shophouses can suit companies, service businesses and tenants that need office and residential space together. Each segment carries different operating requirements. A commercial house may need signage, cabling and flexible rooms, whereas a family villa depends more on bedrooms, kitchens, parking and a quieter street. A single asking rent is not enough to establish a return after vacancy, repairs and management.
The main advantage of The Landmark 271 is the ability to compare several real, existing formats in an operating urban environment. The main risk is assuming that the project name guarantees uniform quality across every property. Landed property — what this means for a foreign buyer
This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.
That does not automatically mean the project is closed to you: structures exist, and each carries its own legal and tax trade-offs.
