Completion in 2023 means the buyer can inspect what already exists: the exact apartment, corridors, lifts, parking, security and building management. That distinction matters because the due-diligence job is no longer about whether a promised building will be delivered. A buyer can inspect the actual common areas, lift operation, parking pressure, management standards, occupancy and the condition of the exact unit being sold. The available floor plans are compact, from 24 to 48 square metres, so this is a very different proposition from a beach-oriented Phuket project built around pools, resort facilities and large holiday apartments. Its strongest case is practical city living at a relatively low entry price.

The address most consistently reported by property databases is 64/164 Moo 3, Si Suthat Road, Ratsada, Mueang Phuket, Phuket 83000. The building is east of the historic centre, in the urban fabric leading toward Rassada and the pier rather than the west-coast beach districts. Rassada Pier is roughly 1.8 kilometres away, while Phuket Old Town, Phuket Rajabhat University, the provincial hall and Bangkok Hospital Phuket are among the nearby urban destinations. The developer expresses several of those trips in minutes; for a purchase decision, those claims are more useful as directional context than as fixed travel times because Phuket Town traffic varies materially through the day. A resident whose work and daily errands are in town may find the location logical. Someone buying primarily for walk-to-beach holidays should treat the location as a different product category, not a cheaper substitute for a coastal condo.

The developer identity is unusually clear for a small local Phuket project. The Cust Condo was developed by Anocha Property. Anocha Property Company Limited is an active Thai juristic person registered under number 0835558007314 since June 2015. The company states that it has completed six projects in Phuket with a combined value above THB 1.4 billion and lists earlier houses and residential schemes. Those statements should not be read as a warranty of build quality or financial strength, but they do make the counterparty traceable. On a completed condominium, the next layer of diligence moves to the condominium juristic person: management accounts, common-area budgets, arrears attached to the seller, insurance, sinking-fund history, meeting minutes and any planned major works can be more relevant than the developer's original sales brochure.

The unit mix is intentionally compact. The published range contains four named layouts: Standard and Superior at 24 sqm, Deluxe at 27 sqm and Penthouse at 48 sqm. The 24 sqm home is described as a one-bedroom layout with one bathroom and a kitchen, and the project was marketed with built-in furniture. Current resale listings checked in September 2026 start around THB 1.69 million, whereas the developer page still shows a THB 2.39 million starting figure from the primary-sales material. Those prices belong to different contexts. The lower number is a live resale asking-price floor and may relate to a particular unit or motivated seller; the higher number is not reliable evidence of what remaining developer stock, if any, should cost today. A buyer should compare actual units by floor, orientation, furnishing condition, title, foreign-quota status and seller liabilities instead of treating a single project-wide starting price as the market value.

Facilities are straightforward: key-card access, CCTV, 24-hour security, a gym and parking are part of the published project specification, with parking capacity stated at about 50% of the unit count. A lobby/reception area and communal garden are also shown, with the lobby and gym on the first floor. A swimming pool does not appear in the verified facility lists we reviewed. That makes the building easier to position: it is functional urban housing with a relatively lean amenity package, not a leisure complex. Whether that is an advantage depends on the buyer. Owner-occupiers should inspect parking availability at busy times, road noise, lift performance and general upkeep. Rental buyers should establish who the real tenant pool is, typical lease length, vacancy and management friction rather than applying resort-area rental assumptions to a city address.

Because the project is completed, the most important uncertainties are unit-level rather than construction-level. One current sale listing is marked as available under the foreign quota, but that does not establish quota availability for every unit. Thai condominium rules cap aggregate foreign ownership at 49% of total unit area, and the juristic person must confirm the position for a transfer. The safe approach is to match the selected unit's title, building designation and plan rather than importing a database label into the contract. Likewise, service-charge and sinking-fund numbers shown on individual resale listings should be verified against current juristic-person statements before they are used in a budget. In a ready building, documentary and physical evidence is available; it should take priority over generic project marketing.

Ownership format

A foreign buyer can take direct condominium ownership only while foreign quota remains available in the building; total foreign ownership may not exceed 49% of the aggregate unit area. The selected unit's quota position should be confirmed with the condominium juristic person before transfer.
