That puts the purchase decision in a very different category from an off-plan launch. A buyer can inspect the actual buildings, compare several resale units, look at how the common areas have aged and judge the quality of day-to-day management. Construction timing is no longer the main risk. The more useful questions are whether the individual unit has been maintained or altered well, whether the juristic person is functioning properly and whether the building has adequately funded the work that an eleven-plus-year-old condominium naturally starts to require.

This is primarily a Phuket Town location rather than a beach-resort address. The project sits in Ratsada close to a major road junction, supermarkets and large retail centres; Sansiri's own project page highlights Central Festival and Lotus as part of the surrounding urban infrastructure. Chillva Market is also nearby, while Phuket Old Town lies farther to the south-east. For an owner who works in town, uses hospitals and retail frequently, or wants efficient road access to several parts of the island, that can be a practical setup. It is less compelling for someone whose idea of Phuket ownership starts with walking to the sand, beach clubs or a tourist promenade. Trips to the west coast, the airport and other resort zones are still road trips, so the value of this address depends heavily on how the buyer actually lives rather than on a generic idea of a 'central Phuket' location.

The original unit mix is unusually simple. Sansiri publishes one-bedroom units of 32.5–33.5 sqm and two-bedroom units of 55.5–57 sqm, with one bathroom shown for both original formats. The resale market is messier, as mature projects often are. Some agents label roughly 34–35 sqm units as studios even though the original project information describes the compact format as a one-bedroom, while several 57 sqm resale listings advertise two bathrooms. Those discrepancies may reflect seller labelling, later alterations or different interpretations of the interior layout. The practical conclusion is straightforward: buy the registered unit and the inspected space, not the headline in an advertisement. The title, approved plan, current partitioning and inventory of fixtures should all match what the buyer believes is being purchased.

The common facilities are geared toward everyday residential use rather than a resort programme. Sansiri lists an adult pool, children's pool, gym, garden and relaxation areas, lobby, common-area Wi-Fi, parking, CCTV and 24-hour security. Current independent project profiles also list two passenger lifts in each building. On paper, that is a sensible amenity package for a 387-unit city condominium. For a resale buyer, however, the list itself is less informative than the condition of those assets after more than a decade of operation. The pool surface, lift maintenance, corridor finishes, security systems, landscaping and parking discipline can tell more about the ownership experience than the original brochure. A visit at different times of day is useful because congestion, noise and parking pressure are operational issues that marketing material rarely captures.

The project has an active resale market as of September 2026. PropertyHub displayed multiple live offers, including a recent one-bedroom listing at THB 2.65M for about 34 sqm, while other one-bedroom units were priced higher and two-bedroom offers were commonly around the upper-THB-5M range and above. Those are asking prices, not an official price list and not a valuation. Renovation quality, furniture, floor, outlook, seller urgency and foreign-quota eligibility can all produce large differences between two units that look similar on a portal. The useful part of the current inventory is the ability to compare. A buyer is not forced to treat one available unit as representative of the whole project; several units can be inspected side by side and negotiated against each other.

There is also some secondary-market evidence beyond current asking prices. Hipflat records completed sales of approximately 34 sqm units in 2025 and 2026, including transactions marked as foreign quota. That does not establish liquidity, future appreciation or a guaranteed exit window, but it is more informative than a project supported only by agent advertisements. Rental portals simultaneously show a substantial number of units offered for long-term rent. Again, visible rental inventory should not be confused with proven demand or occupancy. For an investment case, the buyer should work from achievable rent for a genuinely comparable unit and deduct common charges, maintenance, vacancy, furnishing replacement and management before drawing conclusions about net return.

Foreign ownership is a unit-specific legal check, not a project-wide marketing label. Thailand permits foreign buyers to hold freehold condominium units within a statutory cap of 49% of the aggregate unit area in a registered condominium. Before transfer, the condominium juristic person issues evidence that the foreign quota is available, and the buyer normally needs bank documentation for qualifying funds remitted from overseas. Foreign-quota sales have appeared in THE BASE Uptown's recorded resale history, but that does not mean every current unit can transfer to a foreign buyer in the same way. Market databases currently publish a common-area fee of THB 55 per sqm per month and a sinking-fund figure of THB 500 per sqm, but those numbers should be reconfirmed directly with the current juristic office because operating charges and one-off assessments can change. In an established project, the quality of management, reserves and maintenance is part of the asset being bought; a clean apartment alone does not compensate for a poorly funded building.

Ownership format

A foreign buyer may hold a condominium unit freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area in the condominium. The selected unit needs a foreign-quota certificate from the condominium juristic person and the required bank evidence for funds remitted from abroad. If a unit cannot transfer within foreign quota, any alternative structure, including leasehold, should be assessed separately because it is not equivalent to freehold ownership.
