DreamVille Siem Reap is an under-construction master-planned township on National Road 6 in the eastern part of the Siem Reap metropolitan area. It is not a single condominium or one row-house phase. The published concept combines low-rise homes, live-work shop houses, future villas and condominiums, a major park, a school, sports and wellness uses, and everyday commercial services. Official project and developer materials state a total site area of 35.4 hectares. ADU's design portfolio rounds the scheme to 34 hectares; the registry follows the more specific 35.4-hectare figure rather than blending the two numbers.

The developer is confirmed as National Housing Organization Joint Stock Company, trading as N.H.O. DreamVille's own privacy policy identifies N.H.O as the project investor and the operator of the official website, while N.H.O's corporate materials list DreamVille in its portfolio. Atomy Global Group is presented as a strategic partner, co-investor and co-founder of the Cambodian initiative. It is therefore recorded as a partner rather than substituted for the developer. PLHD Partners, which appears in recruitment or sales contexts, is not treated as the project developer without equivalent corporate evidence.

The site is in Svay Chey Village, Trapeang Thum Commune, Prasat Bakong District, Siem Reap Province. Official posts place it on National Road 6 near the Third Ring Road and the access corridor to Siem Reap–Angkor International Airport; the Phnom Penh Post describes the land as directly opposite the airport access road. This is an eastern suburban corridor, not central Siem Reap on foot. Buyers should test actual trips to work, schools, healthcare and the tourist core at the hours that matter to them instead of relying on promotional drive-time claims.

N.H.O has said that the full master plan is intended to introduce more than 1,500 homes. That is a forward-looking township figure, not a count of completed or handed-over units. The official Gardenia section is the first product range described in usable detail, with Garden House and Garden Shop formats. Villas and condominiums appear in the broader product concept, but current layouts, launch dates and verified areas for those later components are not fully disclosed in the primary material reviewed. The unit cards below therefore contain only specifications that can be traced to the official project pages.

Groundwork officially began on August 12, 2025. At the research date the appropriate status is under construction: the available evidence includes photographs from the prepared site, a documented groundbreaking and project renders for the first residential and community elements. This is an early stage of a large phased district. Buying early may provide a wider choice of homes, but it also creates exposure to the delivery sequence for roads, planting, schools, shops and shared facilities. No single verified completion date for the entire township has been found, so the page does not present one as settled fact.

About 55% of the land, or more than 19 hectares, is described as green and shared space. In the groundbreaking coverage, N.H.O announced a target opening in the second quarter of 2027 and described a bilingual programme, sports areas, children's play space and outdoor learning facilities. That is an announced target, not proof that the campus is complete or licensed. Families for whom the school is central to the purchase should verify construction progress, the operating entity, licensing, age groups, fees and the actual admissions timetable before relying on it.

Public asking prices, payment terms and handover dates are inconsistent. Some agency pages advertise entry points around $38,000, while others start around $55,000 for a Garden House of roughly 77 square metres. Those figures refer to different products, dates and commercial structures. The accessible primary sources do not provide one current official price list that can support an honest project-wide starting price, so no price is inserted in the registry. The selected house, plot, phase, included works, payment schedule and stock must be confirmed immediately before reservation.

The ownership route also needs transaction-level legal review. The Phnom Penh Post reports a project representative's statement that homebuyers would receive hard titles, while one agency profile describes a CPLT or long-term structure for foreign purchasers. The two statements may apply to different buyers and different rights in land, but the underlying legal documents were not available for review. Before paying, a purchaser should obtain the source title, cadastral plan, construction approvals, the contract for the exact product, and independent advice on whether the proposed ownership structure is legally available to that purchaser.

DreamVille is best assessed as an emerging suburban township rather than a completed income asset with an operating track record. The concept's practical appeal is the planned combination of homes, substantial green space, education and commerce within one district. The material uncertainties are phasing, infrastructure delivery, the legal route for the specific buyer, final pricing and future resale liquidity. The investment case should rest on the contract, title evidence and site progress, not on claims of guaranteed returns, automatic price growth or future prestige.
