Why this project is worth a look
Very low entry price
Fly Bird is one of the Pattaya projects where genuine 2026 resale adverts still appear below THB 1 million. That matters because the opportunity is based on absolute purchase price rather than a projected return. The trade-off is condition: a cheap unit can require enough electrical, plumbing or renovation work to erase much of the apparent saving.
Four low-rise buildings
The complex is made up of four five-storey buildings, referred to by the resident community as A–D. The Department of Lands keeps four separate Fly Bird Condominium registrations. That makes the building identity important in legal checks, because the buyer is acquiring a title in a specific registered condominium rather than a generic share of the wider project.
Unit condition comes first
In a legacy condominium, two apartments with the same floor area can be very different purchases. Current stock ranges from renovated units to basic resale rooms, and the building age makes services and workmanship more important than staging or furniture. A technically sound apartment at a slightly higher asking price can be the better buy than the cheapest headline deal.
Foreign-name stock exists
Several 2026 resale adverts explicitly state foreign-name ownership, showing that foreign freehold transfers do occur at Fly Bird. That is useful but not transferable evidence for every unit. The 49% foreign-area quota must still be available in the relevant condominium at the time of transfer.
Official records matter
Fly Bird has unusually inconsistent portal data for such an established project, particularly around completion date and total unit count. The Department of Lands provides a stronger anchor for the four registrations and their registered unit numbers. Where a primary record is missing, keeping the uncertainty visible is safer than forcing the project into a cleaner but unsupported story.
About the project
Fly Bird Condominium is an older low-rise residential complex in South Pattaya and, in 2026, it is best understood as a resale market rather than a developer-led product. Public sources consistently describe four five-storey buildings. The resident information site refers to buildings A through D, while Thailand’s Department of Lands lists four separate condominium registrations under Fly Bird Condominium 1–4. Those official records show 220, 180, 170 and 160 registered units respectively, giving 730 units across the four registrations. That is materially different from the 360-unit figure used by one agency, so the government registry is the stronger basis for the project-level count, while a buyer should still match the title deed to the exact building being purchased.
The strongest reason buyers notice Fly Bird is price. Resale stock repeatedly appears below THB 1 million, which is unusual enough in central Pattaya to make the project relevant for very budget-conscious buyers. A DDproperty advert from April 2026 showed a 26.25 sqm studio in foreign name at THB 590,000. Fresher listings are higher: recent Dot Property inventory includes units around THB 800,000, and a September 2026 DDproperty advert asked THB 910,000 for another 26.25 sqm studio. That spread is typical of an old secondary-market building where renovation quality, furniture, ownership quota, floor, building and seller motivation can matter more than a neat project-wide price list.

Most visible stock consists of compact studios in roughly the 23–27 sqm range. Resale portals also show units described as one-bedroom apartments at about 26 sqm, plus larger two-bedroom examples around 52–52.5 sqm. The original launch brochure and complete historical floor-plan schedule were not recovered, so those labels should be treated as current resale descriptions rather than proof of the original design. In a project of this age, internal reconfiguration is plausible but should not be assumed. The practical check is the registered unit area, the actual layout, and whether any alterations that matter legally or structurally are properly documented.
Age changes the due-diligence priorities. In a new condominium, buyers often compare master plans, facilities, warranties and developer track record. At Fly Bird, the condition of the exact unit and building can be more important. Electrical systems, plumbing, windows, moisture, balcony condition, air-conditioning and the quality of previous renovations can vary significantly from one apartment to another. Current listings include both renovated units and cheaper stock sold in more basic condition. A low purchase price can stop being low very quickly if the buyer immediately has to replace services or undo superficial renovation work.
The location is urban South Pattaya rather than a beachfront resort setting. Thailand YellowPages gives the address as 584 Moo 10, Nong Prue, Bang Lamung, Chon Buri 20150, while other property listings use Soi Regional Land Office 3 or the Thepprasit Soi 10 area as the practical locator. Gecko Properties places the project at 12.91494, 100.87907. This puts the complex in a dense, everyday part of Pattaya with local markets, convenience shopping and road access to the city centre. That can work well for a resident or long-term rental tenant who values affordability and access over a resort atmosphere. It is less compelling for a buyer whose priority is walking straight to the beach or having hotel-style common areas.
The shared facilities are simple but repeatedly supported by independent sources: a communal swimming pool, open parking, 24-hour security and CCTV. Some agency pages also mention on-site shops. The project should not be compared with modern Pattaya condominiums that compete on large gyms, coworking lounges, landscaped decks and new building systems. Fly Bird’s proposition is more basic: a central urban address and a low resale entry price. Buyers who want polished common areas and a newer building envelope may find that simplicity a poor fit even if the purchase price looks attractive.
There is useful official evidence behind the project. The Department of Lands has separate records for the four Fly Bird condominium registrations, and a 2025 question-and-answer page on the Department’s own site refers to the Fly Bird condominium juristic person. That helps distinguish the complex from poorly documented legacy listings. However, the public chronology is inconsistent. Department of Lands pages for buildings 1 and 4 show registration on 5 March 1992; My Pattaya Real Estate states completion in Q3 1993; FazWaz, Hipflat, Cornerstone and several syndicated portals use September 2000. With no primary handover document recovered, the defensible project-level statement is simply that the condominium is completed, while the exact original completion or handover year remains unresolved.
The original developer is another unresolved point. My Pattaya Real Estate attributes the project to Fly Bird Condominium Co., Ltd. A Thai corporate-data service, citing the Department of Business Development database, shows a company with the matching Thai name registered in 1989 and later liquidated. But no primary project document was found that directly links that company to the Pattaya condominium. For that reason, the developer field is intentionally omitted rather than presented as certain. For a resale purchase decades after construction, the more immediate legal questions are the seller’s title, the condominium juristic person’s certificates, outstanding common charges and the ability to transfer the chosen unit to the buyer.
Foreign ownership is possible in principle because this is a registered condominium, but it is not automatic for every listing. Thai law limits aggregate foreign ownership to 49% of the total unit area in a condominium building. Current Fly Bird adverts explicitly market some units in foreign name, which is useful evidence that foreign freehold transfers do occur in the project. It still does not guarantee that the quota is available for the next buyer on the transfer date. The juristic person’s foreign-quota confirmation and the title documentation for the exact unit should therefore be part of the transaction check, not an assumption based on another apartment in the same complex.
Running costs also need current confirmation. DDproperty adverts quote THB 3,000 per year for common fees, and My Pattaya Real Estate publishes the same annual figure. Thavorn Asia Property instead states THB 15 per sqm per month. These figures should not be averaged into a synthetic number: they may reflect different dates, buildings, charging methods or seller information. A buyer should obtain the latest fee schedule and a debt-free certificate for the unit. In a low-priced resale, even modest common charges, special assessments or arrears can materially alter the economics.
Fly Bird therefore makes sense only for a fairly specific buyer profile. It can be attractive to someone seeking a very low-cost Pattaya base, a compact long-term rental unit, or a renovation opportunity in an established city location. It is less suitable for someone who wants a new-build experience, a fully traceable developer story, resort-grade facilities or a uniform standard across the project. The complex is not difficult to understand once the marketing is stripped away: the opportunity is price and location, while the work is selecting the right unit and verifying the old-building details that matter.
Ownership format
A foreign buyer may hold a unit freehold if foreign quota remains available in the relevant condominium building. Thai law caps aggregate foreign ownership at 49% of the total unit area in a condominium. Fly Bird resale adverts do include units marketed in foreign name, but quota availability must be confirmed again immediately before transfer.
