Its local references are shopping centres, hospitals, schools, the park and main roads, not a walk-to-the-beach lifestyle. For an owner whose routine is tied to central Phuket, that can be more useful than a more glamorous coastal address.
Inspect what exists
Because the condominium has been operating since 2014, buyers can assess the building they are actually purchasing into. Common areas, lifts, pool condition, parking behaviour, security and the apartment's renovation quality can all be inspected rather than inferred from a brochure. The trade-off is that age and maintenance history matter much more than they do in a brand-new handover.
Accessible resale pricing
Compact resale units sit at a relatively modest entry level for Phuket, with a fresh verified lower asking-price anchor of THB 2.09 million in September 2026. The number should be treated as a starting point for comparison, not as evidence that every cheap unit is a bargain. Renovation cost, building expenses, foreign-quota eligibility and the exact condition of the title can change the real economics of a purchase.
Choice inside one project
A steady flow of sale and long-term rental listings gives buyers the ability to compare different floors, outlooks, sizes and renovation standards within the same condominium. That is useful for price discovery. It also means landlords and future sellers compete with many similar units, so execution — condition, furnishing, asking price and tenant fit — matters more than simply owning in the project.
About the project
The View Condo Suanluang is a completed urban condominium in Wichit, along Wirat Hong Yok Road on the southwest side of Phuket Town. It is not a beach resort and it is not an off-plan project whose value depends on a promised delivery years from now. Buyers are looking at a functioning building, an established resale market and a location built around day-to-day city access. Current project profiles consistently describe 884 units over eight floors, with two buildings, while several sources put the site at roughly 8 rai. That makes the project easier to understand as a practical Phuket Town residence than as a holiday-property play: its main advantages come from access to city services rather than beachfront positioning.
Completion is generally recorded as 2014, with FazWaz and related databases specifying December 2014. More than a decade of operation changes the due-diligence question. Instead of asking whether a developer will deliver the promised amenities, a buyer can inspect what actually exists — but also needs to look closely at maintenance, common-area condition, lifts, building systems and the renovation history of the exact apartment. Resale stock ranges from older interiors to fully refurbished units, so two apartments with the same floor area can be materially different products. At this age, the individual unit and the building's management record deserve at least as much attention as the headline project specification.

The scheme is large for an eight-storey development. A local launch report from September 2012 described two buildings, A and B, with 611 units at the presale stage. Current databases such as PropertyHub, FazWaz and DDproperty now converge on 884 units for the completed condominium. We use the later 884-unit figure because it describes the finished project, while retaining the early 611-unit number as a documented discrepancy rather than quietly deleting it. For a buyer, the practical point is scale: a development with hundreds of apartments should be evaluated for parking pressure, lift usage, management standards and common-area upkeep, not just the condition of the apartment being shown.
The original unit mix is less cleanly documented than the building size. PropertyHub and ENNXO list studios at about 30 sqm and one-bedroom units at 46–53 sqm. FazWaz and Dot Property instead describe 32 sqm studios and 46 sqm one-bedrooms. Live resale advertising adds another complication because units around 32–33 sqm are sometimes labelled as studios and sometimes as one-bedroom apartments, while larger one-bedrooms commonly appear around the high-40s to mid-50s sqm. That inconsistency is a reason to rely on the title-deed area and the actual floor plan for a selected unit rather than the marketing label in an advertisement.
Amenities are straightforward and useful rather than resort-heavy. A communal pool, gym, landscaped space, parking, 24-hour security and CCTV are repeatedly confirmed across project profiles; PropertyHub also lists lifts and controlled building access. For a city apartment this covers the basics, but it should not be mistaken for the leisure package of a newer holiday-oriented resort. One piece of information we could not verify from a strong source is the number of parking spaces. In a project of this scale, parking availability can affect daily convenience more than an extra item on an amenities checklist, so it is worth checking on site and with the condominium juristic person.
The location is fundamentally urban. Sources place the condominium on Wirat Hong Yok Road in Wichit, Mueang Phuket, with Central Phuket and Central Floresta, Chaloem Phrakiat Park, hospitals and schools repeatedly used as local reference points. That positioning works for residents whose routine is tied to Phuket Town, shopping centres, healthcare, education and the island's road network. It is less compelling for someone whose idea of Phuket ownership is walking to the beach. Here, a car or motorbike remains part of normal mobility, and the project should be judged against other central-Phuket residential buildings rather than seafront resort condos.
There is visible resale and long-term rental activity. In early September 2026, PropertyHub displayed numerous sale and rental listings under the project, and several The View Condo Suanluang listings had been refreshed within days. The lowest recent sale anchor we could verify with a fresh update was THB 2.09 million for a compact apartment of roughly 32.6 sqm, refreshed on 6 September 2026. That is a market listing, not a guaranteed project price. Floor, outlook, renovation standard, furniture, title structure and quota status can move the asking price materially, so comparing several real apartments is more informative here than relying on one project-level average.
The main documentary uncertainty is the developer identity. Current marketplace profiles and a contemporary 2012 launch report associate the project with Chanakan House and Land; the launch report specifically names that company's managing director in connection with the presale. Yet Phuket's official EIA-approved-project register lists Phuket Mahasup Company Limited for The View Condo Suanluang. We did not find a reliable public document that explains the legal or corporate relationship between the two entities. For practical presentation, Chanakan House and Land can be treated as the publicly associated developer name, but a transaction review should still establish what role Phuket Mahasup played and how the project documents connect the entities.

Ownership format
A foreign buyer can hold condominium freehold only within the statutory foreign quota, capped at 49% of the total unit area in the condominium. The juristic person should confirm that quota is available for the selected apartment before transfer; a unit marketed under Thai quota should not be assumed to be foreign-freehold eligible.
Unit types & sizes
Compact units form a visible part of the resale stock. In 2026 listings, apartments around 32–33 sqm are sometimes marketed as studios and sometimes as one-bedrooms, often after renovation or reconfiguration. The registered area and actual layout are more reliable than the listing label.
Larger one-bedroom apartments provide a more conventional separated living layout, and current resale stock commonly appears from the high-40s into the mid-50s sqm range. Because listing sizes do not line up perfectly with old project profiles, the selected unit's title and floor plan should control the decision.
Public project profiles disagree on the original unit areas: PropertyHub and ENNXO show 30 sqm studios and 46–53 sqm one-bedrooms, while FazWaz and Dot Property show 32 sqm studios and 46 sqm one-bedrooms. We do not average those figures into a false single range. Resale stock also includes renovated or differently classified units, so the registered area of the selected apartment should be checked directly.
