Official material presents Rose Apple Residences as strata-title housing and describes the office component as Siem Reap’s first strata-titled office space. These statements indicate the intended legal structure, but they are not a substitute for the documents attached to a selected apartment. Obtain the unit title, verify the registered owner, foreign quota, mortgages, restrictions, outstanding charges, boundaries of private and common property and the rules governing mixed-use areas. It is also important to understand which document regulates the four components and how common expenses are allocated among residences, offices, Commune and Forum.

Because the complex is completed and operating, construction risk has been replaced by operational risk. The relevant questions concern current management quality, façades and roofs, drainage during heavy rain, lifts, pumps, pool plant, fire systems, basement ventilation and the reserve available for major repairs. Open sources do not provide one current schedule covering service charges, utility tariffs and short-stay rules.
