The best-supported original mix is one- and two-bedroom apartments. Areas from roughly 30.65 to 68.90 sqm cover compact single or couple living through to a more comfortable two-bedroom setup without moving into very large units.
Visible resale depth
Major portals showed numerous sale units in September 2026. That gives buyers a useful internal comparison set for size, floor, condition and title status instead of forcing a decision from one isolated listing.
Foreign freehold route
A qualifying apartment can be transferred into a foreign buyer's name within the statutory condominium quota. The key word is qualifying: Centrio's current resale inventory contains both Foreign Quota and Thai Quota listings, so status must be checked unit by unit.
About the project
Centrio Condominium is a completed urban residential project in Wichit, close to Phuket's main retail and service centre around Central Phuket. Developed by Able Asset Group, it is now fundamentally a resale proposition rather than an off-plan purchase. That gives a buyer something useful: the building can be judged as it operates today. The actual unit, corridors, lifts, pool, landscaping, parking, security and overall upkeep can all be inspected before committing. In a project completed in 2015, present-day management and maintenance are more informative than launch-era renderings or sales language.
The core project data is consistent across the stronger property databases. Centrio comprises three eight-storey buildings with 465 residential units and is generally recorded as completed in 2015; FazWaz gives August 2015 as the completion date. Able Asset's own project page confirms Centrio Phuket, the developer, completed status and a site area of 5-1-33.2 rai. With 465 homes, this is not a boutique condominium. Common facilities will naturally serve a sizeable resident base, although the three-building layout spreads that density through the site rather than placing every unit in one block.

Centrio's location is more urban than resort-oriented. Able Asset positions the scheme opposite the Central Phuket area and lists Makro Phuket, Index Living Mall Phuket, Darasamuth Phuket School, HeadStart International School Phuket and Wichitsongkram School among nearby reference points. That is a practical proposition for people who live in Phuket year-round and care about shopping, schools, main roads and everyday services. It is a different proposition for a holiday buyer whose priority is walking to the sea. Patong Beach is on the other side of the island's central ridge, so Centrio should not be marketed or understood as a beachfront or beach-neighbourhood condominium.
The original product mix is straightforward. Able Asset's own page presents one-bedroom and two-bedroom layouts, while PropertyHub and Dot Property give one-bedroom areas of about 30.65-36 sqm and two-bedroom areas of 45.85-68.90 sqm. Current resale listings sometimes label apartments around 31-35 sqm as studios. That does not necessarily prove that a separate studio series formed part of the original product schedule; resale portals and agents can use room labels inconsistently. For a purchase, the floor plan and the registered area in the title documents matter more than the category chosen for an online listing.
The shared facilities are designed for everyday residential use rather than a hotel-style resort programme. Major project profiles repeatedly mention a saltwater swimming pool, gym, parking, landscaped garden, jogging track, recreation space, a golf putting area, 24-hour security and CCTV. The exact amenity lists vary slightly from one directory to another, which is normal for an established project with years of operating history. A resale buyer should focus on what is actually functioning now: the condition of the pool system, lifts, access control, lighting, parking management and the condominium juristic person's maintenance budget.
Centrio also has a visible resale market, which makes price discovery relatively easy. On 4 September 2026, FazWaz showed dozens of units for sale with a project-level lower asking price around THB 2.05M. PropertyHub displayed eight active sale listings, with its lowest clearly visible asking price at THB 2.19M for a roughly 30.5 sqm unit. Two-bedroom units around 67-67.5 sqm were shown around THB 3.65-3.70M. These are useful market anchors, not a tariff. Renovation quality, floor, outlook, furnishing, title status, seller motivation and the exact unit's legal position can produce a meaningful spread even between apartments of similar size.
For foreign buyers, the ownership route is apartment-specific. Thai condominium law permits foreign freehold ownership within the statutory foreign quota, capped at 49% of the total condominium-unit area in a registered building. Current Centrio listings on FazWaz include both Foreign Quota and Thai Quota units. That distinction is practical, not cosmetic: a buyer should not assume that every apartment in a condominium can be transferred into foreign freehold simply because other foreigners already own units there. The juristic person should confirm the relevant quota position for the selected unit before transfer.
Centrio is therefore best assessed as an established urban Phuket condominium rather than as a yield promise. Some project directories still repeat an old headline about a 7% guaranteed return for two years. Without a current contract, a named obligor and current terms, that should be treated as historical marketing rather than a live 2026 investment proposition. A resale buyer is purchasing a specific apartment from a specific seller. The sensible order is to establish title, quota, condition, asking price and ongoing costs first; only then does it make sense to model rental use from current achievable rents and the owner's actual management plan.

A foreign buyer can hold a qualifying unit freehold in their own name within the statutory foreign quota, capped at 49% of the total condominium-unit area of the building. Quota availability is unit-specific and must be confirmed before transfer; a unit marketed in the Thai quota should not be assumed to be available for foreign freehold ownership.
