Phase one sits off Thappraya Road, giving it a more central daily-use profile than villa estates on Pattaya's eastern fringe. The advantage is access; the counterpoint is an established urban environment, so traffic, neighbouring buildings and the feel of the exact street should be judged at the property itself.

Every resale is different

The original range ran from three to six bedrooms, but age has made condition and alteration history more important than the old model name. Renovations, extensions, pool work and building systems can create a large gap between two superficially similar houses.

Simple shared amenities

The well-supported common facilities are security, CCTV, parking, landscaped areas and a communal pool. That is enough for a residential compound, but it is not the amenity programme of a new resort-style villa launch; current management charges and maintenance standards need property-level confirmation.

A clearly identified phase-one listing provides a THB 7.8M lower asking-price reference, while other stock is much more expensive. That distinction matters because Grand Thanyawan Home 2 is a separate neighbouring estate with its own completion date and housing stock. The strongest cluster of sources for the first phase identifies Ratanakorn Asset Co., Ltd. as the developer, gives a total of about 54 detached houses and villas, and places completion in August 2008. Older databases also carry conflicting 2000 and 2003 records, so those dates are treated as unresolved legacy data rather than blended into a single estimate.

The setting is urban rather than suburban. The project sits off Soi Thap Phraya 15, between South Pattaya, Pratumnak and the route toward Jomtien, with a published address of 391/5 Thappraya 15. Phase one and phase two are also mapped as separate neighbouring residential areas. In practical terms, this is quite different from newer villa compounds farther east of Pattaya: daily access to central districts, Pratumnak and the Jomtien side is comparatively direct, but the surroundings are already built up and traffic is part of the trade-off. It is not a beachfront project. Dong Tan Beach is the nearest major beach landmark at roughly 1.6 km.

The housing stock is not uniform. Project profiles describe original configurations with three, four and six bedrooms and give an overall usable-area range of roughly 150–400 sqm. The same records show plot sizes ranging from 18 to 150 square wah. Those figures are useful for understanding the breadth of the estate, but they should not be read as a current specification sheet for every resale. After many years of occupation, individual houses have been renovated, extended and fitted out differently. Current listings already show bathroom counts and internal areas that depart from the original model descriptions, while private pools are present on some houses rather than something that should be assumed for every property.

That resale character is central to the buying decision. In a new development, buyers spend much of their time comparing construction stages, payment schedules and promised specifications. At Grand Tanyawan Home, the condition of the actual house carries more weight: roof and waterproofing, electrical work, plumbing, drainage, air-conditioning, pool equipment, exterior finishes and any undocumented alterations can materially affect both the purchase budget and the first years of ownership. Two houses that began with a similar layout can now be very different assets. A viewing and technical inspection therefore tell you more than the original project description ever could.

Shared facilities are relatively straightforward. Across the better-supported project records, the recurring items are gated security, CCTV, parking and landscaped common areas; the phase-one profile also identifies a communal swimming pool. Buyers should think of it as a mature residential village with essential shared infrastructure rather than a new resort compound built around a large clubhouse and extensive leisure programming. That may suit owners who want their space inside the house and plot rather than in common facilities. Public sources do not disclose a reliable current common-fee schedule or the maintenance condition of every shared element, so those points belong in the due-diligence file for a specific property.

There is no meaningful developer price list today because the project trades as resale stock. As of 17 September 2026, a live listing explicitly referring to Grand Thanyawan Home 1 showed an asking price of THB 7.8 million for a three-bedroom house with 260 sqm of indoor area. Other listings grouped under the project were materially higher, reaching roughly THB 16–17 million. The spread is not surprising in an older villa community: land size, renovation standard, actual usable area, private-pool condition, furniture and title structure can matter more than the original bedroom label. A buyer comparing value should therefore benchmark like-for-like houses rather than rely on a project-wide price per square metre.

Ownership requires particular care because this is landed housing. The public project records do not establish one uniform tenure structure for all homes, and no title deed for a specific property was available in the project-level material. Thai law generally restricts direct foreign ownership of land, with a narrow statutory route under Section 96 bis of the Land Code for qualifying residential acquisitions subject to substantial investment and official permission. That exception should not be treated as the normal route for a villa purchase. For an overseas buyer, the legally relevant documents are the title to the land, the seller named on it, the status of the building and the lawful basis on which the land will be held or used in the proposed transaction.

In other words, Grand Tanyawan Home is more compelling as an existing city home than as a packaged investment product. Construction risk is no longer the issue; property-specific risk replaces it. The practical questions are whether the chosen house has been maintained well, whether past alterations are documented, how the estate is currently managed, what recurring costs owners actually pay, and whether the land-and-building structure works for the buyer's nationality and transaction plan. There is visible resale activity, but these houses are not interchangeable units in a condominium tower. The individual asset matters enough that due diligence should be built around the exact house, not around the project name alone.
