This project makes most sense as a practical home in central Phuket. Wichit serves everyday trips to retail, schools, hospitals and Phuket Town better than a beach-centred lifestyle. Buyers who want to walk to the sea should view that as a fundamental mismatch, not a minor inconvenience.
Simple unit choice
The established room schedule is straightforward: compact one-bedroom units around 27–35 sqm and much larger two-bedroom units around 65–70 sqm. The simplicity helps comparison, although small apartments still need a physical viewing because storage, kitchen design and room separation can vary materially.
Existing resale evidence
The building is complete and actively traded, so buyers can inspect the real asset, common areas and current rental market rather than relying on off-plan promises. The other side of that advantage is variation: each resale comes with its own condition, furnishings, legal position and seller expectations.
Diligence before discount
Low asking prices can be attractive, but a bargain only works if the unit is legally transferable, maintained well and priced realistically after any repairs. Foreign buyers should confirm quota availability and title status before committing a substantial deposit.

The Space Condominium is an established urban condo in Wichit rather than a resort development built around beach access. The project is a single seven-storey building with 197 units at 168 Soi Na Suaa, close to the Central Phuket side of Mueang Phuket. Most current project databases and resale platforms place completion in June 2018. That date matters because a buyer is no longer comparing a developer’s standard inventory: every available apartment is a resale with its own owner, furnishing package, maintenance history, view, floor position and legal status. The sensible way to assess this project is therefore at unit level. A cheap asking price can be attractive, but it has to be read together with renovation needs, the condition of common areas, ownership eligibility for a foreign purchaser and any outstanding condominium charges.
The strongest reason to consider The Space Condominium is location for everyday Phuket life. Wichit sits between Phuket Town’s commercial centre and the island’s main cross-island routes. Project sources consistently place Central Phuket, schools and hospitals within the surrounding urban cluster. That makes the building more relevant to residents who work in town, families with regular school runs, or buyers who want a practical base in central Phuket than to someone shopping primarily for a holiday apartment by the sea. The trade-off is straightforward: the project is convenient for urban errands and road access, but it is not a walk-to-the-beach address. A buyer who wants to spend most days around Bang Tao, Kamala, Kata or other coastal areas should treat driving time and traffic patterns as part of the ownership decision rather than an afterthought.

The unit mix is unusually easy to understand. Repeated project descriptions list one-bedroom apartments of about 27–35 sqm and two-bedroom, two-bathroom units of about 65–70 sqm. The smaller format dominates current resale supply. At roughly 27–30 sqm, the quality of the internal layout matters more than the headline size: storage, kitchen arrangement, balcony depth, bedroom separation and usable wall space can make two similarly sized units feel very different. The two-bedroom format is a different proposition, with enough area for a couple needing a work room, a small family or an owner who regularly hosts guests. Buyers should not rely on listing labels alone. Some current advertisements describe apartments in the high-20s or low-30s as studios even though the project’s standard room schedule describes that size band as one-bedroom accommodation. The physical floor plan and title documents should settle the question for the chosen unit.
The common facilities cover the basics expected from a city condominium: swimming pool, gym, lobby, lounge, garden space, meeting or shared-work area, parking, CCTV and 24-hour security. ZmyHome also lists key-card access and mail facilities. Those are useful features, but after several years of operation the more important issue is how they are being maintained today. A resale buyer should look beyond amenity checklists and inspect the corridors, lift areas, pool deck, gym equipment, parking pressure and general housekeeping. It is also worth asking the condominium juristic person for the current common-area fee, any outstanding debt attached to the unit, and information on planned major repairs. Public sources did not provide a sufficiently reliable project-wide current common fee for this dossier.
Pricing in September 2026 shows why The Space Condominium should be treated as a resale market rather than a product with one official starting price. A DDproperty listing published on 25 August 2026 was asking THB 2.39M for a unit of about 28 sqm, while FazWaz showed a higher lower bound for its own visible inventory. Different portals simply carry different stock. The lowest advertisement is therefore a useful market anchor, not a promise that an equivalent apartment is available to every buyer. Foreign ownership adds another filter. Thailand’s condominium rules allow foreign freehold ownership only within the statutory foreign quota, and some current listings in this project are specifically advertised as Foreign Quota. That is encouraging but not conclusive: the condominium juristic person needs to confirm the remaining quota for the particular transfer. Before paying a material deposit, the buyer should also verify the seller’s title, the condominium debt-clearance position and the documents required for Land Office transfer.

Ownership format
The project trades on the resale market as a freehold condominium. A foreign buyer can register freehold title only within the statutory 49% foreign ownership quota for the condominium building. Some current listings are explicitly marketed as Foreign Quota, but the remaining quota for a specific unit must be confirmed by the condominium juristic person before transfer. If quota is not available, any leasehold route would be a separate contractual structure and must be checked on the actual deal.
Unit types & sizes
The core format of the project and the majority of visible resale stock. At roughly 27–30 sqm, layout efficiency matters as much as size: buyers should check whether the bedroom is genuinely separated, how much usable kitchen counter exists, where storage can go and how the balcony affects the living room. Some resale portals label similar-sized apartments as studios, so the actual plan and unit documents are more reliable than the advertisement category.
A materially larger and less common layout. The extra area gives the household room for two separate bedrooms and a proper living zone, making this type more suitable for longer stays, a small family, a home office or regular guests. Current rental inventory confirms two-bedroom, two-bathroom units around 70 sqm, but the sources reviewed did not provide a sufficiently stable current resale asking range for this type.
Project profiles consistently describe 27–35 sqm as the one-bedroom range and 65–70 sqm as the two-bedroom range. Some current resale listings nevertheless call apartments of roughly 29–34 sqm studios. The dossier therefore keeps the established project-level room schedule while treating the exact configuration of any selected unit as a unit-level verification item.
