Central Phuket Floresta is about 350 metres away, Central Phuket about 800 metres, and HeadStart International School roughly 550 metres. That is a strong everyday-living proposition for residents who use the island's central services. It is not a beach proposition, and buyers should value it on that basis.
Simple unit choice
The public plan mix is concentrated around 25 sqm and 28 sqm one-bedrooms plus a 51 sqm two-bedroom. With fewer layout families to compare, the more important distinctions become building, floor, outlook, furnishing package and ownership status.
Useful shared facilities
The confirmed amenity list covers swimming, fitness, co-working, gardens and security rather than an oversized resort programme. That is practical for daily use, but the facilities serve a 513-unit community, so peak-time usage and the exact building position are worth considering.
Construction is visible
As of late August 2026, major property platforms still show Escent Phuket as under construction and publish progress detail, while Central Pattana's corporate project list records transfer in 2026. The year is consistent; the month is not, which is why the registry avoids a more precise promise.
Foreign quota exists unit by unit
Recent listings identify selected apartments as Foreign Quota, and Thai law permits foreign condominium freehold within the 49% building-area cap. The useful conclusion is not that every unit is automatically available to a foreign buyer, but that quota status can be verified for a specific apartment before commitment.
About the project
Escent Phuket is a city-oriented condominium by Central Pattana Residence in Wichit, just behind the Central Phuket retail cluster on Muang Naka Road. It should not be read as a beach-resort development. The scheme is substantial: three eight-storey residential buildings, a separate two-storey facilities building and 513 units on a site stated in the official brochure as 6 rai 1 ngan 90 square wah. That physical setup tells you more than the lifestyle branding does. The project is designed around everyday access to Phuket's central urban services rather than walkability to the sea.
The address is the clearest reason to shortlist it. Central Pattana Residence places Central Phuket Floresta 350 metres away and Central Phuket 800 metres away. Other project sources place HeadStart International School at roughly 550 metres and Bangkok Hospital Siriroj at about 1.4 kilometres. For a household living in Phuket year-round, that can reduce the friction of school runs, groceries, medical appointments, shopping and weekday errands. The trade-off is equally clear: this is Wichit in the island's central urban belt, not Bang Tao, Kamala or another west-coast beach neighbourhood, so beach access is a drive rather than a walk.

The project is large enough that building choice matters. Its 513 apartments are spread across three buildings, each eight storeys high, and the official brochure identifies a separate facilities building. Buyers should therefore think beyond the headline unit size. A pool-facing apartment, an outward-facing apartment and a unit near lifts or shared areas can feel very different inside a project of this scale. The same applies to daily circulation: hundreds of apartments share the entrances, lifts, parking and leisure facilities. Escent Phuket is not a low-density boutique residence, and buyers who value quiet should inspect the exact stack and surroundings of the chosen unit.
The unit programme is unusually easy to understand. Public project material consistently shows three core formats: one-bedroom units of about 25 sqm, one-bedroom units of about 28 sqm, and two-bedroom units of about 51 sqm. Home.co.th also records one bathroom for the one-bedroom layouts and two bathrooms for the two-bedroom layout. There is no broad catalogue of large residences, penthouses or duplexes in the material reviewed. The product is clearly aimed at compact urban living, with the 51 sqm two-bedroom being the practical step-up for a small family, two sharers or a buyer who needs a proper second room.
Furnishing needs a unit-level check. The official brochure describes the development as fully furnished, and TerraBKK lists items such as a kitchen counter, built-in storage, sofa, dining set, shoe cabinet, TV shelf, wardrobe, vanity and bed base. Yet current assignment and resale listings are not uniform: some units are described as fully furnished while at least one listing is presented as unfurnished. That is not necessarily a contradiction in the original product specification; furniture packages can differ through assignments and individual resale circumstances. The safe approach is to verify the exact inventory attached to the selected contract rather than assume every unit now comes with the same package.
The amenity set is geared toward regular use. Confirmed features include a salt-water lap pool, children's pool, jacuzzi, fitness area, co-working and meeting lounge, a pavilion and a community garden. Security measures described in project material include double-gate access, licence-plate recognition, visitor management, facial access, digital door locks, CCTV and 24-hour guards. The official brochure states 174 parking spaces, equal to 33% of the number of units. That parking ratio is a practical constraint, especially for households expecting two cars or frequent visitor parking, and it deserves a direct check against the eventual condominium rules.
Delivery timing is the main factual point that should not be over-simplified. Central Pattana's residential asset list records Escent Phuket as a 2024 launch with transfer in 2026. FazWaz, checked in late August 2026, still classifies the project as off-plan and under construction with an expected completion in November 2026, while showing separate progress percentages for structural and other work. An earlier Thai project review cited August 2026, and some private contract assignments refer to late December. The sources therefore agree on 2026 but not on the month, so the registry keeps the year only.
Current asking prices are also very different from launch-era marketing. Early sources carried starting figures around THB 1.84M to THB 2.2M, but those figures date back to the launch period and should not be treated as today's purchase price. A FazWaz listing dated 25 August 2026 asks THB 3.05M for a 28.82 sqm one-bedroom, while a fresh 51.25 sqm two-bedroom listing asks THB 5.8M. The THB 3.05M figure is therefore used here as a lower open-market anchor on the review date, not as a developer quotation and not as a promise that equivalent stock remains available.
For foreign buyers, the project sits within Thailand's normal condominium ownership framework. Thailand.go.th states that foreign ownership in a registered condominium is capped at 49% of the aggregate condominium unit area. Recent Escent Phuket listings mark specific units as Foreign Quota and describe foreign freehold availability, but an advertisement cannot establish the remaining quota for every building or unit. The buyer should verify the selected apartment's quota status, the contract party, remittance requirements and transfer documentation before paying a reservation or taking over an assignment.
Escent Phuket therefore makes most sense when viewed as a specific urban-housing choice rather than a generic 'Phuket investment'. Its strongest attributes are the Central Phuket location, proximity to a major international school and hospitals, and a straightforward 25–51 sqm unit mix. Its constraints are just as tangible: 513 units create meaningful density, the official parking provision is only around one space for every three units, and the scheme is inland rather than beach-walkable. The right decision depends heavily on the exact building, floor, orientation and ownership status of the individual apartment.
Comparison shopping should follow that logic. A buyer whose weekly routine revolves around Central Phuket, HeadStart, Phuket Town and the island's central road network may find Wichit more convenient than a west-coast address. A buyer who defines Phuket living by walking to the beach will likely find the opposite. Escent Phuket does not need to be the 'best location on the island' to be useful; it needs to fit a city-centred routine. That narrower framing makes the project easier to assess against neighbouring condominiums and helps prevent lifestyle branding from obscuring the practical differences that matter after handover.

Condominium freehold can be registered to a foreign buyer within Thailand's statutory foreign quota, capped at 49% of the aggregate condominium unit area in the building. Outside available foreign quota, foreign freehold is not available; if a particular unit is offered on leasehold terms, that structure must be reviewed separately. Current Escent Phuket listings label some units as Foreign Quota, but the remaining quota for the selected building and unit must be confirmed before purchase.

The only confirmed two-bedroom family format. It is the more practical option for a small family, two sharers or a buyer who needs a dedicated second room. A 51.25 sqm listing dated 25 August 2026 asked THB 5.8M; that is a unit-specific market ask, not a project-wide price.
The official brochure and Thai project databases agree on the core 25, 28 and 51 sqm layout families. Current listings show more precise recorded areas such as 28.82 and 51.25 sqm, so the selected unit's contract and title documentation should govern. The brochure presents the project as fully furnished, while assignment listings may carry different inventories.
