Why this project is worth a look
A distinct phase
Eco Delta is identified in the official portfolio as a separate Eco Collection phase with its own entrance, gallery and seven-model house range. It should not be blended with Eco Melody, Eco Romance or neighbouring schemes.
Completed housing
The community is finished and actively traded on the resale market. Buyers can inspect the actual street, plot, facade and condition rather than relying solely on future-delivery promises.
Seven home formats
The range covers denser link houses, semi-detached twin villas and substantial detached villas. The choice is about plot and privacy as much as bedroom count.
Established surroundings
The wider Grand Star Platinum cluster already includes education, retail, sport and recreation. These are tangible location advantages, although access rules and charges need separate confirmation.
Comparable resale stock
Several live listings make model-by-model price comparison possible. That is more useful than a single promotional price, but title, land, fit-out and transfer costs must still be checked for each home.
About the project
The Star Platinum Eco Delta is a distinct Borey Peng Huoth residential phase within the wider Grand Star Platinum Eco Collection on the eastern side of Phnom Penh. It is not a generic name for the whole Star Platinum area and it should not be merged with Eco Melody, Eco Romance, Eco Sunrise or other neighbouring phases. Eco Delta has its own developer page, its own entrance imagery and a defined house mix. The scheme follows Cambodia's borey format: a gated low-rise community with private landed homes, internal streets, landscaping and controlled access. Its core product is a range of three-storey link houses, twin villas and detached villas designed primarily for long-term family occupation rather than compact urban living or short-stay use.
The phase is positioned along National Road 1 in Veal Sbov, Chbar Ampov. Borey Peng Huoth describes it as about 2.5 kilometres from Preah Monivong Bridge. Resale advertisements also use names such as Borey Peng Huoth Boeung Snor Delta and Grand Star Platinum Eco Delta. That local reference matters because the wider area contains several visually related Borey Peng Huoth phases with similar branding. A buyer should verify the internal street, house model, plot number and title documents rather than relying on the words Star Platinum alone. The phase identity is strong enough for a separate page, but individual listings can still be miscoded by agents.

The official Eco Delta catalogue presents seven models. LA-V3 and LC2-V3 are link houses. Prince, Prince B and Queen are detached villa formats, while Twin Villa V3 and Twin B Villa V2 are semi-detached products. Every model shown by the developer has three levels. The published range starts with the three-bedroom, four-bathroom LC2-V3 and extends to larger five-bedroom, six-bathroom villas. Public resale listings also advertise seven-bedroom, nine-bathroom homes. Those may reflect enlarged houses, combined layouts or different agent classification, so the configuration of any selected property should be checked against its floor plan and legal documents.
As of 4 August 2026, Eco Delta is a completed, occupied community with an active resale market. FazWaz displayed 19 sale listings from roughly $170,000 to $2 million and a three- to seven-bedroom range. That number is not the total unit count of the development; it is only the platform's live public inventory. Realestate.com.kh also carries individual LA, Prince and Queen Villa listings, including new unfurnished houses and fully furnished resale homes. Availability changes frequently, and two properties of the same model can differ substantially because of plot depth, corner position, orientation, fit-out, maintenance and landscaping.
The lowest public asking-price anchor found during research was $170,000. It should be treated as a search floor, not as an official developer price. No current developer price list was located. PropertyHub displays model-level figures ranging from a lower LC2 indication to seven-figure villa prices, but those numbers may relate to particular stock, historic terms or availability that has not been independently confirmed. A useful comparison therefore needs more than the headline price: land size, built footprint, condition, furniture, title, transfer charges, service-fee balance and the precise position within Eco Delta all affect value.
Borey Peng Huoth lists a garden and children's playground as Eco Delta amenities. The phase also sits within the broader Grand Star Platinum cluster, where the developer identifies PH Eco Mall, Platinum Sports Center, Southbridge International School, PH Euro Park, PH Grand Hall and a range of everyday commercial and community services. This is central to the project's appeal: it is a landed-home phase connected to an established suburban cluster rather than an isolated row of houses. Access conditions, membership fees and operating hours should still be checked separately because a facility's presence in the wider district does not mean it is included in a particular home's service charge.
