The core project data most consistently available today describes 81 homes and a 2009 completion date. Public databases do not agree perfectly: one established Pattaya agency gives 2005, while duplicate profiles using the spelling Chock Chai Garden Home 3 show 2001 and 80 units. The Thai project name, neighbourhood and project street line up closely enough that these appear to be conflicting records for the same estate rather than a clearly documented separate phase. For the registry, 2009 and 81 units are therefore retained as the best-supported working figures, with the conflict disclosed rather than averaged away. For long-term living, the simpler setup can be perfectly functional, provided the estate is being maintained well. The practical question is the current management reality: what the common fee actually is for the house being purchased, whether there are arrears, what services it covers, and how the shared roads, pool and security are funded. One industry profile publishes a THB 20 per sqm monthly common-fee figure, but no primary estate document was found to confirm that this rate applies uniformly today.
Location is a major part of the trade-off. The estate sits around Boonsampan / Soi Khao Noi in Nong Prue, commonly marketed as East Pattaya. This is a residential, road-oriented part of the city rather than a walk-to-the-beach address. Local shops, markets, restaurants and everyday services are available around the neighbourhood, while trips to central Pattaya and the coast are typically made by car or motorbike. Buyers who prioritise a detached home, three bedrooms and more private space may find that balance attractive compared with similarly priced central condominiums. Anyone whose daily routine depends on walking to the beach, a major shopping centre or nightlife should treat the location as a limitation rather than a detail. A viewing at the time of day you expect to commute is more informative than a single map estimate.
The estate remained an active resale and rental market when checked in September 2026. The lowest active asking price found was approximately THB 4.79 million on a duplicate-spelling Chock Chai Garden Home 3 profile; a parallel Chokchai Garden Home 3 project page showed asking prices starting at roughly THB 5.5 million, with larger or upgraded homes listed higher. The spread is believable for a mature housing estate and should not be compressed into one ‘project price’. Land size, renovation, furniture, private-pool additions, seller urgency and title quality can all move the asking price. The lowest figure is therefore an entry-point reference, not a promise that an equivalent house will still be available. Price-per-square-metre comparisons are particularly weak here because listing size conventions vary and the land component is significant.
Land rights are the key legal distinction for an overseas buyer. This is not a condominium where a foreign purchaser can simply acquire a freehold unit within the statutory foreign quota. Each house sits on land, and a foreign buyer should not assume that the underlying plot can be registered directly in their name. Thai law provides only narrow exceptions to the general restriction on foreign land ownership, while an ordinary registered lease of immovable property is capped at 30 years. Some individual resale records in this estate mention a Chanote title, but that evidence belongs to those specific plots and should not be extrapolated to every house. Before a deposit is paid, the selected property’s original title, encumbrances, seller authority and any material extensions should be checked. Nominee ownership structures are not a substitute for a lawful, documentable solution.
The project is widely attributed to Chokchai Group. Secondary developer databases also connect Chokchai Garden Home 3 with Roumchok Pattana (Pattaya) Co., Ltd.; the company appears as an active entity in Thailand’s official environmental database. A primary project website or original Phase 3 brochure naming that legal entity directly was not located. For an off-plan purchase, that gap would require much heavier emphasis because the developer would still owe the buyer future construction. Here, the property is already built and the immediate transaction counterparty is the current owner of the chosen house. Developer history remains useful context, but title verification, seller identity, common-fee status, approved alterations and the physical inspection carry more weight for an actual resale decision.
Ownership format
This is a landed housing estate, so a foreign buyer should not assume direct ownership of the underlying land in their own name. The land title, rights to the house and lawful transaction structure must be checked for each resale individually; an ordinary registered lease of immovable property in Thailand is limited to 30 years.
