Jindaland has been completed for years, so buyers can inspect the real street environment, common areas and housing stock before committing. The risk profile is therefore about the individual resale property and management quality, not whether the estate will be built.

The original line-up is unusually easy to read: a 142 sqm single-storey three-bedroom home and a 200 sqm two-storey three-bedroom home. Resale value is then driven by the actual plot, upgrades, maintenance and documentation rather than by a maze of unit types.

Indexed resale asks vary materially and the major portals checked show no confirmed live stock in the project. A credible valuation has to start with the specific house, land area, condition and legal package rather than a generic 'from' price.

Land structure first

Foreign buyers should resolve the land position before treating the house as a normal freehold purchase. Title, seller rights, building ownership and any lease structure need to be checked at property level.

Buyers looking for a detached home with land and road connectivity may find that sensible; buyers expecting a walk-to-the-beach address, cafés outside the gate or a central Pattaya routine should treat it as a different product category altogether.

The project has a traceable land-allotment identity. The registered allotment is named Jindaland and is associated with JINDA LAND & PROPERTY CO., LTD. in Khao Mai Kaeo, Chon Buri. The land record covers 26 rai and 10 square wah and carries an application date of 13 July 2011. Residential project directories report completion in July 2016, so the estate is no longer a development-stage proposition. A buyer is dealing with completed houses and individual resale histories, not with construction promises or an off-plan payment schedule.

Two numbers appear repeatedly and they describe different layers of the estate. Residential directories describe 95 homes, while the land-allotment record lists 119 plots. Those figures should not be collapsed into one unit count: an allotted plot is not necessarily a completed residential house and may relate to roads, shared areas or other parts of the subdivision. For the public project record, 95 is the most consistently reported residential count. For an actual purchase, the decisive information is still the title and boundary of the specific parcel being sold.

The original house range was straightforward. One standard model is a single-storey three-bedroom, three-bathroom home of about 142 sqm. The larger model is a two-storey three-bedroom, three-bathroom home of about 200 sqm. Project descriptions also give two parking spaces and plots from roughly 60 square wah. That relatively simple base plan is useful on the resale market because the important differences are likely to be property-specific: plot size, renovation quality, extensions, landscaping, maintenance and whatever previous owners changed after completion.

Shared facilities are closer to what you would expect from a gated residential estate than from a full-service holiday complex. Repeatedly listed features include a communal swimming pool, clubhouse, landscaped common areas, 24-hour security, CCTV and parking. Buyers should inspect how those facilities operate today rather than relying on the original feature list. With a completed estate of this age, the quality of current management, maintenance and fee collection matters more than the launch brochure.

Road access is central to the location. Published directions approach the estate from the Pong intersection, continue along Route 36 and Route 3240, then turn onto Highway 331, with the project reached after the Khao Mai Kaeo junction. Wider-area reference points include Rugby School Thailand, Thammasat University’s Pattaya campus and the Pattaya Country Club and Parichat International Golf Links. None of that makes Jindaland a walkable urban address; it makes it a practical base for households that are comfortable driving between home, school, work and services.

Open-market pricing needs careful handling. As of 22 September 2026, the major project portals checked do not show confirmed live stock inside Jindaland. Secondary Thai listings still provide useful historical anchors: asking prices found in the search set include THB 2.59M in November 2025, THB 4.4M in July 2025 and THB 5.5M on a listing updated in May 2026. A bank-owned property had also been marketed at THB 3.04M and is now marked sold. These are not interchangeable comparables because land size, condition and legal details differ, and some ads have expired.

That is why there is no reliable project-wide 'starting price' in this dossier. A current Jindaland purchase should begin with the individual house rather than a headline number. Buyers should compare the land area, registered title, house condition, renovation record, any extensions, community dues and the status of common-area management. If a resale has been substantially altered since the original handover, the physical house on site should be reconciled with the documents before price comparisons are treated as meaningful.

Foreign buyers need to separate ownership of the house from ownership of the land. Thailand generally restricts direct foreign land ownership, subject to narrow statutory exceptions with specific investment and approval requirements. A detached house in Jindaland therefore does not work like a foreign-freehold condominium purchase. The structure for the underlying land, the seller’s rights and the legal status of the building all need to be checked for the chosen property. A long registered lease can be part of a lawful structure, but renewal promises should not be treated as if future terms were already registered.

For owner-occupiers, the clearest fit is a household that wants a detached three-bedroom home, values private outdoor space and accepts driving as part of normal life. The single-storey plan can be attractive where stair-free living matters; the larger two-storey plan provides more internal area without changing the basic family-house format. The estate is less compelling for someone whose definition of Pattaya living is beach access, nightlife or everyday errands on foot.

For investors, the project should be underwritten as a resale house rather than as an income product. There is no verified developer rental guarantee, no current off-plan discount and no single project price list. Returns will depend on the acquisition price of the specific house, its condition, land size, tenant demand in Khao Mai Kaeo and the eventual resale market. The limited number of indexed listings may simply reflect a small secondary market; it is not enough evidence on its own to claim either strong scarcity or weak liquidity.

The advantage of an established project is that most of the physical questions can be answered on site. The road is there, the houses are built, the common areas can be inspected and the surrounding district can be experienced before committing. The trade-off is that due diligence shifts from construction risk to property-specific issues: technical condition, documentation, maintenance history, land structure and the realism of the asking price. For Jindaland in 2026, those checks matter more than the language used to market the estate when it was new.

Ownership format

A foreign buyer should not treat a house purchase here as automatic freehold ownership of the underlying land. Thai law generally restricts direct foreign land ownership except for narrow statutory exceptions. For any resale at Jindaland, the land title, the seller’s ownership of the building and the transaction structure need property-specific review; a registered residential land lease is generally limited to 30 years per registered term, and any renewal promises must be assessed separately.