Eco Delta's visual language combines pale classical facades, pitched roofs, tall windows and decorative metal gates with cleaner contemporary elevations on the link-house and twin-villa ranges. The developer gallery includes rendered views of the entrance and landscape plan alongside photographs of completed houses. That makes the product hierarchy easier to understand: LA and LC2 create a denser street edge, twin villas share a party wall, and the Prince and Queen formats occupy larger plots with more private outdoor space. A site visit remains essential. Marketing images identify the model family, but they do not establish the present condition of a specific resale property.
The choice of model changes the daily living pattern considerably. LC2 is the smallest official format: it provides three bedrooms, but its plot and internal proportions deserve a careful viewing. LA adds a fourth bedroom and a broader house footprint. A Twin Villa offers more separation than a dense link-house row while remaining a semi-detached product, and Twin B extends the building and adds a fifth bedroom. Prince, Prince B and Queen move into a different budget and maintenance category, with two parking spaces, two kitchens in the developer specification and a larger volume of house to manage. Comparing Eco Delta only by asking price is therefore not very useful. It is better to choose the right house category first, then compare plots, condition and alterations within that group. This avoids treating a compact unfinished LC2 and a furnished Queen Villa with a landscaped yard as if they were close substitutes.
Because this is a completed residential neighbourhood, the selected property matters more than the general project brochure. A viewing should match the advertised model against the developer's published dimensions, compare the room count with any later alterations and verify the land size against the title documents. A corner plot, rear extension, enlarged kitchen or reconfigured bedrooms may improve the home, but they should not be assumed to be part of the standard model. Buyers should also inspect the roof, facade, windows, utilities and external landscaping, and ask about current maintenance charges and renovation rules. For a completed house, those checks are more useful than an old launch price: they reveal the actual condition, street setting and immediate neighbours before the home is compared with alternatives of the same category inside Eco Delta. This is particularly important because the market spans modest link houses and very large detached villas. A second viewing at a different time of day can also reveal internal-street traffic, natural light, nearby activity and the way parking is actually used. Those points do not change the model specification, but they can determine whether a particular plot works for the household.
Eco Delta is best suited to households seeking a substantial family home on Phnom Penh's eastern corridor and comfortable with a car-oriented routine. Three storeys provide many rooms, but they also mean regular stair use and a larger maintenance burden. For investors, the project is better assessed as a market of individual completed houses with observable resale and rental activity than as a standardised yield product. There is no single interchangeable unit: liquidity and rental performance depend on the exact model, plot, fit-out, title and purchase price. Before committing, buyers should inspect the property, verify ownership documents and compare several current listings of the same model within Eco Delta itself.

Landed property — what this means for a foreign buyer
This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.
That does not automatically mean the project is closed to you: structures exist, and each carries its own legal and tax trade-offs. Which one applies — if any — is a question for a qualified Cambodian lawyer on your specific deal, not something we settle on a web page. Ask us and we will lay out the options and the risks honestly.
Home types & sizes
A three-storey terraced home with one parking space, living room, dining area and kitchen. Corner resales may have larger land plots, so plot dimensions need separate verification.
The most compact official Eco Delta format. Three levels separate living and sleeping zones, while usable floor area and plot size must be confirmed for the selected property.
A substantial detached villa with two parking spaces and two kitchens in the official specification. Some listings show plots around 18.2 × 28.5 m, but that is property-specific rather than a universal model size.
A narrower detached-villa format with three levels, two parking spaces and two kitchens. It suits buyers wanting a large family home without moving to the scale of the Queen Villa.
The largest of the seven official models by house footprint. Seven-bedroom resales are also advertised, so the legal configuration and any alterations require individual verification.
A three-storey semi-detached home with two parking spaces. It offers more separation than a terraced house while using less land than a detached villa.
An extended twin-villa format with five bedrooms and two parking spaces. Buyers should confirm that a listing is specifically Twin B because agents often use the generic twin-villa label.
The official catalogue shows seven three-storey models. The dimensions above are house footprints, not land sizes or total floor areas. Public listings may use different labels or show altered configurations, so the selected home's plans and documents should be checked. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From $170,000 in public FazWaz listings as of 4 August 2026. This is a lower resale-market anchor, not an official developer price; the selected home, availability, title, transfer charges and terms need separate confirmation.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.
