Spanish Place is fundamentally a five-floor, multi-building estate rather than a single high-rise tower. That distinction matters in a resale transaction. The market sees one recognisable development, but the title deed for a specific unit belongs to a particular registered condominium building. A buyer should therefore match the unit number, building, registered condominium name, title document and foreign quota before treating the listing description as complete.

The recurring project-level figures are 720 units and five residential floors. A number of property databases describe 12 low-rise buildings, which is the version most commonly attached to the 720-unit complex, although several Sukhumvit Asset Management records refer to a 10-building project in notes attached to certain assets. The Department of Lands adds another layer by listing numbered Platong Spanish Place Pattaya condominiums as separate registered entries, several with 60 units each. Rather than forcing those records into one neat marketing diagram, the safer reading is that Spanish Place is a multi-building estate with legal registrations that need to be checked at building level. The stable project-level figures are therefore 720 units and five floors, while the exact building count remains a documented discrepancy that should be checked against the relevant registration.

Location is one of the clearer reasons to consider the project. Government asset records and current property sources place it on Sukhumvit Road, Nong Prue, Bang Lamung, Chon Buri. Older and newer project profiles also describe two access directions, one from Sukhumvit Road and another toward central Pattaya near the Pattaya Klang retail area. Spanish Place is not a beachfront condominium: published project profiles put the sea roughly 2.0 to 2.2 kilometres away. The trade-off is different from a beach project. Residents gain direct access to a major city artery and central Pattaya services without paying purely for frontage, while the exact building position inside the compound can materially affect road noise, the walk to the gate and the feel of the immediate surroundings.

Completion dates need context. FazWaz, Dot Property, PropertyScout and several other portals use 1998 as the project completion year, with FazWaz specifying October 1998 and another resale specialist citing the first quarter of that year. Department of Lands records, however, show individual Platong Spanish Place Pattaya condominiums registered earlier: one example was registered in February 1992 and another in December 1995, with additional numbered registrations appearing across the wider series. The sensible interpretation is that 1998 is a market-level completion date for the broader development, not necessarily the legal registration or construction date of every building. For a resale buyer, the building-specific registration, maintenance history and present physical condition matter more than a single headline year.

The developer history is also unlike a new launch with an active sales office. A 2012 notice from Thailand's Office of the Consumer Protection Board links the Spanish Place Pattaya Condominium project to Spanish Place Pattaya Condominium Co., Ltd., formerly Palang Sap Co., Ltd., and records that the company was placed under absolute receivership in bankruptcy proceedings. Major current portals often leave the developer field blank. That history should not be turned into a claim about today's building management, but it does explain why a buyer should not expect a current developer to provide warranties or a single project information pack. This is a secondary-market purchase where the unit title, debt-free certificate, foreign ownership letter and current condominium juristic person are the relevant transaction documents.

Pricing illustrates how mixed this resale market is. As of 1 September 2026, Sukhumvit Asset Management lists a specific 32 sqm residential unit at THB 657,000. Its own disclosure says the asset is sold in its existing condition and that a buyer needs to investigate possession and related issues before purchase. On the conventional brokerage market, a 32 sqm unit on Dot Property was asking THB 950,000 and had been updated in August 2026, while a 55.26 sqm one-bedroom unit was listed at THB 1.42 million. FazWaz also shows a 64 sqm studio at THB 1.7 million. These are not points on one developer price list; they are separate resale properties with different sellers, legal quotas, fit-outs and transaction conditions. Any 'from' price should be used only as a lower anchor before checking the actual unit.

Unit descriptions are not completely standardised across the resale inventory. Government-linked asset records show 32 sqm apartments described as one-bedroom units, while private listings may describe similar compact spaces as studios or simply omit the bedroom count. Larger examples exist as well: a current Dot Property listing gives 55.26 sqm for a one-bedroom unit, while a FazWaz resale presents 64 sqm as a studio. That inconsistency is a useful warning. There is no current developer unit schedule to rely on, so buyers should work from the registered area on the title deed, the actual floor plan and the physical layout rather than assuming that every portal uses the same room-type terminology.

The common facilities are straightforward rather than resort-like. A communal pool, parking, 24-hour security, CCTV and a reception or lobby area recur across FazWaz, Dot Property and other project profiles. Some agents mention additional features, but the repeated core set is modest. That can suit buyers who value a practical city condominium and do not want to pay for a long list of newer lifestyle facilities, but it also means the property should not be compared feature-for-feature with recent Pattaya resort developments. FazWaz and Gecko publish a common-area fee reference of about THB 20 per sqm per month; some SAM records for individual units instead state an approximate THB 500 monthly figure. The current charge and any seller arrears should be confirmed with the juristic person of the exact building.

Foreign ownership is possible, but building-level verification is central here. Thailand's Department of Lands states that foreign ownership in a registered condominium cannot exceed 49% of the total unit area, and a current Spanish Place listing explicitly advertises a unit in foreign name. Yet the existence of separate condominium registrations means one unit's status cannot be copied to another building. A foreign buyer should obtain the juristic person's foreign-quota confirmation for the exact unit and registered condominium before transfer. If foreign freehold is unavailable, any leasehold alternative needs to be documented for that specific transaction rather than assumed from general market practice.

Spanish Place therefore works best as a value-led secondary-market proposition rather than a polished new-development story. It offers central Pattaya access, low-rise living, a large established residential environment and unusually low absolute asking prices in some parts of the inventory. The other side of that value is due diligence. Building identity, title area, quota, common-fee position, possession, renovation quality and the condition of common areas can matter more than the project headline. For a buyer willing to inspect those items carefully, Spanish Place can be a rational way to buy usable space in central Pattaya. For someone who wants a turnkey new-build experience, developer warranties and uniform specifications, it is the wrong type of product.

The most useful way to compare units here is not simply by price per square metre. Two apartments with the same registered area can differ in legal quota, floor, renovation quality, furniture, position inside the estate and whether the sale is a normal owner resale or a special asset-disposal process. One current THB 950,000 listing, for example, advertises foreign-name ownership, while the THB 657,000 institutional asset carries its own possession and condition disclosures. That difference is more important than a small numerical price gap. A shortlist should therefore record the exact building and title details alongside the asking price, then compare physical condition and transaction complexity on equal terms.
