The original product range was unusually broad for one landed community: Link House 1 and 2, Twin Villa A and B, Queen Villa A and B, Town House A, plus several shophouse formats. The official project page publishes bedroom counts, storeys and physical dimensions for most of those designs, making it possible to compare how each format uses land and building frontage. Link houses address the more compact end of the market; twin villas provide greater separation and family space; queen villas sit on substantially larger plots. Shophouses formed part of the mixed residential and commercial plan, although the current official page marks Shop House A, D and G as sold out.
A purchase today is normally a decision about a specific completed house, not a generic off-plan unit. Two homes that began as the same model may have diverged after years of occupation. One may retain the original layout, while another has a rear extension, altered kitchen, enclosed parking area, added rooms or a different furnishing package. Buyers should verify the measured plot, actual built form, boundary lines, renovation history, services, access and document set for the individual address. Most trips to Daun Penh, BKK or the main office districts will involve a car and the Chroy Changvar bridge corridor. In return, the project offers landed housing, private outdoor space and lower-rise surroundings within a larger planned community. Official and specialist sources identify a swimming pool, garden or landscaped areas, a sports facility, The Flora Square, a supermarket and The Flora Plaza for events. Buyers should confirm which facilities are currently operating, who may use them and whether any access or community charges apply to the selected property.
Completion gives buyers something valuable: the ability to inspect the environment as it exists. Road condition, drainage, lighting, neighbouring construction, traffic inside the borey and the actual commercial offer can all be assessed during a visit. It also changes the due-diligence priority. Construction milestones matter less than the title chain, any mortgage or encumbrance, unpaid utilities or management charges, the legality of alterations and the condition of the particular structure. Several market profiles refer to hard title, but title type and clean transferability must be confirmed from the documents of the chosen house rather than assumed for the whole estate.
Public sources connect Borey The Flora with The Flora Group and 200 HT Property. The official project website states that the development is covered by 200 HT Property, while PropertyHub identifies that company as the developer entity behind the Flora brand. A-Seven names H.C.L Investment – Development & Construction Group as the client for its earlier architectural commission. The page therefore uses The Flora Group / 200 HT Property as the public developer designation, while preserving the naming difference as a diligence point. The seller's legal identity, authority to sign and relationship to the title owner still need to be checked for every transaction.
The lowest public market signal found during this review was $69,000 for a resale property on FazWaz. It is not a price promise for every link house, and it says little about larger twin or queen villas. Values within the community vary with model, land size, corner position, maintenance, fit-out, furniture, documentation and the seller's timetable. A sensible search starts by selecting a house category and realistic budget, then comparing several live properties of the same category before any reservation or deposit is discussed. The exact home, availability, condition and transaction terms require direct confirmation with a specialist.

Landed property — what this means for a foreign buyer
This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.
That does not automatically mean the project is closed to you: structures exist, and each carries its own legal and tax trade-offs. Which one applies — if any — is a question for a qualified Cambodian lawyer on your specific deal, not something we settle on a web page. A two-storey E0–E1 layout with two bedrooms. It uses the full frontage of a narrow plot and suits buyers who want a landed home without the scale of a villa. On resale, check the remaining yard depth, practical parking and any extensions that differ from the original specification.
A three-storey E0–E2 home with three bedrooms on the same stated plot and house dimensions as Link House 1. The extra level expands the living programme but makes roof, stair and upper-floor condition more relevant. A previous owner's renovation may also have changed the practical layout.
A three-storey semi-detached villa with four bedrooms. The wider plot provides more breathing room around the building than the link-house rows. Due diligence should cover the shared-wall condition, side access, parking arrangement and any exterior changes made after handover.
Another three-storey, four-bedroom twin-villa model, but with a wider and slightly shorter house footprint than Type A. That changes room proportions, side clearances and yard use. The two twin-villa formats should be compared through actual plans and inspections rather than treated as interchangeable.

Maintenance, exterior surfaces and building systems create a materially larger running-cost commitment than a link house.

- The working address is Building #28, National Road 6A, Sangkat Bak Kaeng, Khan Chroy Changvar, Phnom Penh. The official contact page supplies the building number and road, while specialist profiles complete the sangkat and khan.
- This is the northern Chroy Changvar corridor, where mobility is primarily road-based. Journeys to Daun Penh, BKK and the main business districts depend on National Road 6A, the bridge crossings and live traffic conditions.
- The scale of the borey allows some retail and community functions to sit within the estate. Buyers should still inspect the current tenant mix, operating hours and practical access rather than relying on the original list of amenities.
