The estate is already built and occupied, so a buyer can inspect the actual house, street, traffic, common areas and neighbours before committing. That removes construction-delivery risk, although it replaces it with the need for careful technical inspection of an older resale home.

Baan Sirisa 16 is relatively compact for an East Pattaya housing estate. The smaller scale makes the exact position of a resale house within the community meaningful and easier to assess than in a much larger suburban development.

Three original designs

Goldstone, Amber and Topaz give the project a documented starting mix from about 130 to 184 sqm of usable area. Resale houses may no longer match their original specification exactly, which is why the registered and measured areas should be checked unit by unit.

Useful shared facilities

A communal pool, clubhouse, gym, garden, security and CCTV are repeatedly listed across project databases. Buyers get a private-house format without giving up all the infrastructure normally associated with a managed residential estate.

Title needs scrutiny

Some resale portals label homes as freehold, but that does not by itself solve the foreign-buyer land issue. The land title, seller’s ownership, encumbrances and the legal structure for land and building should be reviewed before any deposit is paid.

Baan Sirisa 16 is an established detached-house community in Nong Prue, East Pattaya, just off Pornprapanimit Road. The project is tied consistently to Sukniwate Group: the developer still lists Sirisa 16 among its housing projects, while major property databases identify the same developer and the same 58-home scheme. This matters because today’s buyer is not choosing from a uniform batch of newly released houses. The market is mainly resale, so every available home has its own condition, plot, renovation history, furnishings and asking price.

The project’s appeal comes from combining a private house with a modest set of shared facilities. Current project profiles consistently show a communal swimming pool, clubhouse, gym, landscaped common areas, 24-hour security, CCTV and parking. It is not a beachfront resort and it does not operate like a serviced residence. The proposition is more residential: a house and land environment inside a managed estate, with enough communal infrastructure to make daily living easier than in a completely standalone house.

Goldstone is listed with 3 bedrooms, 2 bathrooms and about 130 sqm of usable area; Amber with 2 bedrooms, 2 bathrooms and about 158 sqm; Topaz with 3 bedrooms, 4 bathrooms and about 184 sqm. Home.co.th also records original plot ranges of roughly 70–85, 76–92 and 87–100 square wah respectively. Those figures describe the developer’s original product, not necessarily the exact configuration of a resale home in 2026. Owners may have extended kitchens, enclosed terraces, added pools, changed internal layouts or altered the built area over the years.

Resale pricing currently starts in the low-THB-7-million range. On 1 September 2026, Dot Property showed asking prices from about THB 7.15M and FazWaz showed stock around THB 7.2M and above, while other agency listings clustered closer to THB 7.4M–7.5M for the lower end. The THB 7.15M figure used in the registry is therefore a market floor observed on the check date, not a developer offer or a guaranteed transaction price. Availability, furniture, registered land size, renovations and transfer terms all need to be reconfirmed for the selected house.

There is a genuine discrepancy over the completion year. DDproperty and ZmyHome state 2013, while PropertyHub gives 2015; the accessible developer page does not publish a completion date that resolves the conflict. Rather than manufacture certainty, the dossier treats Baan Sirisa 16 simply as completed and long established. For a buyer, that is the more useful frame anyway: the due diligence is about an existing structure, an existing community and the present physical condition of the estate, not the delivery risk of an off-plan development.

The location is clear even though street numbering varies across databases. Pattaya Prestige Properties gives 222/3 Pornprapanimit Road, Nong Prue, Bang Lamung, Chon Buri 20150 and its embedded map resolves to approximately 12.933226, 100.938148. Hipflat uses 519/178 on Pornprapanimit Road. Both point to the same Nong Prue / East Pattaya project area. We use the 222/3 address together with the mapped coordinates for practical navigation and flag the alternative number so it is not mistaken for the registered address of a specific resale plot.

This is a car-oriented East Pattaya location rather than a walk-to-the-beach address. The surrounding road network is more relevant to everyday life than beachfront proximity, and the project suits buyers who expect to drive to central Pattaya, schools, larger shopping areas and the coast. FazWaz places Pattaya railway station at roughly 3.2 km from the estate. That inland setting can work well for full-time or long-stay living, but it is a different lifestyle from Jomtien, Pratumnak or central Pattaya where the beach and tourist amenities may be the main reason for buying.

Foreign buyers need to separate the ownership status of a resale listing from their own legal ability to hold the land. Some listings describe houses in Baan Sirisa 16 as freehold. That can describe the seller’s title, but it does not mean a foreign individual can simply register the underlying land in their own name. Thailand generally restricts direct foreign land ownership, subject to narrow statutory exceptions. Before paying a deposit, the buyer should see the land title, ownership chain, encumbrances and the documents for the building itself, then structure the transaction within Thai law. We did not find a reliable project-level source confirming the specific land-title class used across Sirisa 16, so no title type is claimed here.

The developer’s page still shows a THB 7.5M starting figure, but it should be read as historical project information rather than proof of fresh developer inventory. The practical market today is resale. That has an advantage: buyers can inspect the actual street, check common facilities, judge traffic and noise, and examine the exact home before committing. The trade-off is variability. Two houses that started as the same model may now differ significantly in maintenance quality, extensions, pool condition, landscaping, furniture and future repair cost.

The live listing market also shows how much variation now exists inside the estate. In September 2026, public asking prices ran from the low THB 7 millions into eight figures, while Pattaya Prestige Properties showed rental examples around THB 37,000–47,000 per month for different homes. Those numbers should not be converted into a project-wide yield: the houses differ in size, plot, condition and furnishings. They are still useful as a comparison set. A buyer can see what the market appears to charge for larger land, extra bathrooms, upgraded interiors or a better-positioned home rather than relying on one headline asking price.

Due diligence should therefore start with the exact resale property, not with the project profile. The physical house should be matched to its title and plot documents, later extensions should be checked for proper documentation, and only then should the asking price be compared with other Sirisa 16 listings. Whichever completion year proves correct, these homes are more than a decade old, so a technical inspection has real financial value. Roofs, waterproofing, air-conditioning, pumps, electrical systems, plumbing and private-pool equipment where fitted can materially affect first-year ownership costs. That is normal for an established resale house and should be priced into the decision rather than treated as an afterthought.

For a serious shortlist, bedrooms alone are not enough. Plot shape, internal position within the estate, drainage, roof condition, signs of moisture, electrical and plumbing systems, private-pool equipment where present, and the quality of any later extensions should all be checked.
